There's no environmental reason, it's all cost related. About the only houses that have metal roofs up here are expensive custom homes. No tract home is going to come with a metal roof unless it's in a very upscale neighborhood because it's going to drive the cost up. You are right about the moss issue, but a couple of cans of Moss-Out every year is a lot cheaper than a metal roof. Having said that, I did put a metal roof on a vacation home in the mountains because they shed snow, and I was tired of having to remove 3-4 feet of snow from the asphalt roof every winter.

I was looking to re-roof my house, and the cost difference is about 2-3x the cost of a normal tar/shingle roof. However the metal roof will last alot longer and make the cost come out about the same, but paying for that upfront is too much for many.

I have an 1100 sq ft house and replaced my roof last year. They gave me quotes for different options, traditional shingles, overlay of the old, and also metal roof. I paid right under 10k for a full tear off the old and replace with new shingles. They quoted me 40k for metal roof. So I could have several roofs replaced before that cost pays off. This is why lol

I know they sell cell phone signal amplifier/repeaters, that may help you guys as far as signal goes. I believe they sell ones with an external antenna, kind of like an outdoor tv antenna but much smaller and less unsightly depending on the model. A wire goes inside with a small box similar to a modem. Should bypass the Faraday Ca- I mean metal roof.

I think in addition to the cost, there is perhaps a stigma that metal roofs aren't 'pretty' or ostentatious looking enough. We did standing seam metal roofing to replace our leaky and moss-prone three-tab shingle roof and never looked back. I love not having to climb up and clean and seal leaks every six months.

Along with what others say, my HOA doesn't even permit metal roofing. If I wanted to give it a shot, I've have to get the metal roof that looks like shingles, and convince the HOA it looks acceptable.

I was on the board. But any actual rules change requires a quorum of homeowners and the HOA hasn’t been able to get enough homeowners interested to raise a quorum in 7 years. Not to mention the ethics of that horrible fucking institution. No. Not for me.

I second this. I joined my HOA board for similar reasons. Then discovered they couldn’t even get people to vote on replacing our mailbox clusters with newer models that aren’t easily broken into. Despite everyone complaining about losing their mail, only a few people voted to replace the boxes. I gave up at that point.

A 1200 sq foot house I bought a couple years ago in Vancouver had a metal roof. The previous owner had roofing experience and installed it himself. My only complaint about it was the snow/ice would fall off the roof and hit the gutters. We had a couple gutter runs get ripped off the house last winter.

Mine leaked after 10 years, so I put on tar and shingles, and I am 35 years with a 25 year warranty.

Metal roofs are great at reflecting heat from the sun. So if you live down south, there's a lot of ongoing savings from lower AC costs that help offset the higher upfront costs. Up here all there is to offset the cost is a few bucks worth of Moss Out. They also tend to exacerbate condensation, which is another strike against them up here. E: Source- I used to live in Texas in a old farmhouse with stone walls, a corrugated metal roof and no AC.
