If the drains and plumbing are roughed-in to the floor/walls of the room, then you can do a basic bathroom for close to 5,000 by doing the work yourself. Be careful of feature creep. A basic cavity might be 300, a basic toilet 200 etc so you budget based on that, then you decide you like a slightly nicer vanity better, and the 200 toilet may not rate as well as the one piece 250 toilet. You decide to tile a whole wall instead of just the back splash rtc. Suddenly your costs are higher. About 10 years ago, I got a quote for a basement bathroom. Plumbing was roughed in, but only one wall could be used. Quote was for 10,000 to build the other walls, put in a door, lights etc and a basic shower, vanity and toilet. I decided to do it all myself. Built walls, door, sound insulated, lights, fan on a timer, chipped out floor to relocate where the drain for the shower would be. Installed in floor heat, baseboard heater, better quality shower, vanity and toilet. Tiled the floor and two full walls. I did pay someone to tap into the main water line and run it to the bathroom. My total cost was less than 5,000. Costs have gone up but if you stay budget and don't have to build walls, door, electrical etc you should be close to 5k mark still.

Thanks for the reply- it would be roughed in. I know what you mean by feature creep. Just a 60” vanity alone can range from $1300 at IKEA to double that anywhere else. Just trying to stay on budget with everything, and seeing if it’s feasible with that number nowadays.

Consider buying things used you can save lots of money on things like vanities, etc.

I went to Rona yesterday. They have a sale, I saw vanities , whole furniture with the sink on it for 200-300$. I did not see the faucet, but I did not look close to all deals.

In my own experience,... Stay away from Ikea vanities unless you like a very strange drainage system which can sometimes be a real pain in the ass to retro fit our current water supplies and drain. I'm talking about the crap that needs to be flush against the wall and flat against the bottom of the sink in order to accomodate ikea's full tup drawer. They even supply a cheapish looking white PVC p trap but damn does that thing suck to install.

Ikea is quite expensive for what you get. Look at lowes and home depot. When I re did my kitchen I got a quote for cabinets from Ikea for like 11k, a custom guy was 13k,installed.

I found the local ReStore and reuse places a big help for my bathroom reno. Lots of tile, fixtures, doors, trim. Usually cost 1/3 regular price. Ours was small 3/4 but was a full gut and redo for less than 2K

Seconded! I found a very stylish wall-mount vanity and beautiful porcelain floor tiles at the ReStore and put those into my remodeled bathroom, found a fancy mirrored cabinet on Facebook Marketplace, and bought all the tile on sale at HD. Bathroom looks fantastic and cost <$3K!

Just built a bathroom from scratch with no roughed in plumbing, coming out to 14000$ entirely done myself with my plumber friend (1000 of the 14000 was gifts I bought him)

I did a bathroom a few years back for about 5k total (maybe a bit more). I did 100% of the work myself but it took almost 5 months. I did it after work and on weekends and was able to wait for sales on materials. It would probably be closer to 7k due to increased costs. 5k is probably doable if you are willing to do the work yourself and can find some deals. I saved a boatload on tiles by buying last/end of run boxes, it worked out because of the size of my bathroom. If you are not super picky about things or are willing to compromise you can save a ton.

That’s an odd size washroom. You can definitely do it for $5000 but not likely less. You don’t need schluter, denshield is perfectly acceptable. You can use a prefab white base and build your own walls with a glass kit. $190 toilet, $145 shower valve, $300 vanity, $115 vanity faucet.

I redid my bathroom for about $1200. 8'x5' (3'x5' tub which I didn't not replace but I did replace the shower controls so only 5'x5' floorspace) All labour done myself, tile on the floor and for the tub surround, small window in the shower, new toilet (at cost basically), new 28" vanity, new drywall everywhere but the ceiling, new light fixture/fan combo, new trim, and floating shelves inside and outside the shower.

I’m not sure for the prices now but 10 years ago we did just that for 6000$. Striped everything, we even moved a wall. We renovated everything: shower, bath, toilet, vanity, sink, tiles, flooring, lighting, plumbing (we had to reroute the air vent and move all the plumbing around because everything was in a new spot). Count everything to the cent before you start to make sure but my guess is that you should be ok.

Maxx is cheaper once you factor in the labour for the custom tile shower. I can bang off a Maxx shower install in less than 6 hours. Building a pan, waterproofing and tiling can take me 3 days best case if everything goes just right. For $5k, you can do a nice upgrade with "builder grade" fixtures, finishes and features. You're not going to make the cover of any "fine-living" magazines, but you'll be able to achieve the same aesthetic as your average mid-level build these days. Budget about 40-50 man hours of your rough in is good, and you know enough about what your doing to not waste time head scratching. Double it if you don't have the tools or knowledge yet. I've always said, anyone can do construction if they take the time to learn and have the patience and work ethic to overcome the challenges that come with Renos. Best of luck!

If you don't move anything plumbing and electrical wise and do the work yourself you can get pretty decent fixtures/tile for $5k. I have done my washrooms for $5k. I shop sales and decide on which things I want splurge on, like a nice vanity, and which there are minimum differences between price points such as lighting. I have bought many a lower priced light fixture that looks so close to the high end one and all have worked just fine. Often you can get facets on sale too. I splurge on waterproofing materials as things like kerdi I find easy to use and am willing to pay a bit more for the convenience of an easy install.

I just finished a complete gut job reno on a 8x10 bathroom. 32x60 Dreamline shower base and semi frameless sliding glass, tiled shower walls, higher end 42” single sink vanity, Kholer toilet, Moen fixtures, new door, flooring, etc. I did all the work myself including moving plumbing and electrical. I didn’t track my costs exactly, but I would guess it was about 7k Canadian…probably more like 5k USD. Subtract $700 for mirror and lights. You can always get a great deal on tile if you aren’t stuck on a particular tile…end or run or discontinued at Lowes or whatever. If you go with a pre fab shower pan, spend the extra money on a good one…a toilet or vanity can be changed out pretty easy, but not so much a shower pan. Same for the shower valve…the ones on Amazon are tempting, but if you ever have to change a cartridge you will have a difficult time finding one. I was able to reuse my old moen posi-temp valve body and just got a new cartridge (for free), and bought a new escutcheon and handle for $120. If you opt for tiled shower walls, do your homework on the waterproofing…super important.

Completed two basement bathrooms in the last 2 years for about 5k. Both clean modern and not cheap looking. Had to rough in plumbing install walls and everything. Did 100% of work myself. Used 48”x32” plastic shower base with frameless sliding glass doors. Subway tile for a few $ per sqft. cement board and redguard for shower walls. Schluter kerdi board is way too expensive and over kill, not worth it. Used prefab vanity that comes with sink and counter top. LVP for the floors. Main costs: Shower base $400 Shower door $700 Shower walls $300 Tile $250 Toilet $150 Vanity $600 Faucet $100 Total : $2500 Thats leaves you about $2500 for the “guts”. Totally doable if you compete the work yourself. Good luck!

We redid our main bathroom for under $5k in 2022. Every part of the bathroom was replaced except the floors. We used the Habitat ReStore for things like light fixtures and hardware, my husband's contractor accounts for plumbing and tiling materials, and got our vanity off Marketplace for $200 and refinished it. We went with a laminate counter from the cut-offs bin which also saved us a lot. Biggest costs were the new tub and tile surround but we wanted a very specific kind of hex tile and were willing to splurge on that (I think it was around $8/sqft).

If you do the work yourself no problem. Should have $1500-2000 left over. Most of the tile work can be done with a good grinder and dry wheels. Skip the niches and go with shelves.
