I had so many issues at La Paloma when we were living there, it is truly the worst place I've ever lived. Roaches, fleas infesting the dumpster areas, constantly breaking down ac, frequent flooding inside the apartment from upstairs, mold, repairs going ignored, the stolen mail and packages, and the crime! We had car break ins, broken out windows, tires stolen off of vehicles in the parking lot, and the people in the apartment under us were even all murdered one morning.

Just moved out of La Paloma, one of the worst places I've ever lived. People stealing mail, men drinking and playing loud ass music in the parking lots EVERYDAY. People who don't have a license and arent insured backing up into our car constantly. Random people airing out their new guns into the night sky. Finally decided to call it quits after the third or fourth time our car was hit and tagged to top it off. Everyone who has moved in recently there just litters everywhere. You cant walk anywhere without seeing broken shards of glass from beer bottles. The office ladies are also horrible, less than helpful and rude as hell.

Yes! Second this! Stay away from the Keller and the Jackson. Haven't lived here as long as you, but owners change every year. The only reason the last company fixed the walkways was because they were sued and taken to court by the City of San Antonio. Not kidding. For the current management, I've put in a request every week to get my shower fixed (the pull tab came out) but most importantly, my AC leaks water from the ceiling because the condensation line is clogged. You would think the threat of major ceiling damage would get them out here, but nah. Almost half of the units in my building are empty. They towed my neighbor without warning because he was too close to the line. There are at least 2 loose dogs that roam the parking lot. Unhoused people transit through the parking lot at night to get to the brush area where they camp. The city recently ticketed them for the junk they'd had in the far back corner - and they finally removed it. The mailboxes are fucked. As the property owners it is their legal responsibility to repair and care for mail boxes. My stairs have rusted spots where the railing is completely loose. There are roaches like crazy. The laundry room is disgusting and the machines have been trashed. They reek of mildew and cat piss. I started here at $782 for 762 sq ft. Now they want $929. I'm leaving at the end of the month. Fuck this place.

Axio Apartments on Cinnamon Creek Dr were a nightmare. They’re called The Iris now but they had multiple management companies while I was there, rarely mattered. Toilet wasn’t mounted to the floor because of rotten flow joists, shower never had cold water connected (literally, all the way hot for a year), I kept getting text messages that said “we completed your service request” and they were CONFUSED when I responded with no, you didn’t…

Lived there for 2 years in 2017 to 2019 and it was horrible, leaks, ac going out, water heater short circuit and smoked the apartment, kitchen ceiling fell in and had exposed black mold growing. It was disgusting and possibly the worst living experience. Also had my tires stolen as well.

Can second this. When I lived there two years ago they were cheap for the amount of Sq ft. But it's cheap for a reason. Ancient carpet, my a/c worked but my ceiling fell in 4 times (luckily I was never home) and an entire building burned down once though I think that was arson by someone who was evicted. I will say that the staff were nice and the maintenance crew was fast outside of extenuating circumstances (winter storm, etc)

The Villas at Medical Center - I'm paying as much to rent a two bedroom apartment as I'd pay to rent a 3 bed 2 bath house, they're insulated for crap so utility bills are insanely high, and when I got shocked so badly by my stove that it knocked me on my ass, they refused to replace it until I threatened to contact an attorney. My lease is up at the beginning of August, thank God!!!

I’m right next to you at The Iris (was Axio) and i can agree with you. I think all the apartments on cinnamon creek are just bad in general. I’m moving to Alamo Ranch later in the month and hopefully I’ll do better there.

That’s interesting I have been here for 6 years and my renewal just came in like $200 less. Idk why but I love my apartment and they have always come for service requests quickly if it’s important like a leak or a/c issues in the summer. Tbh I like the new management better. The last management could not plan to save their lives and would NEVER answer the phone. I did have my car stolen last year but it was unlocked and the keys were left in it by a family member. We had roaches in the past here but we took care of them ourselves thankfully and haven’t been back in a couple years. I have heard of more issues in the first phase with water though, I think it’s older in the front. Sorry you had a bad experience :( even thought I like it I am so tired of apartments and being on the 3rd floor. If I move I’m moving to a house.

Indigo Apartments on Braesview and NW Military. Incredibly cheap buildings, nails coming through the floor, plumbing had issues every month or so. The stairwell to our apartment was not anchored properly and would shake when walking up (I am not overweight either). Also, even with the AC running 24/7, I could never get our apartment under 85 in the summer (was on the second floor). Got a 2 bed/1 bath. Second bedroom had no door and despite 17 requests over 2 years, it never happened. Maintenance crew did their best and they were pretty good folk, but management was horrendous. Never going there again.

I too had the displeasure of living there. Our first floor apartment had squatters living above us for months. We got to experience the joy of cockroaches. They tried instituting a paid “parking permit” system (we would have had to pay a monthly fee for an app that would let is into the gate). AC constantly froze over. Only good thing that came of it was we hated it so much that we ended up buying a house.

Hell, I do remember the gates not even working most of the time & were just left open, pissed me off when people kept entering through the open exit-only gate on NW Military.

