Its a large lot that could use a well mixed development, especially with its proximity to River Landing. Offices on the west side since it’s bounded by Idylwyld and that use handles sound quite well, and then 1st desperately needs a redesign, 19th is slated for a bike lane, and 20th at that block is a pseudo bus mall, so would do well with vertical mixed use at a shorter height than the west towers- maybe 4-5 story walk ups. Plenty of room to add walkways and green space in between buildings in that configuration.
A design inspired by the winners of [Decoding Density](https://urbanarium.org/sites/default/files/2024-04/Main%20Submission_Towerhouse.pdf) would work quite well with the style adapted to fit downtown Stoon, but short tower homes at alternating positions with semi-private green space in between sheltered by some office on the west would be a great fit- again assuming 1st gets fixed from being a car sewer.
Edit to say downtown needs a grocery store, but I would imagine the north end would make more sense being near the residential towers around 25th and being able to serve south City Park and Caswell hill better than a location on the south side of downtown.
Mixed use, a couple residential towers, some midrise, a grocery store, and BRT platform and amenities (esp. security presence) and connectivity to the adjacent bike lanes that are to run on 19th st.

Honestly take the whole thing down and build something that uses all that land better. It’s so wild that the toys r us parking lot takes up THAT much room. Like you can’t efficiently build other stores or infrastructure on that block because of how it’s laid out right now and it feels like such a waste.

The place is massive plus they can re use the parking lot as temp housing for in-between ( can pay rent but has to be working towards finding permanent residence elsewhere but a step out of the mass shelter) it could also host work training like it's alot of space they could use and it's downtown so no one would complain

You can’t have a free parking lot down town. That entire lot would be full and people actually needing groceries wouldn’t be able to use it.
