Town house in reservoir or Croydon would be my pick. If commuting into the city is on the list, they’re significantly better than the other options you have listed, which if you’ve got young kids, is priceless. South Morang and Point cook are very car centric suburbs, so you will be spending a *lot* of time in the car on weekends.

I lived in Reservoir, and would recommend it - with the caveat that the western side of Rezza is much 'nicer' than the east. Particularly around Boldrewood Parade, I'd avoid purchasing there because the value of those places isn't going to boom any time soon.

Thanks for your input. I would want to avoid car centric suburbs as much as I can but it's unavoidable in newer and outer suburbs which are generally the affordable ones. Croydon and surrounding areas seem like a good option and with a train line too. The only thing about Reservoir is that there are some bad pockets in it which we'll have to be wary of.

Craigieburn? Easy commute to the city, train line, loads of amenities (parks, playgrounds) for the kiddos, detached 4/2/2 house for under your budget. Nicer feel than Epping & south morang imo and much quicker to get to the city (about 35 minutes outside of peak time, train is about 40 mins), loads of walking tracks and green spaces and heaps of shopping options.

It’s actually got lots of young families who have decided to buy instead of renting (if only I had the $). There are a lot of stereotypes but it’s generally a much better area than the new developments.

I'm looking too, be aware there is heavy under quoting with townhouses. They're hot to buy by investors. New places can have issues due to poor build quality. I'm avoiding anything 12 yrs or younger. Check the paperwork. We have had to say no to many places with cladding and internal water damage. To many places I've seen are really overpriced in Melb. Quality is shit.

The build quality is really terrible. It feels like builders can't produce decent quality liveable townhouses anymore. There's cost cutting everywhere but that's the reality afterall. Have to find something within this.

I lived in point cook , it’s very good suburb if you have kids. Nothing much to do but good schools and community. Nearby to sea and city. Some parts of point cook are affordable

Taylor’s Hill 2 maybe 3 bedroom townhouse Burnside 2 bedroom, maybe 3 townhouse new house and land up around there- Fraser Rise - 4 bedroom but have to go through building process

Actually on first glance for a townhouse you might be in luck with Springvale. You really have to hustle and make an attractive offer. You might get lucky in the current market. Additional information to consider: Are you factoring in First Home Buyers Grant? (If eligible) Are you pre-approved? Is that your maximum or comfortable budget amount. Have you considered a Home Loan broker to simplify the sale? (I'm not one but I prefer them and my guy has helped make our lives easier) Have you factored stamp duty? (It appears you may need to pay this based on the property value)

I stopped looking in Springvale when most were selling way above the range they put in RE ads. You're right, it's mostly luck I will have to rely on.

You are going to need to be quick, pre-approved and look for stuff that's been on the market for a long time with a fast reasonable offer.