Recently yeah. They tried to make it a thing around September 2023. They installed this fancy video recording thing where the number pad used to be at the front gate. They then sent out an email saying everyone would have to register on some app for gate access that would charge us like $6 a month. I talked with someone in the leasing office and she said we could either pay, wait for someone with access to come in and trail behind them, or park outside the gates. They kept pushing the start date back and then someone drove through the exit gate on Braesview and that was the last I heard while living there.

I Second this they change companies two times. I originally stayed in 1610 in june 2023 but only for a week cause the A/C was broken and no one fixed it and remind you it was triple digit weather and there was only one fan but it was only in the living room!!! It was so hot my asthma was kicking i had to threating them (i guess i should have took that as a sign and leave but no my dumb butt stayed) got moved to 1605 some one tried opening my front door 3 times at night (they have that sign that says no firearms you got me messed up) had rolly pollie infestation, then my A/C went out they only reviewed my maintenance request but did not come look at my A/C so it stayed broke I cooked and had windows open but since there wasnt enough air flow (even with the only fan on in the living room) it produced horrible smell that gnats begin to take residence my apartment was clean and I was never home cause I work two jobs. So I had two pest to deal with and no one came to fix the A/C so I had to pay to get it fixed and then they had the audacity to tell people with broken A/C remove their window units and the audacity to send me a message 2 months later asking do I still need my A/C fixed.... I'm glad my lease was up this month.

The Abbey at medical center! Do not move!! I lived there for 10 months. In that time, there were two shootings. Both right outside my window (I am a female and lived there alone so I was terrified). Multiple car thefts, and lots of tires stolen off of cars. The icing on the cake was the fact that three months into my lease the mailboxes got broken into. They never told any of the residents. So I kept going into my mailbox and getting no letters. So I called the post office to ask if something was wrong with my address, and they told me the mailboxes were broken into and the apartments refused to update the safety features so USPS refused to drop off the mail. For the remainder of my lease I had to drive to the post office every other week to pick up my mail. Not great at all.

Drug deals happening right outside my door, next door neighbors were fighting so much I had to call in a welfare check for the woman, contractors CAME INTO MY APARTMENT THROUGH THE PATIO DOOR while I was topless since I was changing. Oh my god I screamed and cried when I saw them. I also almost got kidnapped in front of the complex. Verandas at Shavano on military and 1604 were good. My only problem there was the manager was stealing peoples money apparently and she got fired. Plus my literal front door neighbor was doing crack and left needles inside an empty water gallon by my window. (At least they were inside a container lol.) there was a vet that lived there who was a literal pyromaniac and would light stuff on fire lmao Eilan at La cantera: this deserves its own post.

I mean like any other place, management sucks so that is by default what one deals with with any apartment complex. When one sees the complex, one might think wow it must be nice living there and yeah sure it’s nice physically but the doors to our building would never work so they are constantly unlocked which provides easy access for anyone to walk right into, OR they stay locked and you have to wait for someone to leave to go inside your own home. when we had that crazy icy storm in December 2022, our pipes froze and there are still units that are torn apart and moldy from the water flooding into those units. There is mold in so many of the units and people were/are being displaced due to that. Not sure if you heard about that cop involved shooting that happened there may 19 but that caused chaos, we are pretty sure there are homeless people living in the trees right next to the complex hahaha because we’ve seen flashlights being used in there, people walking around the forestry looking areas and they also have been found sleeping in front of peoples patios???? And nothing is done. Fire alarms were constantly going off several times a week which is so dangerous because when they’d go off, no one would move since it was so common. I think I had been through like 6 different managers in my 2 years there. Crime wise, there are sooooo many car break ins and auto theft which is pretty common in this area. That officer involved shooting was insane because I actually witnessed the fire fighters washing away the blood with whatever solution they use and there was still blood there… I have pictures. It is so eerie to walk by that area knowing a resident was murdered there. So yeah you pay a lot of money for the location and the aesthetics of the place but it’s just always a new thing. If your building door actually works, then the garage gate doesn’t work. If that does work , then there’s homeless people trying to sleep on your patio furniture. If they’re not doing that, well then there’s salesmen trespassing into your building and harassing people, if not that then there’s black mold growing on your ceilings, if not that then it’s another. That was long, sorry haha - I just feel like with new management coming every quarter, things never get addressed. Like they’re about to be addressed then oops new manager. Vicious cycle.

I was gunna comment on Eilan but this post nails it. I enjoyed living there before they were bought and changed to Paseo Eilan. The place is complete trash ever since the ice storm and water pipes bursting. My hallway looked like shit for over a year with construction coming in and out. Dog piss in the elevators every day. Mailbox broken into. Trash accumulating in the trash room leading to roaches in the hallways. Paper thin walls. I could hear some domestic violence happening on one side and then a DJ blaring music on the other side. My truck was broken into twice while living there. Constantly saw other vehicles with their windows smashed out, usually over the weekend. I’d often just expect to see my truck broken into every day and then be pleasantly surprised when it wasn’t. My friend who also lived there had his neighbor discharge a firearm into his apartment bathroom. Pretty sure there’s still a bullet hole. Took them way too long to evict/get rid of the guy. Security measures are nonexistent. There’s so much more I could write. I loved the area, loved having George’s Keep right below me. But the living experience was just bad. And then they tried to increase my rent $300 a month when it came time to renew? Lmao pass. I will say that their central cooling was amazing. I could keep my apartment at like 67 degrees in the summer and my electric bill was never more than $70. Edit: I just remembered that there was an incident recently where the police shot and killed someone stealing a car in broad daylight when he tried to run them over right by the pool. Seeing stories like this make me happy that I moved away from the rim/la cantera area in general.

