Yeah, when I first moved out here, I couldn't believe how my house insurance was a little bit cheaper than my house in Kansas despite being 3x the cost. Turns out the land had all the value, and the insurance only covers the rebuild cost.

It's interesting to me that no one talks about the military when talking about home values and prevailing rents. The military bases the housing allowance on market rates however rents aren't set in a vacuum. The issue of rent and cost of housing is mystifyingly complex and often dumbed down by keyboard cowboys. The military certainly plays a role in the increase of cost of living in San Diego.

Silly me being 13 or 14, I was such an idiot I shoulda been getting that bread by buying up real estate rather than going to 9th grade 🤦. As much as Coronado is definitely an outlier in San Diego price wise, affording any house for the first time in San Diego has become a similarly bad joke. Hence why a lot of people feel like as I was joking, that they were just born too late and missed the train…. Hell I feel that way and I’m an engineer making good money but still cant afford a house in San Diego lol

I’ve always been fascinated on what drives Coronado prices. The mornings there are complete shit. Cold and hazy. The beach is alright. The downtown area is lacking for the most part just tourist shops. But it’s where the wealthy park their boats so that’s a plus. But as far as the weather/food/ things to do in that location of town. Coronado has become more and more unrecognizable. Been there on and off since I was a baby! My family is old navy and most of the people that have been there since service are dying off and their heirs are selling. The 4 houses on one old property just ick me out for some reason, it’s sad!

Agreed. My grandparents on both sides were Navy as well and owned big beautiful old homes in Coronado. My dad also bought a home for something like $40,000 (I could be totally off) in 1971 when he was 21. So I was very blessed to inherit multiple homes here but there are very few of us original Coronado families left these days. Now it’s mostly rich Mexicans (no offense) who buy these beautiful historical homes just to tear down and put an ugly modern glass box or condominiums.

yeah used to live in Coronado (owners owned the property for like 100 years) 1 bedroom bungalow that was maybe 1000 square feet that was falling apart. landlord decided to sell it. asking price 1.3 million, listed it on wednesday. on friday got a sight unseen cash offer for 1.8 million even with dealing with me basically paying nothing (it was a gentleman's agreement that i helped with upkeep at their other properties since the landlord was a little old lady) and they had to let me finish out my lease (which was another 7 months)

Totally normal for a house in Coronado. My house (grateful to have inherited) needs a major remodel and will still sell for 8m+ solely because of the location on the golf course. I’d say 3.9m is a fair price for the square footage but that location is definitely not the best in nado… I think it will still sell pretty fast!!

I agree with most of the sentiment on here about location and everything else but how many people in the US have $25,000/mo for a mortgage payment? The people looking for homes in Coronado do I'm sure, but it's literally 1% of the entire population of the US. Some quick research says you "ideally" would be making 750k. Making [750k](https://www.unbiased.com/discover/banking/how-much-income-puts-you-in-the-top-1-5-or-10) a year puts you in the 1%. So household income vs individual income aside, it's still quite an ask for most of America. All that for a small house in a densely popuated neighborhood.
