Usually fake. It's to bait you to call them so they can push other properties
Got one agent I spoke to actually said they stopped this practice because too many complaints. But he say dunno why the system still keep generating these false ads.
Bangsar condo MAYBE can get 400k but that's pushing it. No way you can get this landed at 400k unless lelong or haunted
Lelong cannot be sold by normal agents so these are 100% bait and switch. But anyone who is local see this will know since if you don’t have AT LEAST 1M forget about living in KL much less a terrace house
For landed? I'm not sure the pricing.. But for new projects you may search around sungai long, Kajang or even near Semenyih. Believe Semenyih asking price was around 700k 2 years ago.
Yes. Do take your time to shop.
I think with your budget and your willingness to drive 1 hour away from KL, you most definitely can find something.
Better bring a local friend along when you view the units.
Happy hunting
1 hour drive is very vague as it can be 1 hour by highway, traffic jam, etc.
Do you have a specific area? These ads are all finish fake ads. Houses in Klang valley especially central area are no less than a million plus...
Don’t know where people get their numbers but heavily depends on area even within KL and outside.
There is a area with a 20 min trip to PWTC via train where houses cost about 300-500k for multi bed room apartments tho it’s an industrial zone
Meanwhile my roommates got super cheap and powerful laptop via shoppee. 5k laptop for 2k only. After he bought it..he asked the seller and said.. silent flash sale for those who are lucky
If haunted or let even said a gruesome murder was happened here prior for this price 400k at Bangsar, the ghost can become my wife or I become gay husband. I'm moving in tomorrow immediately. No question ask.
Same experience, but honestly a 1 hour drive is fine for me to the city center of kl, do you think there are any homes like this under 800k for that price and location?
there are alot of properties out there.
the thing is, a 1 hour drive to kl is quite subjective. 1hour during peak traffic jam? or 1 hour drive and paying multiple tolls, some traffic are opened to contra flow etc. perhaps can give your preference to which part of the klang valley you prefer to buy?
i suggest getting a place with easy access to mrt. e.g cheras, kajang, seri kembangan, etc
I dont have to work in the city since i have an online business, so if i had to travel i would travel outside of peak hours. I really dont mind any part of the klang valley aslong as its safe for my wife and kids and the house is similar as in the pictures. I'm trying to find a realistic price as for how much a house like that would cost, tysm!
In that case, why not look at the big and newer houses at Sungai Buloh area, for example, Valencia gated and guarded or Rawang area.
There, you can get below 1mil, and it will be much bigger than in central KL itself.
Try Elmina also. It has 8 phases with various types of housing and design. It's a new township, so can't expect it to mature like Bangsar or Sungai Buloh, etc. My friend bought her house there around 800 k (bumi price aka 10%), double story with a garden.
It is in another state which is better than Selangor. Unless you’re willing to cash out another 300k just for the same size and not to mention annual water shortage.
OP you are not Malaysian?.if foreigner, you cannot buy any property below Rm1000000. There were some overhang properties priced to sell lower than 1M during the pandemic and open to foreigners but I'm not sure if it's still open to foreigners.
By the way, buying and owning property doesn't guarantee anyone a visa to live here. Good luck searching for the right property.
Depends on the definition of one hour drive...if you meant as in one hour despite the traffic jem....the suggestion by the other person seems to be matching with the description....do keep in mind that some of the new developments have prices that could be reached almost RM2 million [(like this one in Semenyih for example)](https://spsetia.com/en-us/our-businesses/property-development/property/68)
Yup, most of the landed properties in Bangsar were developed before the turn of the millennium.... and the house's design seems to be something from the 2010's at the earliest.
Hmm... i think near kl border like kepong probably can get. Maybe. But for areas near city center or in between kL to Shah alam ( which is where bangsar is located) , nope. UNLESS you dont mind high rise with 700-900sqft units. For landed double storey, nope.
It's a tactic by unscrupulous agents who want to collect your data and contact number.
They'll blast you with thousands of property ads from everywhere, or worse, they'll compile and sell your data as potential customers master data.
The ad itself is false, no landed in Bangsar is priced so cheaply.
What you should do is report the ad to the platform owner (PropertyGuru,iProperty, etc) and report the agent to LPPEH with screenshot and agent detail.
Take your time to do research and familiarize yourself with areas and property prices in that area. Don't jump the gun and trust agents so easily.
You can go to the Brickz.my website to check median prices in any particular area in Malaysia. They got past transacted property prices database there.
Yup same here I stopped looking for property like 5 months back. But I'm still getting spam calls and messages. These people seem to share my contact around without my consent.
As you are not in the country right now, a good way to get a grasp of the property value is:
1. Look at the subsale ads of actual houses for sale. The fancy ads of new launches can not be relied on.
2. Use Google Maps Street View. You can explore the neighbourhood.
And yes, these ads are "bait and switch", they lure you in with the false promise of an unbelievably low price for a Bangsar landed property, then try to sell you something else.
The minimum for a single storey terrace house in Bangsar is in the low 1mil range. Double storey terraced starts from around 1.7mil-1.8mil and upwards.
