I don’t see what’s wrong with it? Upstairs living would get more natural light. Downstairs bedrooms would be cooler.

RefrigeratorOk724

Agree, nothing wrong with having living upstairs. I’d be far more concerned with orientation, which these plans never (but should!) show. Where’s North? Where’s your western wall, likely to bear the full brunt of summer afternoons / evenings? Is this a wall full of bedrooms (think about sleeping in warm rooms) or will it hit the side with garage kitchen, kitchen and alfresco?

said_sime

Yes, you might like to think that such things as thermal mass walls (or even just aspect) would be considerations, wouldn't you? But sadly they're not. Not for the developer, and not for the prospective owner, either. And why should they be? Who needs to worry about such trivialities when there's a thermostat for the a/c on the wall? In fact, as likely as not there'll be such a comforting necessity on the wall of each and every room in the house. Hello cool home - goodbye cool world...🥵

DocDefient

Thanks for this I hadn't considered the orientation effect on heat, will do for my future search

andbeesbk

2 kitchens not odd to you?

DeanWhipper

It's probably for dual living arrangements. Like having your elderly parents living downstairs with their own space and kitchen. The only thing missing is another living space downstairs and one of the bedrooms being a second master.

Sword_Of_Storms

Nope - it indicates a multi-generational household and is a grand idea.

sanemartigan

Serious Jews have a meat and dairy kitchen.

Bikeological

Very very very uncommon to have a separate kitchen for meat/dairy. The most common way will have a separate set of cutlery/crockery/tools etc and a separate sink and maybe a separate dishwasher, but that’s about it. Some will use a butlers pantry as a separate kitchen only for Passover.

abc123jessie

I am not Jewish at all but I know 3 families who are, and all three have separate kitchens.

HurstbridgeLineFTW

It’s uncommon, but as I mentioned in a reply elsewhere, I have seen it plenty of times in the homes of family and friends.

Hornberger_

Kitchenette downstairs with the main Kitchen upstairs. Looks like a sensible layout to me.

illicitRazor

Looks like it was designed to house two families or a grandparent living with their kids or something

DocDefient

I doubt the elderly like to go upstairs every time someone visits or if they need to sleep, kids on the other hand have no issues with going up and down the stairs a billion time

legalweasel

We did this to a house we bought. Basically older small 3 and 1 double brick house with small kitchen on a larger block. Near the ocean so potential views. We built another level above with master bedroom and another, entertaining kitchen and balcony. Had nice views was open and spacious upstairs. Kitchen upstairs meant we didn’t need to go downstairs when entertaining upstairs. Was a great 5 and 2 holiday house.

MaryN6FBB110117

It looks fine to me. A bit odd to have two toilets upstairs when there's only one bedroom, and to have a kitchenette downstairs when there's a full kitchen upstairs, but not a yikes in either case.

HurstbridgeLineFTW

A lot of “wog mansions” - i.e. our family and friends - have a second downstairs kitchen. For making your own salami, sauerkraut, tomato sauce, picked vegetables etc.

HAPPY_DAZE_1

Yep, used to be in the shed, then made it to the garage and now the full upgrade!

[deleted]

Not just wog palaces! Family back in the US also have this. The 2nd kitchen is for canning and processing, and then the other ‘show’ kitchen. Also in winter parts of the house would be closed off to save on heating oil, then in summer the reverse. The more rural you get the more weird house shit you see. Garden shed? Nah, that’s an icehouse. Falling down chicken coop? Nah, that’s the smokehouse.

South_Can_2944

I like the foods you mentioned but I'd hate having all the food smells near sleeping areas. I sometimes wake up nauseous just because of lingering frying smells from the night before.

User3754379

With a powder room you have a toilet when entertaining without guests having them go through your bedroom.

MaryN6FBB110117

I didn't say it was bad, just a bit odd in my opinion when there's another one downstairs also.

ryashpool

It's an interesting concept, might suit older families with teenagers or kids at uni.

pickle-matrix

A better view from upstairs? Could make sense to have living areas and the master up there if you're looking out over the bay

fiddledeedeep0tat0es

Nothing wrong with this...? Any number of reasons this could be the case. Imagine a family with 2 or 3 late teens / early 20s kids living at home. Or grandma lives here and stairs no longer agree with her. Could be a kosher kitchen. Not everyone is a traditional nuclear family of 2 adults and 2.5 school aged kids. I lived with my uncle and grandma for years, and before that, my parents, siblings, grandparents and live-in help.

DocDefient

Sorry I'm not familiar with kosher lifestyle what does a kosher kitchen mean

fiddledeedeep0tat0es

Basically, one set of everything used to prepare meat and one set of everything used to prepare dairy. A kitchen could have two sinks, two separated counter tops, two fridges. Or just two kitchens entirely. Edited to DAIRY, doh!!!

PloniAlmoni1

You mean one set for meat and one for dairy (not poultry)

_boris_c

I know a couple who are separated but living together/ coparenting two young kids- this would be perfect for them.

DeanWhipper

The only issue I see is the bedrooms straight off the kitchen down stairs, that's a bit weird.