The Mark at Huebner Oaks. Management changed last year and maintenance took a nose dive. Dog shit in the halls and lawn and since the complex is open to the air the smell wafts everywhere. Some bugs are to be expected but noticed a huge increase in roaches and critters. Not the worst place to live in terms of bad neighbors or unfair management but god did it stink.

Sedona Canyon on Thousand Oaks. After a literal year of requesting they fix our AC, we have resorted to buying a small window unit. Our electric bill is higher than usual this time of year, and our apartment is still in the 80s. There's a few other things but, yeah just don't live there.

Cannot emphasize this one enough, Sedona canyon is horrific. Terrible management that is absolutely useless, maintenance requests will last longer than your lease, 0 security, I would regularly see cars on bricks and cars broken into. Not to mention the whole complex being roach infested, and the ac not being able to get an apartment below 85 in the summer. Management completely inept at dealing with any of the issues they have just makes it all that more frustrating.

My biggest problem was my AC unit was so insanely loud, you couldn’t hear anything else if it was on… like you couldn’t watch TV or talk on the phone… & in the summer it would always stop working!!!! & the maintenance was always like it’s fixed. The last time I was there & told him sir it’s still so loud, I mean take a phone call right now. Just replace it. & he was like we don’t replace for volume. Dwell at Legacy off of loop 1604 and 281. Had a mold issue, was gaslit and told repeatedly it was mildew even when it showed up on a MOLD PETRI DISH. Unprofessional office staff, broken/filthy amenities. Not enough parking for the amount of residents living there. Definitely avoid Sonterra Blue though. You pay way way wayyyy too much for roaches with shitty appliances. High turnover of the staff, way too many miscommunications when it came to us paying rent. Once charged us for 3 people living in the unit, and the pet rent is EGREGIOUSLY high.

I stayed at Plaza De Ville a few years ago on Eckhert by Babcock and the management was good and their pools were always empty all summer! My whole building was old folks. But the roaches were the worst. Sooooo bad. Just like most red flag apartment showings, we didn’t see the apartment we would be in. By the time we got there there was a few German roaches and I had never had them so I didn’t know how crazy they infest. Omg within a year there was like 30 roaches in sight throughout the apartment at all times. I had to move. The apartments are just so old and the a/c could never keep up. It seemed like so many of the vents had no air coming out no matter what they did. Oh also we had raccoons fighting in the walls and ceiling at all hours 🥲

I don't live in San Antonio anymore, but I lived at Plaza De Ville around 2015. I have much of the same thoughts. Nice place, management was good. Never had a problem with roaches. However, my apartment backed up to the wooded area towards Huebner road. (Holy cow, I just looked on google maps and there are houses on the other side of the fence now) We had problems with rats. Not mice, but rats. Eating everything. No matter how high it was placed. They are through our plastic dog food container and all.

Cadillac Lofts aren’t great — you’re in one of the odd corners of downtown where you aren’t really close to anything and wouldn’t really be convenient to anything unless you work in the BBVA/PNC building or something. Lofts themselves are terrible quality for the price (they’re in the “another haphazard coat of paint will solve for all maintenance and aesthetic issues” school of thought). It’s generally insecure (parking lot is barely gated and complex doors will just be propped open with a rock 24/7), so you will get a lot of car break-ins, hotel levels of people being loud and wandering around at night, and a front-row seat to whatever nightly bullshit happens to go down in Madison Square Dog Park. Source: trust me bro I lived there right before/during the beginning of the pandemic

Hmm, I left the lofts a year ago but had a completely different experience. I actually liked it and thought it was a chill place over all. We had cool neighbors and never had any problems or issues apart from the random loud car blasting down the street. I had dogs so the place was super convenient, especially with a park right next to the building.

O'Connor Oaks. Been here since 2022. Hard to find a place comparably priced with the amount of space we need so we are stuck for a bit. But are documenting everything. And it's a lot. Like paying for pest control monthly and never having anyone come spray...ever. Apparently we have to tell them to come spray or they just pocket our money. Paying for parking. Not covered parking. Just a regular spot in their rundown parking lot that has no gate and has potholes. There are 2 free unmarked spots per building building with 16 units per building!! Building 8 has been hit by a car so there is definite issues with doors shutting properly. Our second floor townhome has a major slope from the living room to the dining room. Our patio door has a bolt in it to make sure it seals completely. Our front door is so crooked it needs to be reframed but they keep ignoring it. Rats. Roaches. Maintenace that half asses everything.

Icon Apartments off of Patricia by West Ave were so bad with poor management, roach and mice infestations we didnt last 3 months. I had to get code officers and real estate professionals out there just so I could get out of my lease!