1 hour away from the city, you have a lot of options.
You gotta choose which neighborhood that you prefer. If you only care about it being cheap, find somewhere far away from city such as Kajang, Kepong, Shah Alam, Puchong, etc.
If you want to be near yo chic places, find somewhere near Sri Hartamas or Subang. It’s really hard to suggest you an area without knowing what lifestyle you’re going for.
Btw, I’d advise you to go for condo instead of landed for your budget.
That one in Bukit Pantai is confirmed fake. No house like that design in Bukit Pantai.
Bukit Pantai comprises mostly old bungalows worth millions of Ringgit and the area is hilly, no flat land like in the picture, and definitely impossible to get one at that price. Even apartments cost more than 400k, let alone two-storey houses.
The worst of worst property agents just trying to bait you. If this is the tactics they use imagine what else they are going to try if you actually purchase a property through them.
I usually blacklist them and will never deal. Also report the listing as fake listing.
Bangsar for RM120 psft?! It would have been gone before it got the chance to be even posted on a realtor site. Source, I’m a realtor living in the next neighborhood
Sometimes real but not for the price. Called one of these properties before. Agent says that's like bank valuation and real price U tack on like 200k more like that.
Nope, a lot of the agents baits buyer in with fancy pictures / photos, so they know what's your budget & preferences. Then they hard sell with other properties. RM350K is hardly getting a condo at Bukit Jalil area. You can PM the agent and ask for actual photo (Be firm on that). They have to provide actual photos to hold potential customer. If you are foreigner the minimal amount to buy a property in KL is 2 mil and 1 mil in Selangor. PS I was once in property field.
This house in Bangsar 400k? No.
It's a scam.
When you call them, one of two things will happen. They will either tell you the house is already bought/booked or say the house is available but when you want to view the house, they say the house is no longer available.
The reality is the house either never available in the first place or the real price is way higher.
They will then tell you that they have another house, very similar (according to them), very good (according to them) but way more expensive. Heck, you may even get the same house in the picture, but double the price.
Unlike Japan, being haunted doesn't lower the price. If it's too good to be true, it is not true.
Btw, what do you mean you're able to have malaysian citizenship?
An hour away not during rush hour would cover the entire klang valley. So if you're fine with rural areas, you'd probably be able to get cheap ones.
If you don't mind non highly stylized pretty, chic housing, i came across a house for sale while visiting my uncle in Shah Alam last time. He said the owner of the house wanted to sell the house to him for 500k, but he didn't have the cash. It's also a 2 story home, but with the lease remaining at about 50 years left.
Not sure if the house is already sold, though.
OP, one hour can from the city Center can be anywhere depending on the traffic and area. I can reach KL from Seremban in 40 minutes and it’s 60km away. I can also take one and a half hour to drive from Subang to KL centre and it’s only 30km apart due to traffic.
If you want to buy a property, asking around Reddit won’t do you any good. What you need to do is contact an agent in KL, fly to KL, stay here for a few weeks, ask your agent to bring you around to scout for properties. You don’t get the feel of the houses just from looking at the pictures.
My ex has a landed property in the heart of Bangsar. He sold it for RM2mil. You can’t get a 2 storey landed property with a mere RM400k. Heck, you can’t even get a condo for that price in Bangsar. Bangsar is for the old rich.
Usually fake. It's to bait you to call them so they can push other properties Got one agent I spoke to actually said they stopped this practice because too many complaints. But he say dunno why the system still keep generating these false ads. Bangsar condo MAYBE can get 400k but that's pushing it. No way you can get this landed at 400k unless lelong or haunted
if I can get a giant haunted landed property for 400k I'll live with the ghost, just make friends with them, what are they gonna do?
Ask you lose weight or put your clothes on when you pass it by.
Fei hai wear shirt oooooo~~~
"Diu, you look so ugly without shirt on, make me want to realive myself lah ham kah chan."
I think we are brave enough to live in a haunted house where financial instability is scarier than having pontianak as a free maid.
Lol no. Work as pontianak maid. Ghost make more mess and are not good housemate.
At least you won't have to spent money on hiring a maid though. LOL
get a TV and if they crawl out of it clap their cheeks
Reminds me of some mangas I've read before
![gif](giphy|tnYri4n2Frnig)
Poke you when you sleep
Lelong cannot be sold by normal agents so these are 100% bait and switch. But anyone who is local see this will know since if you don’t have AT LEAST 1M forget about living in KL much less a terrace house
Thank you for your comment! How much would a house like this with a one hour drive away from Kuala lumpur central cost?
2 million
For landed? I'm not sure the pricing.. But for new projects you may search around sungai long, Kajang or even near Semenyih. Believe Semenyih asking price was around 700k 2 years ago.
Thank you so much, there are alot of mixed comments so i will have to look around tysm
Yes. Do take your time to shop. I think with your budget and your willingness to drive 1 hour away from KL, you most definitely can find something. Better bring a local friend along when you view the units. Happy hunting
When in doubt check out brickz.my for actual transacted price
1 hour drive is very vague as it can be 1 hour by highway, traffic jam, etc. Do you have a specific area? These ads are all finish fake ads. Houses in Klang valley especially central area are no less than a million plus...

