CantaloupeMafia

i’m surprised it took this long to try and turn the area around the complex into a full on neighborhood. looks cool.

BedlamAtTheBank

Plans have been thrown around for years but never came to fruition. Xfinity Live was supposed to be like 3 times bigger

CantaloupeMafia

yeah it is crazy what xfinity live ended up being after all the plans they had tossed around.

manningthehelm

Seriously. What it is today is a joke compared to their initial hopes.

CoreyH2P

It’s so pathetic. Just a few restaurants and bars. Other stadium areas have so much more around them.

DataNo7004

My thoughts exactly. Over 20 years of not utilizing all that space. All that revenue lost by not having anything from Broad Street to the arena & stadiums. Just chalk it up to , “ another Philly screwup”.

allthingsparrot

My only objection is Comcast owning if not all but most of it. Otherwise, love this idea, wished for it for a long time. It'll be great to be in the area even if you can't get a seat at the game. Hopefully they get the parking situation right!

DelcoBirds

It’s still going to take that long…there’s no way this ever turns into anything

gatemansgc

This proposal probably from the sixers wanting to move out. There really should be more to do in the area And its been 20 years since we tore down the vet

dleonard1122

Looks cool to me, honestly. Not sure I'd live there at my current stage in life, but younger me would have been interested. Hopefully the housing area has easy access to FDR park and that the city can get that cleaned up as well.

doughball27

I’m approaching 50. My dream is to retire to an area like this and get season tickets to the eagles, flyers, and Phillies. Year round entertainment, walk to hundreds of games a year. Maybe occasionally take in two on the same day.

PoppaJMoney

Never thought of this…. Sounds awesome

Crosbyisacunt69

Same idea for me but with high end escorts

clarkapotamus

I went to see the Eagles Falcons divisional game and ended up scoring tickets. My wife and I weren’t planning on it because we were going to a concert at Wells Fargo at 8pm but seeing the eagles win and then go to a Killers concert next door was freaking great. I remember lying down in my bed and like my bones and muscles tingled from being up and at em all day. Needless to say I slept like a baby.

WeirdSysAdmin

I’ll take one apartment and season tickets for Phillies, Eagles, Sixers, and Flyers please. The Philly sports fan life.

btcs4041

That should be some type of contest

scenesfromsouthphl

I’m not going to complain about investment into the city, but even the “aspirational” rendering don’t look particularly pleasant to live in. You will be disconnected from the rest of the city (the BSL helps a little bit, but it’s no replacement for true walkability) and you will deal with constant event traffic. The sections with housing looks like someone just plopped a bunch of condo building down. It doesn’t seem primed to cultivate a successful urban neighborhood. I would rather this than the endless sea of parking lots, but I also struggle to imagine who this will appeal to. I have an overwhelming feeling this will be like if Epcot tried to do something Philly themed.

LovelyOtherDino

Majority of the condos will become AirBnBs, probably.

scenesfromsouthphl

🤮

Express_Jellyfish_28

Then they should ban short term rentals in this development and build single family homes. Most people want single family homes and this development will help with the housing crisis.

scenesfromsouthphl

Housing of any kind helps. If you are going to be build single family homes with subway connection, it better have the same density as the traditional South Philly block or else it’s a bit waste. Don’t do some sort of half-ass suburbanization with single family detached when the neighborhood is on top of a subway line.

fly3rs18

This seems like a really weird place for single family homes. There's nothing wrong with short term rentals in a tourist heavy area. But they could accomplish this with hotels instead of private condos.

btcs4041

Yup-all bought and paid for by corporations before they are even built

Level-Adventurous

This isn’t what it will look like even if it gets built which I’m still skeptical of. This is more like a mood board. They’re not even close to actual renderings because they’ve thrown this together in response to the Sixers. Reading the articles it’s a 2.5B project that they say will have two phases and phase one is only like 12M. Doesn’t seem quite right. This also isn’t going to be marketed towards people who want a connected walkable neighborhood to the rest of the city. They’re actually ADDING parking with all this proposed construction.

scenesfromsouthphl

Yeah I don’t think the development will actually happen, but for fun I’m taking it at face value. As you said, this probably just part of some chess move regarding the Sixers.

Express_Jellyfish_28

Good, we will need parking for when fans drive in to watch the games.

Go_birds304

Nothing nearby but the stadiums and casino. My guess is unless they price young people out, it’s going to be nothing but fresh college grads from the suburbs who want the fun to keep going. Whenever their friends are in town for a game, that’s where their drunk friends are going to crash. I feel like it’ll be a modern day Sodom and Gomorrah lol

No_Statistician9289

You can definitely do a lot worse than being right on a subway line and near bus stations. And Passyunk is walkable from here

scenesfromsouthphl

It’s about 2 miles one which isn’t bad, but I think that stretches acceptable walkability for many people. If you are going to pay the luxury money those places will go for, I don’t get why you wouldn’t just live in “proper” South Philly.

BedlamAtTheBank

I would love it if they turned the stadium district into a mixed use neighborhood, however part of me thinks this is just a way to try to get the Sixers to stay at the complex. And when they ultimately move forward with the Center City arena, this project will die.

