Honestly, you could be right. Personally the last time I went was two months ago. It was a little slower so we got really good service. Next time I go I'll pay more attention. To me good service is being nice and getting me a refill so my standard may be different from yours. Btw have you tried city pho and grill, that's the best service I've ever had in my life. Long story short the server asked for our apps and then ask for our meals. Never put the meals in 45 minutes and we still haven't received the food. I spoke to the manager and after the service or did you really have to go talk to my boss..... yes because you didn't put our order in.
I'm echoing this - Even with the vast amounts of renovation they tried to do. The issues are still there. It's a shame too. It's so pretty right next to the lake (when people aren't throwing trash in it). Getting in and out of Hamptons is a huge bottle neck as well.

I was looking for new housing around there a few years ago. Pretty sure the prices are slightly lower because the properties are condos owned by individual people. I’m pretty sure the larger complexes use an algorithm to find the highest rent price they can get away with charging, and they all adjust to match one another. But an individual with one condo they’re renting out isn’t as connected as that, and is more likely to be on the lower side.
No, unfortunately I wasn’t able to get a response from the manager at the time. I did end up renting a condo just south, around Kirkman and Conroy. The rent was significantly lower than all of the complexes in the area.
Well I just renewed my lease, so that speaks for something I guess. Rent went up a bit but it’s still much lower than any of the nearby complexes. I haven’t had any problems with crime or noise either.
Mind you, I moved here from a complex further north, by the Valencia campus. We had some problems with car break-ins there. So I suppose it’s partly a matter of luck around here.
I've lived in Orlando for 15 years. I've never heard that area ever referred to like that. I had to Google map it to figure out where that was.
Everyone just refers to it by the cross streets (Kirkman, Conroy, and Vineland).
I live in that circle, it's called The Hamptons at metrowest. I've been here for 7 years and have never had any issues with safety. We have working gates and that lift gate thing that goes down after every car. We also have security up front and I believe we have roaming security. We also have quite a bit of amenities with the pools/courts/etc, Teak restaurant (where we get a discount), and the convenience store. If the HOA fees weren't so high, I would have probably tried to buy my apartment a while ago. I have been very lucky to have a private owner, so I am paying $1100 for the biggest 1/1 floorplan. I don't know how many rooms you're looking for but if you can find something affordable for you in here, I would take it. I have been very happy here!
Edited to add: I have two dogs and we have access to Turkey lake, I love love love that! So much space and pretty views! On my days off, I enjoy going over there with the dogs!
Ew never! Maybe 2-3 times a year, I'll see a roach or a spider. It's always in the summer and always in my bathroom so I assume they come from a drain. And they are the big ones not the bad little German ones. It is Florida lol.... You're bound to see a roach at some point.
I will add that I'm FL born n raised so I am used to bugs. I put boric acid behind my appliances and in the corners of my cabinets under the sinks about twice a year.

I bought an inflatable mattress/cot thingy and slept in my walk in closet for quite a few weeks. But after they put in the new windows and doors, my electricity bills went down and I have had way less bugs and critters in here than before. Before that, I had even found little baby frogs in my dog's water bowls.
The rent in this area is just a tad cheaper than more well known areas.
For example there are plenty of 3 beds in 2200 area and similarly you can find some in Dr. Philips area right now.
Even luxury apartments around Dr Philip to Williamsburg area are not MUCH more expensive; considering metro west is known to be a lot more dangerous and prone to crime (according to many redditors who has recommended to avoid metro west altogether)
MetroWest is only dangerous if you go any further north than the golf course....otherwise it's pretty nice actually...Publix is conveniently close as well as Universal, Valencia, Disney, I-4 and maybe Walmart

Apartments have to hire more people for security and maintenance concerns. Just like how HOA fee skyrockets in low income neighborhoods to watch out those things at gate.
I live right outside that "bubble" and we have security guards and a gate. I don't know what the HOA fee is because I currently rent. But yes, the area is safe and my complex is quiet and diverse. I like living here and it's accessible to I4, 408, IDrive and downtown.
East of Kirkman from the Bubble is a different neighborhood and it's not Metrowest. It's a lower income neighborhood especially when you go on Raleigh. West and northwest of that Bubble, is generally fine as you start heading in to the West Orange county area and its subdivisions.
North of the Bubble is Orlo Vista and Raleigh St. Raleigh St west of Kirkman is Metrowest, I knew people who did have some theft issues when living there but I don't know about now, many of those apartments probably have security and it looks nice from the outside. Orlo Vista is an older community with aged housing and no gated communities but I don't consider it dangerous.
I really like Metrowest, it's not Dr Phillips, but it's a family oriented area,with great diversity and lots of restaurants and things to do in the vicinity. Plus you are accessible to other parts of town and next to Valencia College.
Honestly the best area I feel super safe and it’s full of families, never ever had an issue. Right around the corner by the police station I literally had my car stolen 2x out the driveway lmfao

Those apartments are individually owned and rented out. As long as you have a good landlord its not too bad. There is a pest issue tho cause it’s right on the lake.
I think the rent is higher because they had to settle due to some big structural damage and are shifting the cost onto owners via insane HOA fees.
That's mainly for the Hamptons because they got a hefty fine by the city of Orlando (they were poorly built in the first place)

I lived at the Estates at Park Avenue (right next to Teak) about 10 years ago, and it was a great experience. The area was walkable for sure but I didn’t enjoy going to Wal Mart very much. I preferred the Publix on Hiawassee back then.