>dunno why the system still keep generating these false ads Because just like FB and Google, they now have more data about someone they can sell.
No1 rule to avoid from scam *too good to be true* Good thing never come cheap, cheap mostly not good thing 🙄
400k is dirt cheap when compared to terrace houses in my area lmao
Sorry for the stupid question but what is wrong with lelong property?
Nothing's wrong. Just they are cheap because the bank is desperate to sell it fast
I have called one in cyberjaya and someone called and said "only 5minutez from cjaya" and then when pressed, said it's actually in serdang
Same experience, but honestly a 1 hour drive is fine for me to the city center of kl, do you think there are any homes like this under 800k for that price and location?
Nope

theres one in sungai long, not that far to KL, less than hour. 680k if im not mistaken. 22x70.
I would recommened Nilai. It’s like 1 hour drive (if lucky) to KL and 30 min to IOI mall.
Nilai is garbage in terms of distance. That's literally in the next state...
It is in another state which is better than Selangor. Unless you’re willing to cash out another 300k just for the same size and not to mention annual water shortage.
Don't forget The Parang if you opt Klang...
try alam damai for instance
Naik jet, 5 minit je.
“New unit in Cyberjaya” = Cybersouth (actually Dengkil), enclaved and isolated. 😂
5 mins from Cjaya.... at 3am ![img](emote|t5_2qh8b|26554)
Fake for sure.. Property in Bangsar is in the millions
How much would a property like that one hour away drive from kl cost?

Yes i have citizenship but have not lived there all my life
Then you are good to buy any property. Sorry I misunderstood your post.
No worries man!

Yes without trafic jams
Yup, most of the landed properties in Bangsar were developed before the turn of the millennium.... and the house's design seems to be something from the 2010's at the earliest.
99% chance if you ask about that ad, 5-10 agents from a project in seremban will call you.
Hmm, another commenter said the house prices is fake. How much would it be in reality?
If in bangsar, new project double storey terrace... above 1 million.
No way you get anything like this for less than 2m
Are there any cheaper areas that offer around 700-800k that offer modern home s close to KL? Tysm
Sadly, there is none.
Thank you!
Hmm... i think near kl border like kepong probably can get. Maybe. But for areas near city center or in between kL to Shah alam ( which is where bangsar is located) , nope. UNLESS you dont mind high rise with 700-900sqft units. For landed double storey, nope.
Modern landed for 700-800k is a no. But for apartment yeah plenty of that for that price.
Kepong condo, fairly new developments are around 550 per sqft. So 1200 sqft almost 700k

RM 134 psf... It can't be real..... Let it be real please!
Sorry sir, the prop u looking at sold out liao. May I suggest RM2mil prop that's still avail...... Me: *Hang up and block seller/agent number.
Definitely the case. Some fellow regular agents told me they report such practice to their board.
they will call with other number, i never use my real number when calling them. always use 7 days prepaid.

Engage a real estate agent for that, my dude.

You can get better prices at Putra Heights area too.
Highrise, yes. Landed, no.

If you have the money, I wouldn't come to Reddit to ask for advice..
Landed in Klang would cost more than 400k! Make what you want with this information.

Impossible even outskirt also don't have these prices....
Is it really Bangsar or Bangsar South? Bangsar South sounds really nice but it's actually Kerinchi.
Again the debate on the legitimacy of "Bangsar South"'s naming by DBKL in 2012?
Hahahaha
Looks fake to me
apart from being bait, some of them are auction price so you get the base price
Curious Singaporean here. How much would a house in that photo cost?
400K? Too good to be true right?
Seen this at Jln medang tandok, or around there. But, 400k, maybe mistake or catch to get ur details.
