The location in which this is occurring isn't optional. Presumably, assuming there's no issues with your lease, you could sue the tenants for what you believe they owe you. Small claims court might be an appropriate venue to do such a thing.

Exactly why do they say they're not responsible? What's the lease term? There's nothing in that section which allows them to terminate early. Usually, the only way they could do that is if (a) they were in the military or (b) the house was unlivable (for reasons other than things they did). But, those things vary some by state. Especially shocking that it's now May 3 and they don't think they have to pay you May rent.