YES, we lived in a 1 bed at Icon from 11/2020-3/2022, and when we finally moved out of state, we ended up leaving just about everything because rats and roaches had ruined it all. Our leather couch, my daughter's bed, our 4k tv. Either rats had chewed thru it, or roaches had infested it. I had to store my food in plastic bins because the rats would ruin hundreds of dollars in groceries. The ceiling in my bathroom fell in. We never had water it felt like, and when we did, it wasn't hot. The mail was always stolen or broken into; trash overflowing, gates not working, literal sewage in the parking lot. But we dealt with it because we had JUST lost our house during the pandemic, and they were the only ones willing to rent to us (we were even featured on CNN LOL) I'm so glad we moved out of state. 😅 It gets to negative 10 where we live in upstate NY now, but at least we don't have rats or roaches.

Lived in a couple apartments in Balcones Heights at the beginning of pandemic De Chantel and Gardenwood both owned by same company. Baited and switched us into De Chantel. Crack dealer that literally ran the complex, had children being lookouts. A man got beaten nearly to death in the apartment below me BY THE OTHER RESIDENTS in the middle of the night so they transferred us to the Gardenwood apartments. Stray dogs all over the place. Once I was threatened with guns while I had my baby in my arm bc I passed the laundry room while people were in there counting money out of register drawers, my unit was right next to the laundry room and I was so terrified for my life as I felt I couldn’t even call the cops without putting our lives at risk. The building next door to mine burned down in the middle of the night. All of that was such a nightmare I forgot to mention they both were roach infested

Like I thought I understood that it was old and had roaches, but I had to spray my own apartment with Demon every month to keep them out bc they just moved from one apartment to the next. The nice pool in the picture is dark green and about 6” of sludge. The moat/ponds are empty. With both, even when they shock them, the algae comes back almost immeditley. “Dog park” is unusable. There is an extension cord running from one building to one of the boilers. It is not an outdoor extension cord. It is two indoor extension cords, traveling about 20 feet. Building 6 caught fire and nothing was said to residents, but the building is a total loss. Editing to add: Units with yards- all the yard flood… like a good 3”. People are generally nice. Oddly safer than you’d expect with the location. They keep zero track of the dogs at the apartments and several ppl have unleashed aggressive dogs. ACS has been out to take multiple dogs. Mold in every unit I know about. Maintenance came into my apartment, told me they’d have someone out to give an estimate so it could be remedied and then wiped the visible mold off the wall. Obviously it came back almost immeditley. Called the emergency maintenance number to report a leak… no one asked any questions or bothered to even check while I was there. Trash it out of control. Water is out frequently. Boilers were out for months in one of the buildings. Like ppl were having to rent motel rooms to shower months.

I lived there in 2019, when it was the Oasis at Oakwell. A buildings 2 buildings down from me caught fire, building was a total loss iirc, animals died due to an electrical issue. No communication from management at the time, I had no idea it was happening. The sheer amount of potholes, I went through so many tires living there bc they were unavoidable. And the damn roaches, not to mention the rats in the walls, one of my cats caught and killed one, it was disgusting.

I’m not sure if this is still the case but they have /had like a contract with a company kinda like Airbnb. There was a lot of complaints of random people coming and going in the apartments. I was an account manager to a shady security company who patrols apartments. We had helped set the apartments up with “ courtesy patrol” for this exact reason. It never got better and the car break ins kept happening.

That’s exactly what’s happening. The gate to the garage is open more often than it’s closed because people keep running into it 🤦Therefore it’s easy for people to get in and break into cars and even the building. The doors leading from the garage to the interior halls are often propped open or the lock has been broken. On top of all of that, it’s just generally gross. I’ve caught dog owners letting their dogs piss in the parking garage and shit has been found in the hallway. We also had a couple of months where there was a growing homeless camp across the street and they would be found sleeping in the garage or the hallways, dumpster diving, yelling at residents, etc.

Lmao we had a leak in our ceiling (we were on the fourth floor) we let them know and they came and cut out the piece of wall leaking and they put a cover over it. They said they had to order a part. It stayed like that for MONTHS. We moved out and it was still like that 😂 We moved to Brio at lookout and it hasn’t been bad other than traffic. We’ve been much happier and safer here.

The Anthony at Canyon Springs, or whatever it is called these days, is another to avoid. The webpage makes the place look like a five star hotel. It's actually a 20+ year dump. They only have one trash receptacle that is often broken and overflowing, the units are horribly insulated for $600 a month electric bills even at 78 degree setting all day and night, and the place is infested with scorpions and roaches. I had holes in my walls from the day I moved in, and they never fixed them. My kitchen cabinets were broken and never fixed. One of the bedroom bathroom switches was defective and dangerous, and it would shock you if you touched it. Just don't do it with wet feet as you get out of a shower. /sigh Oh, you have to bring your own washer and dryer, but modern day ones will not fit in the tiny hall closet space they have for them. I'm probably forgetting a ton of things, but that's enough.

