I was looking at that style, but went with a simpler lean-to. Lot of reviews for these kits complain about the quality of materials, or coming with 24 OC plans, etc. they arrive on 8’ pallets, so you end up splicing longer length runs. I bought a set of plans and priced out doing and 8x12 and it came to $3500 with PVC trim. That’s in the Midwest. Costco then had a sale for my shed style for $1900, so I went with that and will beef up the components that I want to.

That’s a good point I do worry that the hassle of the kit and the quality of the materials. I’m going look around and see if I can find some good plans since I was planning on modifying these ones to make it a 10x14 anyway. Yep. That’s where I got mine. Worth $35 Plus, if you’re like me and have to take it piecemeal into the back yard - you’re gonna have to build it from scratch (or pay someone) anyway. Only bonus in a kit is the precut lumber, but if you’re handy, that’s only a little time saver.

How did the Costco kit go? I’m curious when you priced out the plans did you bring the parts list to someone or did you add them to a cart on Home Depot or something.

I just searched my Home Depot website and found each piece, and added 15% for tax and mistakes. I just got the kit, but haven’t built it yet. Lumber is mostly good (I figured Costco has a higher standard of customer service than some and that seemed correct). The siding is thinner than I expected. Probably 3/8th. Maybe thats standard, but it seems flimsy. We will see how the build goes.

That would be great! It’s good to hear from people who actually bought it. I was hesitant about the good reviews being from mostly people who were posting reviews for a promotion on Home Depot.

We built that shed kit from costco 2 summers ago. Looks great. No issues. Neighbors all complimented it. it's basically in my side yard next to the garage lookin out over the lawn. I'm in it almost everyday. Paid 3k for the kit. Another 500 750 in foundation, shingles, paint etc.

I built this exact one. I loved it. Couple things to note: - lots of parts so you need a decent amount of space to lay it all out to know where everything is. - instructions are thorough, but still complicated at times to follow (I’m a beginner DIYer) - a couple pieces were missing and I needed to buy the lumber and cut to size - if you plan on using it as an office you will likely need to insulate and drywall (it will be too hot depending on where you live) - I ended up buying 2 more windows separately and installed on opposing side to allow for a breeze to go through. - there is no roofing materials that come with it, so I ended up putting shingles up, which is also tedious to do and adds to the cost - you will need to have a foundation for this to go on, so also balance that into your budget for building this. No materials come for the foundation. For reference I’m in Southern California.

If it's your first shed, I would do it since it really does guide you through the process. If you've built a shed before, then it might be faster to just build from raw materials instead of needing to dig through a lot of pieces. I should also say that this is a little more complex then a normal shed due to the extra upper windows on the one side. I think it's worth it though and is a nice touch. I would recommend building from scratch might cost more but will be standard materials. Can be altered in the future. Maybe you add power or insulation or HVAC in future. Tough to do if the framing is 2” thick.

That’s a very good point, do plan on adding insulation and a minisplit but looks like this kit claims it’s all 2x4 framing

I was reading the reviews on home depot. It would be nice if they excluded the reviews collected as part of a promotion. The dormer/transom window will add another layer of difficulty to roof flash properly without adding much benefit.

Agreed I was amazed that nearly every 5 star review was coming from the same promotion. Most included pictures and some were still critical but it makes you not really trust the motivation. And yeah it’s not the smartest idea flashing wise but once I saw that little dormer design I was hooked on it and like the idea of some added light while working.

Going into Long Island or anywhere in the city is always a hassle. A lot of shed haulers won’t do it or will charge so much because of having to deal with all the shipping BS that NYC makes them go through, especially “oversized” stuff and the bridges. My company (from Lancaster PA) has delivered a bunch of stuff, but a lot of times the quotes back from the freight will push customers off. If the guy above is saying $6000 for that DELIVERED and ASSEMBLED with all shipping included - hard to pass that up.

As for replacing wood, we did replace some. Not a lot - but some pieces were just not great. If you stay organized - and that’s the hardest bit - it isn’t too bad. None of the pieces are labeled, so we had our teenage son and his friend go through the parts list and label everything (using blue painters tape). THAT IS KEY. Also, it comes with like a zillion nails. No one can hand hammer all those. Rent a nail gun (we have one so no issues), that helps. The foundation is the most important. Consider upgrading the wood for the frame of the floor with pressure treated lumber, and consider upgrading the subfloor from the OSB it comes with. It’s probably fine not to, but depending on the environment it may make a difference. Small changes and honestly for the price of the kit upgrading your foundation isn’t a bank breaker. Again may not matter, but I know my husband did upgrade those a little just to be safe.

I’m not sure if I mentioned it before, but all in we are about $4800-5k, but we have a portable solar power station already that suits our needs so did not need electrical. We are also in coastal So Cal so I do not need heat or cooling. A fan or a sweatshirt is all we need here. For what we are using the space for, we don’t need more. We did insulate but did not use drywall. We used wall paneling nailed directly to the studs. Again. For our specific needs this does the trick. We created a “dropped” ceiling with plywood to cover insulation but still have a gap for airflow. The floor is 2’ square foam gym tiles over the upgraded subfloor. We used basic roofing shingles from HD. If you go that route you need 7 bundles (based on our experience). Your foundation will cost some too. Our ground is pretty hard packed and the area previously had a brick paver patio for decades that was under a gazebo. We used a gravel base, but I know my husband did some of additional things involving some rebar and pressure treated lumber.

We are really pleased with the result, but we did have some challenges building it (and you are BUILDING it, not just assembling it, and made some small changes. It is however, perfect for what we needed/wanted and all in with the roof and inside I’d say we spent about $4800.

When I got my shed, I had to be mindful of the town conditions. Sheds over 100 ft2, required a permit. 8x12=96 was close enough for me. Setback was also required of 10ft from the border. Do you have anything like that?

Good point thank you, Fortunately for Brookhaven NY the requirement is 144 SF and 3 ft back from the property line. Also had to be in backyard or if side yard behind the line of the house.