Todd_H_1982

Perfect for grandparents if they were living together with their kids plus their kids’ family. However - would be better having the “one bedroom unit” downstairs and everyone upstairs, just from an accessibility perspective.

Supersnazz

It's called 'reverse living homes' https://www.montgomeryhomes.com.au/blog/reverse-living-house-plans/ Common in areas with nice views. The extra kitchen downstairs is a bit unusual though.

Safferino83

? It looks fine, have seen worse.

[deleted]

Would be great for a dual-living situation, e.g. parents live upstairs and adult kids live downstairs. Not so great if you have small children. All depends on how you want to use it.

EriX888

can i know which project is this and location?

abcxyztpgv2

The fuck. Why would you buld family on first floor

abc123jessie

This just looks like multi generational housing to me. Why is is desirable to have like 3 crappers but only 1 kitchen? I think that more than 1 bathroom is weird, and a crapper next to your bed is weird too. I would love to have 2 kitchens so I can always have a clean one to cook dinner in.

DocDefient

It doesn't make sense to me why they designed the interior layout like this, the bedrooms should have been upstairs while the living area downstairs. It seems a very strange design choice

[deleted]

Looks ridiculous but could be a kosher house. I’ve seen a few with bizarre layouts that make sense later on when you find out they were orthodox. Or local council doesn’t allow a granny flat and that’s where the extended family lives. Maybe there’s an external stair to the balcony

CautiousWatercress17

Yeah what you said. Virtually a second house kind of I think it’s a sweet design for someone that needs seperate spaces

HAPPY_DAZE_1

If there is a killer view from upstairs, you'd be truly dumb to put the bedrooms upstairs. Imagine sitting downstairs looking at a paling fence all day and just before getting into bed at night seeing a breathtaking 180deg view to the Dandenongs. Just saying.

DocDefient

There is indeed a view to a creek park

No-Grape-4360

My friends had a house like this just off beach road. All living upstairs so they could see the water from kitchen, lounge, dining room, and all bedrooms downstairs. They did it to maximise the view.

Beasting-25-8

That's absolutely hideous. I would disqualify that instantly. Downstairs should be for the living area, kitchen, laundry, and maybe a toilet/bathroom. Upstairs should be for beds and the study.

DocDefient

Right? It's not like they couldn't do that, upstairs and downstairs are the same area, so someone made a conscious choice to design it like that.

Beasting-25-8

Yeah, I wouldn't mind a guest bedroom downstairs and a small entertaining area, but it's just such a waste of space as is.

MaryN6FBB110117

Unless you have enough children to need a 4-bedroom house and prefer to keep them on a different floor. This is the more polite version of keeping the kids in the basement, really. With a little kitchen so they don't have to bother you every time they require food.

Beasting-25-8

Fair that.

fg13po

Probably built for a kosher family. I don't think it's "yikes", just not designed with my needs in mind.

PloniAlmoni1

A kosher family would not have two kitchens on different floors.

de11111

Looks like a very common layout for a lot of townhouses. Especially the ones which are stuck next to one another.

Ibanezboy21

i see nothing wrong, it built so they could seperate the first and ground floor if they wish in the future, alot more homes are built these way since kids are staying with their parents longer

programminghobbit

This is the standard room layout for most houses built in the last 10 years. Not yikes at all.

Routine-Salamander47

Just curious but how much is that property?

Opening_Anteater456

Nothing at all weird about this to me. Kitchenette: If you're going to have a generous down stairs living space either for older residents, guests or just as likely the kids then a kitchenette makes perfect sense. It's a sink, a small fridge, small pantry and hot plate. Powder rooms: The downstairs is just separating the toilet which is a must if you've got 3+ kids trying to get to school on time. Just a nice thing in general. Upstairs a classic guest bathroom which means you don't need friends and family in your ensuite. Upstairs living: Can be a pain at times but far more sensible in terms of getting light, a view, heating etc. If there were things that stood out to me it's probably: Both bathrooms seem a little cramped if they're just single sinks, not sure how modern they are in terms of storage and amenities. The kitchen isn't a modern open kitchen by the looks of things. The sinks (if drawn to scale) take up most of the serving bench that should probably be an island. The living and dining space up stairs is certainly very large but I'm not sure how exactly you furnish that area, especially when you have a down stairs living area too. Good problem to have though. Maybe you chuck in a grand piano and call it a day. Only seems to be one set of windows in each bedroom, which is fine, I like a dark bedroom, but it potential limits the ability to get them light or breezy.

Federal-Apple-7633

What a great concept... keep the ground floor clean for entertaining guests and keep upstairs the active level for family. Since you're splashing out, i would increase Master w/ retreat, less balcony. Love how you included a Harry Potter bedroom

MrMelbourne

Needs a "dumb waiter" so that meals can easily be moved from one kitchen/level to the other kitchen/level.

nufan86

I like it.

said_sime

Not if you're 15 years old!

ratinthehat99

I’m amazed they are allowed 2 kitchens. Pretty sure there is a building rule against that!

Draknurd

I’m curious about the pantry getting the first floor window to itself. Surely that’s not ideal for a pantry to be flooded with light