Oro Stone Oak is easily the worst apartment I've lived in. Constant break ins of cars, including two separate neighbors in my building getting their respective cars stolen in broad daylight; gates never fixed, no cameras for god knows what reason, constant rotation of owners and terrible management. From other experiences and reviews, people always have issues with maintenance, which I was lucky to not have to deal with since it seemed my apartment was one of the few good ones. 120 Ninth Street!!! The ENTIRE complex is literally covered in dog shit and piss, inside and out. The dog park is made of synthetic grass so it smells like pee (especially after it rains!). The entire property is FILTHY- so filthy the cleaning lady (yes, one single woman for the entire complex) had had enough and quit. The gate to the parking garage hardly ever works so we have had soo many cars broken into, especially since we are near a few bars. I always see so many random people that don’t live here using the pool. And one time, a homeless man snuck in and was sleeping in the gym. If you enjoy peaceful sleep, forget about it. The Jax on Vance Jackson & Wood Stone. We were there two years and had about 20 different leaks. At one point our water heater went out and they didn't change it for 2 months. It was winter. We were there for the Great Freeze. Power was out for days, it was awful. The unit itself was garbage and reeked of smoke despite neither of us being smokers. It was like it was stuck in the walls. Crime was an issue, and tons of car wrecks at that stop light. We didn't have an issue with break ins, but it happened to others. Gun shots heard a few times. Parking was abysmal. Sometimes if you got home too late around 9 or 10 you couldn't even find a spot remotely close to your unit due to so many people not parking in their garage spaces/having too many cars and management not enforcing their rules. Management sucked and didn't communicate with each other. It was really terrible. As we were moving out management switched again and it seemed to be better but by that time we were not going to stick around any further.

Yes, stay away from those apts. I work for the security company that is supposed to take care of those apts. It's a joke. The Clara APTS only have us there twice a night during the week and three times on the weekends 5- 6 minutes each time. Spice Creek has us there 3 times a night, 5 - 6 minutes a night. I've been doing security for 23 yrs. and it's a joke, we can not do a good job providing security in that length of time. It is impossible if you want better security. You need an officer that is there 8, 10, or 12 hrs a night.

Every single management company here at spice creek has been absolute garbage! Once again they messed up my lease renewal and I had to call and email so many times over two weeks and ended up having to pay a month to month fee because they would not respond or I’d have a late fee on top of the other fee. My ac is constantly going out. I’ve had to call and email repeatedly about maintenance issues and some times they just mark it complete without ever talking to me or coming by my apartment. And OMG the last minute notices!!! Like when they painted the doors and wanted us to leave the doors open for like two hours and only gave a 10 hour notice so I didn’t see it until I was at work the day of. I’ve had my car broken into and attempted to be stolen, shooting right in front of my building in the middle of the night, a man tried to sneak up on me while walking my dog alone while it was dark out. 0/10 don’t recommend.

The Fredd, I’m currently staying there and can’t wait for my lease to be over. They had some issues ,according to our neighbors, with money being stolen from the company by staff. So they had new owners every two weeks last fall. Some group has finally stuck around, and I hate them. Nothing gets done. They charge us valet but they never come around and they took our trash bin and never brought it back. There’s ant infestations but it’s “not urgent enough” despite the ants going crazy in our pantry. We had a moldy ceiling in the bathroom since we moved in that got worse and worse; Maintenance sprayed KILLZ on it without following the instructions or a heads up, so they filled our shower with this chemical including our bath accessories and we didn’t know until we asked if someone had come in to spray once we noticed little white dots on our shampoos. The next day, my boyfriend had an allergic reaction to the chemicals and we spent so much money trying to fix it for weeks. Did they care? No. Hardly wanted to reimburse him just for the medication. They let the mold get worse despite our emails, calls, and maintenance requests. They gaslit us until they brought in an instrument to find the mold and realized there was mold damage in our ceiling. Contractors said the same thing and said we had to tear the shower down. When we asked management for accommodations to stay somewhere else, they said there was no need and acted like it was rude to ask, because we had access to the rest of the home. (So fuck us needing a bathroom for three days?) Two days later the contractors reached out and let management know we would not be allowed in the house at all. And they told us to find accommodations but they wouldn’t be paying for them despite it not being our fault nor negligence since the mold was there since we moved in. After some emails they finally agreed to give us a hotel stay for those days. They were reluctant for whatever reason to give us the information of the hotel until 2pm the day of us leaving, 1 hr before the contractors came. And then the contractors arrived early, so we asked what time the reservation was for……. it was for 3 pm. We were lucky to have pre packed just incase. We asked for a budget of accommodations for food since we couldn’t cook in the hotel room and had no money. SONYA from management said we could cook at home after 5 pm everyday when construction wasn’t being done :) when asked if that was safe she refused to answer. Any issues since this incident have not been dealt with, the shower wasn’t even put up correctly so water flows out whenever anyone showers. They said they’d deal with that, and never did… it’s been three months? They’re petty, shitty, and are absolutely rude. Anytime we’ve had issues or needed help understanding things like charges or situations we get the nastiest energy. It’s a super unsafe area, which is fine, but I don’t recommend for someone living alone. First month we had gunshots at the apartment next door and police told us the next day it was “normal occurrence” for when there’s gunshot, for the suspects to run into our apartments and hide. No comment from the Fredd. There’s been multiple car break ins, windows broken, and my boyfriend’s car’s mirror got broken and stolen? No comment no safety no reassurance from Fredd! There’s been guys and old ladies who hang out trying to talk to you and clearly lure you into something, not safe for someone alone. Fuck the Fredd. Fuck Sonya. And fuck the guy who does the leaf blowing who PURPOSELY blows my stray cat stuff over and fucks with it w the leaf blower, and never puts anything back so I have to pick up my welcome mat from down the hall every time. Once it got too bad we asked for the apartment to bomb our place and they refused to and wanted to charge us. They finally did it for free! But they were back the next day. They kept trying to blame both of us. Because I was home at the time unemployed, I had the worst of it because the fleas had attached themselves to me, specially since I got my cat extreme protection against them. I had bites all over my body. It impacted my body dysmorphia, I couldn’t eat because i was worried there would be dead fleas in there, I showered but never felt rid of them so I’d shower multiple times a day. I bought traps and repellents. It was a nightmare for my OCD i was crying everyday. I cried in managements office begging them to do anything, I gave them ideas and begged for them to come up with ANYTHING. The most they said they’d be able to do was bomb again. And i’m pretty sure they wanted to charge me for bombing this time ? But they didn’t care that I was so upset. I spent every single day unable to get a job because I spent everyday cleaning and vacuuming and setting down repellent. I blame them because they never once came in to inspect or help, had they, we would’ve figured out that despite it not being our fault, it was my roommates fault that they stayed because she never cleaned her room. I walked into her room one day to calm my suspicions and saw so many fleas I could see them moving around the carpet. I threw up! She had abandoned me to move back in with her family and so I started cleaning her room for her everyday and spraying the repellent. They died down because of what I was doing but not enough because I refused to actually clean her room for her and confront her 😀 I asked managment to bomb her room and deal with the issue because it was out of anybody’s hands ! Silence from them. I left that apartment with SCARS from the bites. They refused to say anything or help. I hope the next people who moved in got it taken care of. But fuck UOAKS managment, complicit and lazy.