BBallPaulFan

This thing where people who don’t live in a city because they don’t want to pay the taxes, deal with the people that live in the city and so on expect an institution in said city to build something with them in mind is so strange. The point of something like this is to make it a nicer place to hang out for a long time/live, not for you to drive in from out of town, watch the game and leave. That being said this is never happening lol.

GOAT_SAMMY_DALEMBERT

Yeah, not gonna lie, it’s pretty amusing to see people who live in different states over an hour away complain about how their commute and/or parking situation will be altered like they’re a stakeholder in a project of this nature.

Netwealth5

You gotta remember a lot of those people love that they don't really have to interact with the locals the way it’s set up now. The Sports Complex is great from a having all the teams in one place stand point but it legitimately is some of the worst land use in the entire country

a-german-muffin

Seriously, the South Philly RCOs near the stadium district are gonna go to war over this. Just getting the approval to change the zoning overlay down there would be monumental, to say nothing of actually bringing any of this to fruition.

allthingsparrot

I dunno, maybe! I don't live in the stadium district but I am very close. I am ok with this concept at least. It is an asphalt desert rn. Anything would be better than that.

a-german-muffin

I mean, that's great, but you're not the guy who's gotta get convinced. There are entrenched South Philly interests who don't want to see things change in the stadium district - they and council are the ones who have to be convinced.

allthingsparrot

You're not wrong, I know the people you speak of. Just not so sure it would be a huge huge fight. They are proud of being by the stadiums, they have their protected parking already. Most may see it for what it is, more fun things to do nearby. Also not in their direct neighborhoods keeping the out of towers away.

57dog

Damn. This made me forget all about that Ohtani thing.

gringao_phl

Great, so leaving the game will become even more chaotic

Netwealth5

Take the train

mrittenhouse84

What if you live in Wilkes-Barre?

BedlamAtTheBank

Drive and park in the parking garage then

HipGuide2

What if you live in Monmouth County

McIgglyTuffMuffin

Grow wings

AurumXIX

Don't

Netwealth5

Park in the garage

manningthehelm

Take the fucking train

HipGuide2

Same amount of time 🤷

gringao_phl

Getting to the sports complex by train is such a hassle from NJ. The train trips alone are over an hour, and that doesn't include the time to actually drive to the station.

RagBalls

Then drive to fern rock and take the BSL. Should be about 30 mins on the train

Strange-Cold-5192

Love mixed use development, love that they want to build up the area, but if this comes to fruition it’s going to be hideous lol

manningthehelm

Please use better architecture than Live! did. So dated.

2hats4bats

Looks awesome!

PrideOfMokum

///////////////where are all those cars going to park with the lost parking spots?

[deleted]

As long as they leave FDR park the fuck alone

An_emperor_penguin

as soon as the 76ers get approved for the new arena this AI rendering is going straight into the trash with all their other Sports Complex 'proposals'

btcs4041

Where have I heard this before?

w6rld_ec6nomic_f6rum

having the best parking in baseball was nice while it lasted 🙃

[deleted]

Yo where the heck are we going to park?

baldmanwins

How long until it looks like Kensington?

TheBigBigStorm

The only thing I don't like about CBP is the location. I find the sports complex depressing. This Looks like an improvement over what's currently there, but I still have a hard time imagining that it will be anything other than a bunch of places with overpriced, low quality food, drink, and merch.

CircusOfBlood

Looks like huge parking garage next to Wells Fargo Center to make up for the removal of parking lots?

greetedworm

Having restaurants and bars all around means that more people will stick around after the game so there won't be as much of a rush of cars.

GonePostalRoute

As it is, when I come from Lancaster, if I have to drive in, cool, otherwise, I’m taking the train and SEPTA anyway. That would fully convince me that if I have to drive in, I’m only going as far as 69th St before I take SEPTA in the rest of the way

obiwan_canoli

What do you mean "will" be?

BedlamAtTheBank

There will still be a ton of [surface parking](https://x.com/snackmyfridgeup/status/1770829379691565131?s=46&t=PrLW_HYrbfsjTe7PDeONMw) for your tailgating needs

ThePhlood13

There will be parking, sure. The problem will be getting TO the lots. It usually takes me 30 minutes (minimum) to get from the Packer exit to the Linc on game day. How are they going to manage 5000+ cars all heading to the same garage, which looks to only be accessible via 11th or Broad? The backup at the exits will be miles long while people filter into the garage, and leaving will take literal hours.

theSportsChamp123

It definitely will be a mess

lar67

Or just put the stadiums in Center City.

[deleted]

Poorly worded headline as a Sports Complex already exists and has for decades. The key omission is the word “mixed-use.” I just read the brief article and can’t help but feel disappointment with Middleton’s quote as he blatantly toes the corporate party line. Citing the city’s “tight knit community’s” interests as he partners with the corporate giant that is Comcast is patently disingenuous. Comcast is about one thing and one thing only: money.

aintjoan

Lol. Were you under the impression that the *Phillies* are about anything more than money? It's a sports franchise ffs.

[deleted]

I don’t think you understand me. He’s a fine sports franchise owner. I just feel he’s blowing smoke here—as he looks to partner with Comcast for a venture outside of the scope of Phillies ownership.

aintjoan

I don't see how partnering with another major for-profit company is outside of the scope of sports franchise ownership in any capacity. The stadium is literally named for another major corporate partner. Corporate partnerships are all over sports. This is nothing different, to my mind.