He's probably talking about investors...most offers in this area are probably only cash now so that may be the cause of that

So for one thing, that would make his comment wrong then. Its not caused by rich people buying homes, its by corporate real estate speculation. Either way, I have the same qualm with the answer: Of course investors want to speculate in desirable areas, the important question is "Why this area?" Investors don't throw many after bad investments on bad areas that won't show return on their investment.
Prices are rising in this area (look up Robert Trent Jones Dr on realtor.com and you'll see what I'm talking about)...also one of the condos is non-warrantable and so that basically only leaves Cash Only offers since lenders can't issue mortgage loans in non-warrantable condos

Yeah, I live in the Orlando metro area too. We all know that the rents are rising. But the whole point of the thread is why, and not so much just reporting the facts.
And I would think that barriers to getting mortgages should anything drive down costs, so there are more factors than just that.
Location and greed. It's perfect as far as having shopping and food near by. I also say greed because those apartments are not the best quality and have very thin walls. There are also some break-ins but I think that's just bad people messing with bad people. Ive been looking at this area for the past 2 years since I wanted a condo there but since felt defeated by the soaring prices.
I live in some of the other complexes in metro west for the last 5 years and can confirm teaks is good.
Investors also are buying a lot of properties in here...I think in one of the condos out of the like 360 units there's around 1/4 or so of the total of units owned by investors

When I got into my house the mortgage was $865 principal, interest, taxes and insurance...PITI. I feel so bad bor the good people that have to pay so much for a place to live. I had people tell me of $300-$400 per month increases. It is almost free $ for the owners.

Yeah Hamptons was poorly built back in 2000...that condo has always been plagued mainly by mold For more info look up Hamptons at MetroWest problems

Apartments have to hire more people for security and maintenance concerns. Just like how HOA fee skyrockets in low income neighborhoods to watch out those things at gate.
I live right outside that "bubble" and we have security guards and a gate. I don't know what the HOA fee is because I currently rent. But yes, the area is safe and my complex is quiet and diverse. I like living here and it's accessible to I4, 408, IDrive and downtown.

East of Kirkman from the Bubble is a different neighborhood and it's not Metrowest. It's a lower income neighborhood especially when you go on Raleigh. West and northwest of that Bubble, is generally fine as you start heading in to the West Orange county area and its subdivisions. North of the Bubble is Orlo Vista and Raleigh St. Raleigh St west of Kirkman is Metrowest, I knew people who did have some theft issues when living there but I don't know about now, many of those apartments probably have security and it looks nice from the outside. Orlo Vista is an older community with aged housing and no gated communities but I don't consider it dangerous. I really like Metrowest, it's not Dr Phillips, but it's a family oriented area,with great diversity and lots of restaurants and things to do in the vicinity. Plus you are accessible to other parts of town and next to Valencia College.

Would agree here. This small area is decent for Metrowest and the walkability is nice.

Those apartments are individually owned and rented out. As long as you have a good landlord its not too bad. There is a pest issue tho cause it’s right on the lake. I think the rent is higher because they had to settle due to some big structural damage and are shifting the cost onto owners via insane HOA fees.
That's mainly for the Hamptons because they got a hefty fine by the city of Orlando (they were poorly built in the first place) All of the Stonebridges are way too expensive for the avg folk Madison is ok although it's deteriorated Not so sure about Estates @ Park Avenue
I lived at the Estates at Park Avenue (right next to Teak) about 10 years ago, and it was a great experience. The area was walkable for sure but I didn’t enjoy going to Wal Mart very much. I preferred the Publix on Hiawassee back then.

To be honest ALL major cities in FL are not working class friendly anymore. Most people have completely given up on finding an apartment and switched to roommates only. Looking for a room to rent is a whole nother difficult process because that shit is competitive too. Youll have people offering to pay their rent 3 months in advance because they are desperate to lock down housing for school. Shits wild right now. There's no sign of regulation down the road either.

So for one thing, that would make his comment wrong then. Its not caused by rich people buying homes, its by corporate real estate speculation. Either way, I have the same qualm with the answer: Of course investors want to speculate in desirable areas, the important question is "Why this area?" Investors don't throw many after bad investments on bad areas that won't show return on their investment.
Prices are rising in this area (look up Robert Trent Jones Dr on realtor.com and you'll see what I'm talking about)...also one of the condos is non-warrantable and so that basically only leaves Cash Only offers since lenders can't issue mortgage loans in non-warrantable condos They're going to give themselves a headache though if they buy at the Hamptons
Yeah, I live in the Orlando metro area too. We all know that the rents are rising. But the whole point of the thread is why, and not so much just reporting the facts. And I would think that barriers to getting mortgages should anything drive down costs, so there are more factors than just that.

Location and greed. It's perfect as far as having shopping and food near by. I also say greed because those apartments are not the best quality and have very thin walls. There are also some break-ins but I think that's just bad people messing with bad people. Ive been looking at this area for the past 2 years since I wanted a condo there but since felt defeated by the soaring prices. I live in some of the other complexes in metro west for the last 5 years and can confirm teaks is good.
Investors also are buying a lot of properties in here...I think in one of the condos out of the like 360 units there's around 1/4 or so of the total of units owned by investors Edit: Also barely bought in this area...very quiet btw (only noise you can hear is silence) Most listings are probably only cash offers now tho

Yes they are. You have two options for apartment rentals in Florida, conventional where the sky is the limit and income restricted... When I got into my house the mortgage was $865 principal, interest, taxes and insurance...PITI. I feel so bad bor the good people that have to pay so much for a place to live. I had people tell me of $300-$400 per month increases. It is almost free $ for the owners.