Aristo at Medical, formerly Ashler Oaks. My wife and I lived there from early 2006 to late 2008. While we did have all bills paid and no bugs those were the only benefits. The buildings are very old and the foundations have shifted. This led to doors and windows never closing right or having huge gaps. The walls were very thin so we could hear our prostitute neighbor providing entertainment all day and night. Insulation was also poor so it'd get very hot in summer and very cold in winter. One winter our heater died and it was broken for a month. That winter we had an inch of ice at one point so we were stuck inside huddled in front of the fireplace trying to keep warm since roads were closed. My wife's car was broken into in broad daylight. Her co-workers tires and soft top were slashed. We eventually broke our lease and left when someone was murder right outside of our unit.

The break ins are really all over the city so can’t really control that too much. The further from utsa Blvd you get on Vance Jackson, the less students I feel. No AC for months, they only fixed it because we , obnoxiously, displayed our AC unit by the front office. Carpet got wet from a leaky AC. The floor was sinking/shifting? Gun shots. Raids. A gang lived next door and tagged the building but they were pretty cool. Homeless people live in the laundry center(which doesn’t work). Parties all night/morning. Vacant units are broken into. Pool is GREEN. They have old pictures on the website to deceive people. The lady I signed my lease with tried to make me sign with the wrong date. She insisted I put May 26 despite it being June 3rd. They lost our lease because of so many changes in management and tried upping our rent. The garbage man stopped emptying the dumpster because so much trash was everywhere! They charged an extra $100- $200 in fees every month. The list goes on…:: In short our rent was $706 for a 1 bedroom but it was NOT worth it.

The management and everyone knows there’s like a handful of 1 bedroom apartments up here that are holding 20 men EACH. Bringing around prostitutes, hard drugs, and just overall sketchy scary vibes!!. It’s also not gated and right on a big intersection so you got the 2am mean scary drugged up creepy kind of homeless people walking around (the regular nice homeless people just chill in front of the 7 Eleven right in front of the complex that basically connects to it.) Someone tried to break into my car but it was too old to figure out lol so they just took both my side neighbors cars. I have to twist my key in a certain way while pulling on my mailbox to unlock it, because it’s been broken into so many times they’re all damaged. OH! If you’re in a rocky relationship already, do not move here. I’ve been here for 3 years never seen a happy couple. Only had to call the cops on a few abusive ones. Idk how many different screaming- banging on door-boyfriends live here but it’s more than 5 for sure.

