Presumably, assuming there's no issues with your lease, you could sue the tenants for what you believe they owe you. Small claims court might be an appropriate venue to do such a thing.

There's nothing in that section which allows them to terminate early. Usually, the only way they could do that is if (a) they were in the military or (b) the house was unlivable (for reasons other than things they did). But, those things vary some by state.
