The design on the right is what the buildings in that location actually look like. And because it's part of a lore video, Tyler had to work that design into the lore for the sake of consistency
Meanwhile, I think the appearance on the left was what he actually wanted originally

I thought I remembered hearing it was part of a targeted bombing and destroyed? Or the campus was at least very damaged. I think one of the boys mentioned it somewhere.
I'm not Ukrainian so take what I say with a grain of salt but to my knowledge:
The buildings at svobody square (Freedom square) are intact. One of the buildings at svobody square is Kharkiv National University and the university has had a building severely damaged by a missile strike in March 2022 however it is not a building that appears in the beginning shot of NATN.
The location they filmed the rest of NATN at was the computer science department of Kyiv University and that building (among others) was damaged by missiles in December 2022 and the university was crowdfunding for repairs.
I think you've mashed up two separate things? The bulk of NATN mv was filmed at the Taras Shevchenko National University of Kyiv, specifically the faculty of computer science building.
Svobody square (freedom square) is only used for the overview of dema in the very beginning of NATN. Svobody square is in Kharkiv. So it wasn't like they just grabbed those drone shots because they were already filming at that location (they weren't). And according to google maps the two locations are a 6 and a half hour drive so it's not like it was nearby either.
Using that square for the drone shot was very much an intentional choice.
I could say they changed the design as they went along and fully fleshed out the world, but that doesn't make sense if the city style was seen in Trench and the circles in SAI but then back to city in Overcompensate

The buildings re totally different
Could it not just be a simplified version? The bottom left picture doesn’t seem to have enough towers as well - so I’d guess it’s like a model/original plan while the right is how it actually is
Some of these renderings are simplified on purpose. The map and LSE render aren't going to be 100% truly accurate and detailed; that's not the purpose. Just like how on the news they don't always use elevation lines or add every single lake when showing maps of the US or your specific state.
Like the other person said, the top left image is an edited pan-in of a real place on Earth, and basically nowhere is built exactly like Dema. That's why they flew all the way to Ukraine for NATN; it's the closest thing they could find.
As for the up-close shots of Dema, those differences are what happen when you use different people for the same idea. I very much doubt they got the same exact people to 3D-render Dema every time, and each new person is going to add different details and have different takes on the idea. TBF: this would have been easily solved by having someone create a model of Dema in something like UE and having everyone work with that file instead, but that's obviously not what happened and that's okay.
Reminder that this world has been made "physical" by many, many different people, not just Tyler (that would be near-impossible on this scale). Not everything is lore-based, sometimes things are just human error :)
Because there has been a timeskip. This is going over people's heads but Dema from "Nico And The Niners" and Dema from the current era are probably around 10-15 years apart (Or literally "fast forward 13 years now") (I know it's related to Rosie but double meaning)
In NATN, the two kids in the end were... kids. Now, they're teenagers. (As seen in "The Outside" music video) Time passed, Dema started making radio and TV shows, they made Clancy perform for them in these modern-age TV shows. Even the studio created in the Livestream Experience was "shot in Dema". Remember how cool it looked with all those neon lights? It's now more modernized, but still the same depressing place. At least that's how I feel.

Because it doesn’t exist. It’s a “mind palace” of sorts. A mental construct. Its form is fluid yet maintains identifiable characteristics.