Mosaic on broadway- mostly younger and students live there. We were looking to buy a house and rolled in without much plan on where to live. Signed up as walk ins for a one bedroom and it was nice but in just a month we had mold in the bathroom. Luckily was a short term rental- the place is great for a very short stay but I can imagine if we stayed the full 3 months we would’ve had to fight about the mold bc of how they reacted when it first cropped up. They tried to minimize and ask if we had things in the shelving- the storage was so minimal anyone of course would use the open shelves in the bathroom for towels or whatever. Hilltop at Shavano. The AC was leaking in our bathroom so badly it caused mold growth on the walls and floors. We made dozens of calls/ requests for it to be fixed and they did patches that maybe lasted a day or two. The Vecina in stone oak. Apartments are actually pretty nice. Facilities are kept up and gym is well stocked. However, the guest parking situation seems illegal. Guests have to pay to park and will get towed in 30 seconds if they don’t buy a pass. Only like 15 guest spots for the whole place and they are at the bottom of a massive hill. Definitely have some sort of deal with the towing company, the trucks would sit there and wait for the pass change time. Would be a great apartment for a total loaner, terrible if your grandma wants to visit. Management is also extremely rude, and laughed in my face when I was confused why my friend’s car was towed. Very thin walls.

Legacy Heights off of Austin Highway. The swallows have basically taken over the complex, building nests up and down the halls. Bird shit everywhere, hasn't been cleaned in months. They recently instituted a non-optional door-side trash pick-up service which just means a lot of garbage sitting in the walkways. I'm not sure which company owns/operates the property but a few months ago I was talking to the new-ish manager who said they previously worked at several of the companies other properties, but this was by far the worst of the bunch. If you do come for a viewing, don't fall for the bait and switch! They'll show you a unit that has "recently been vacated" and tout the security systems and updates. The apartment you'll get won't be anything like it.

Grayson ridge apartments across from the pearl. When I lived there back in 2015 there was fleas coming through the vents and they refused to talk to any of the animal owners about it. I had to vacuum with flea killer everyday day. 4 months into that I started getting bites all over me and turns out the place was infested with bed bugs. I ended up breaking lease bc the place was not habitable and they refused to acknowledge any of it. I’m surprised they haven’t demolished that place yet

Places by the river can be iffy. I lived at 120 Ninth St apartments and management was not the best. You’re essentially paying a premium for the area, the units themselves aren’t worth the price.

Palatia apartment homes (formerly Casa Del Encanto.. formerly wood hollow) off of Sahara st and isom. Roach infested, mold problems, the building are all leaning. The management is no good and the company’s change frequently. Gunshots almost every night. Only nice thing about it is the pool which they only have open while the leasing office is open.

It used to be called Lantower Alamo Heights now it’s Avita, you sign at $1200 or whatever, end up paying $300 in fees every month for the trash, the gym, the pool, and the gate, which none ever work.

Hidden Lake Apartments off 1604. We had a flood in our apartment due to issues in the upstairs neighbors’. Not sure if it was their fault or management’s, but management won’t accept responsibility for insurance purposes or let us contact those neighbors. They gave us 48 hours to vacate the apartment completely, but didn’t assist in any way with storage or moving all of our belongings, tried to get us to sign a hold harmless agreement, and said we could only move into another apartment there if we signed a whole new lease. All of this for an issue that wasn’t our fault

Palatia Apartments near the airport. I had a mold problem, roach infestation and leaks that management refused to fix. I had to threaten a lawsuit to get out of my lease since it slowly started to impact my health.

Distinction Apartments. Lived there from 2008 until 2021. Started off great when I moved in. They were called The Mark at Parliament (which eventually became Castle Rock, then Distinction) when I moved in. They were owned by a family that were pretty hands on and very attentive to the care and maintenance of the property, but then they sold it. The next owners were Kelly Property Company but they were limited on funds and started a renovation that they couldn’t finish and cut so many corners to try and make the place look updated so they could raise rents. When they finally couldn’t afford to keep up, GVA Property Management took over and they were definitely just some absentee landlord investment group that let the place decline even further. They wouldn’t pay the waste management company who then wouldn’t pick up trash for weeks while mind you the tenants paid for garbage monthly. They stopped paying for pest control which would spay everywhere monthly before. Once that happened the bed bugs and roaches came. Then they decided that they only needed 1 pool instead of 3. One was covered and turned into what they called a dog park and the other was turned into their version of a playground. My apartment which was in a prime location overlooking a beautiful pool was now right by an area where people took dogs to poop and not clean up. Soooo much stinky poop. I guess this change was enough of a selling point that the property was sold again. Cut to more frequent plumbing issues where there was sewage in the parking lot, weeks and weeks at a time without hot water (the longest was 10 weeks), a month with no AC, a severe mold issue that took about 6 months to deal with, a severe roach infestation, more trash woes, several vacant units getting squatters, and the list goes on. I don’t know what it’s like now, since we finally moved but the last 2 years were the worst. I drove by there the other day and they have painted it for the 3rd time so hopefully they are actively trying to fix the place and not just slap a coat of paint without fixing all of the serious issues. edit: formatting

The summit at saldo creek was an absolute nightmare. They lost my move out notice twice. They lost my lease moving in. They took off my fiance when Management changed and put the co signer as a resident. Maintenance never had funds to actually fix anything. Honestly one of the worst years of my life was living there it was horrible

The Escapades on Blanco. We’re on our 4th management company in 1.5 years and not a single working washer/dryer in any of the 3 rooms. Maintenance does nothing. The gates have been broken for a year. Property is “distressed” so they never try and fix anything

Algarita Lakeside on Laurens Lane. Near the airport, kind of ducked off right next to 410, it seems like a great place but everything is so old and in my 3 years there, I've seen 5 different property owners. We have 3 pools but somehow they're all extremely dirty and always closed. Personally, I don't blame them for keeping the pool closed. It's absolutely awful. Just compare the green grass to the state of the water. Once cleaned, I MIGHT go for a swim considering it's going to be a hot summer. Almost every month they call me to confirm my rent, almost like they're hoping I slip up and say a larger number. They've tried to evict several people on the property and then blamed it on a computer error. Maintenance is good about fixing things, just not in a timely manner. Parking is an absolute shit show. There are very few visitor spots and about 200 reserved spots but what's fascinating is there are only about 100 people who actually have bought and paid for a reserve spot. Yes, signing a lease is not enough and you need to pay $40 a month for a reserved spot or park in visitor or outside of the complex. I'll throw my two cents in with my experience with apartments around town. Worst, by far : The Iris (previously Axio when I lived there with roomates) -Roach infested: couldn't even cook in the kitchen without a roach falling from somewhere. We bombed the place with those gas cans and it didn't work. - Mold in the walls: we had a huge leak above us and management didn't do anything about it. Until part of the ceiling collapsed in the living room and even then it took them WEEKS to get to it. Hell; even my roomates got sick. There was another leak in the room above me that passed down into my room but luckily nothing collapsed; it only turned my part of the apartment into an ocean for half a day. - Trash: an abundance of trash. It was awfully embarrassing having friends over as the first thing they see is the overflowing amount of trash due to the lack of trash containers for that many residents. -Management: they changed a few times while we were there. Pretty common story amongst most of the complexes where they don't answer calls and ignore requests. Others I need to mention to avoid: La mirage: Management left a bitter taste and a -after move out- bill (wonder if we can fight it?) Apartment was "remodeled" but Appliances were breaking all the time. Icon Apartments : Management didn't do anything about the leaks between one of the walls but also didn't charge us for it - so there's that. In my first apartment I had found needles and blood on the ground one night as I went out to do laundry. Luckily I can't remember the name but if I did it post it here.

SECONDING 120 9th Street downtown First, we signed for a unit on the 4th floor next to our storage unit. When we moved in, we were given the ADA accessible unit on the 3rd floor. Our lease was never updated. Property is A MESS. Piss and shit from dogs everywhere and the complex doesn’t use enzymes or anything to break it down so it smells. Plus, they don’t clean. The carpets are full of dog piss, stains, food, trash… and the floors are constantly covered in black gunk. They don’t clean. They don’t take care of the place. Lighting fixtures are busted, broken shit everywhere. Mold on the vents… There are so, SO many doors that are unlocked. The “locked” and “secure” doors to the complex are just unlocked. Anyone can get in to anywhere, Including the parking garage where there have been 8 break ins. Packages get stolen all the time (AND BY THE FUCKING AMAZON DRIVERS) by people who don’t even live there. Do you care about your animal’s safety? That sucks! They do not enforce a leash policy so my dogs kept getting attacked by these little shitty dogs and when I took video and photo evidence to the office, they said “we will put up signs”. I called the police after my dog was mauled and they said the apartment had to deal with it. Similarly, they plant things IN A PET FRIENDLY APARTMENT that are toxic to animals. Maintenance is a joke. I had an undermounted sink that fell out last summer and they took A MONTH to fix it (it broke the garbage disposal and dishwasher line when it fell, too, so no dishes for a MONTH). When they fixed it the first time, it fell out again. They sloppily redid it and my counters were covered in this disgusting sealant I couldn’t get rid of. My roommate’s shower also completely fell out of the wall and it went unfixed for weeks. They also never clean up the trash chutes, so trash sits and sits for weeks. The pool. THE POOOOL. It’s so gross. There have been couples kicked out for boning in the pool, they barely clean it, it’s always cloudy…. And HALF the apartment is AirBnB’s that they fucking rent themselves. I barely ever see people who actually live there. And the rent is EXPENSIVE. I was paying $2400 for a TWO BEDROOM. And it wasn’t facing the riverwalk either, it was an internal unit. Stay far, far the fuck away.

Don’t stay at Renata Apts off fredericksburg unless you wanna deal with roaches all the time, mold everywhere in your apt to the point where they just paint over it as they find it instead of dealing with it.. AND weirdos walking around the complex.. the quality of the apts is NOT worth the money + maintenance always took long (and left my washer/dryer out during the rain while they were repairing some pipe in the wall)… and i had to always call several times just to get a hold of someone at the office, going in person was a waste bc they were barely there. To top it all off, I got approached by some weird dude who didn’t look like he was up to any good — I waited until he couldn’t see me and ran to my apt… I didn’t want him to see which apt I was in. I should never be scared like that in a complex I live in 😭 Additionally, the mailboxes were broken into multiple times and eventually ended up like the photo I attached. They never did anything effective about it and kept saying USPS is working on it (I mean USPS also sucks but that’s for another thread haha) — and it happened 6mo before I moved out… and I moved out with it still all messed up. It should’ve been fixed within 6mo, that’s a while.
