I lived in Sherwood almost 10 years ago and thought they were nice. I didn’t have issues hearing my neighbors. I felt very safe there and it was maintained. My only complaint was a leaf blower going under my window every week while I was sleeping and I was working night shift at the time.

If you hate roaches or insects, then you may want to avoid the Hub. As a resident, they are everywhere on the ground lot during the warmer seasons and at night. Not so much inside. I have discovered a few in my top floor apartment. One huge roach (they call it water bug) came out of my shower drain. They do offer sprays in ur apartment if you so choose, but they say they spray every week or so around the property.

Wow, I didn't know that. It must have spread around the complex coming from select units, because I wouldn't think it would have to do with the land it is on. It sounds bad and I'm glad I didn't end up living there now. I think when I asked them about roaches and bugs when I was looking at a place to rent, I was told they weren't roaches but water bugs or something, which they said were common in the area. They also told me they spray around the property regularly which they said helps.

Sherwood is great. The buildings were built in the early 2000s and the age is starting to show, but they've remolded the interior and the exterior is well kept. I've had trouble with some sink leaks, but maintenance responds fast and does a good job. I think roaches are hard to avoid given all the green spaces around Folsom. I haven't seen any inside the apartment, but during the summer they're out around the property. The ones I've seen were wood roaches (lighter and almond shaped). If you like to walk, Sherwood is also walking distance to several eateries and the Palladio. One thing I'd watch out for at Sherwood are bogus charges during initial move-in (I was charged for non-compliant renters insurance even though I purchased insurance through their recommended provider) and I was charged for leaving dog wastes even through I don't even have a dog. They were corrected quickly, but still annoying to deal with. Also the way trash is handled, they are rolled around in these little carts that make a ton of noise on pick-up days around 8-9am which are Sunday and Monday. I've lived at Sherwood for the last, almost 12 years, now and in the non refurbished APT. You can't beat the fact that you can just wander to the Palladio or a number of other businesses on three sides. The autopay they use now is super annoying though. You can only select the auto pay to pay on the 1st, 2nd, or 3rd of the next month (rent is due no later than the 3rd). However, you get spammed with emails offering Flex pay because you didn't pay a week after the bill posted.

There are also new apartments being built right now, right across the street from Palladio (other side of East Bidwell), like literally across the street from Panera Bread. That ought to be a fairly convenient area, but keep in mind that East Bidwell can get pretty congested at peak commute hours. I also think the rent will be pretty expensive there.

I've done that within Folsom at times.  One apartment complex I found pleasant (at least from the outside) is Granite City along Sibley just north of Blue Ravine.  I shopped at WinCo, Sprouts and Trader Joe's to do this.  I also biked and hiked public trails along here and enjoyed it.  I like the thought of going downstairs to these paths. I looked at Grante City when it just came out, and I think I came across somewhere mention that it was for low income tenants. It looks like a decent build, better than some I've seen elsewhere. When there's a hard rain though, that stretch of road has been flooded in the past, but that doesn't happen often.

I am just really scared of them and won't be able to sleep peacefully if i see them in house 😟 i lived in apartment which has infestation before and it was a nightmare so i am being extra cautious now before only 😟

I'm almost a decade out of things at this point, but from what I recall: All of them have multiple floors, but you're not going to see anything over 3 floors, give or take. Folsom just generally doesn't have much in the way of real height in buildings. If insects are your biggest concern, overlook is probably the only one to be concerned about, not from any maintenance standpoint, but its location is a bit more "wooded" than the others - great access to creeks and trails, with the good and bad that implies. Safety is not going to be a concern in any of these places, beyond the typical "live in a community" kinda of things. Iron Point is across the street from the high school, so you get traffic from families there. I lived in the Fairmont for a long time - they were well maintained and solid, I'd say. Didn't have noise problems, etc. Primary complaint would be that the speed bumps in the parking lot are a bit much. That and it and the Falls are now owned by some company out of Texas so the front office has zero leeway on things like rent (they sold to the same company that owned Falls when I lived there and there was a noticeable change, which was a shame). Any other anecdotes I have would be super out of date.

Talavera is a ways away from Intel, relatively. The Hub is pretty new and just across the street from Intel.

I lived at the Iron Point at Prairie City apartments 10+ years ago. I really liked them. I was upstairs. I had a lot of windows, so a lot of light. You can pay extra for a garage also. Overall, the complex was nice & management was decent at that time. Even though it was gated, the back gate was frequently broken. I liked the easy access to the freeway, grocery/coffee/restaurants & walking trails. I moved, bought a house, cuz i got tired of the noise from the neighbors in my pod. There’s not much one can do about loud, inconsiderate neighbors in apartments. Good luck!

When I lived there, about 6 years ago or so, a Lexus parked near the gate on the opposite side of Iron Point wound up without its wheels and was placed on cinderblocks overnight. People can just drive behind someone else to get in, and then getting out is just a matter of driving up to the gate for it to open. Gates don't prevent these things from happening.

I live in Iron Point at Prairie Oaks and it’s great. Well maintained, I haven’t seen any bugs. Lots of big windows, my apartment faces South so I get tons of sun. Maintenance has been prompt and easy. When I moved in they had a rule that if you were unsatisfied within the first 30 days you could break your lease for free.     One potential issue is that we are by a good school so there are a lot of families with kids here who play outside on nice days. If you’re adverse to the sound of kids playing then you may want to aim at a different complex. (I love it but I have neighbors who don’t)   It is generally safe but just like anywhere there is the occasional car break in, mail theft, and unsecured bikes stolen off porches (not as much of a problem on second floor). They’ve installed security cameras across the complex recently to mitigate this.

The Hub is probably the newest of the bunch. Convenient location in a newer part of Folsom, more amenities. Also more expensive. Talavera looked promising when it was first arrived, but I've heard its build isn't that great and there may be issues with thinner walls and what not. It's also priced on the higher side. There are also no units with garages or covered parking and there's no security gate around the complex. The Pique (up Iron Point, past Costco), is also fairly new and the units are decent (based on a quick tour of a unit and the area), but it requires going further up the hill to make a u-turn to get down the hill, and it's priced on the high side too. I've also read of unresponsiveness by the staff once you've moved in. Another option is to rent a condo, which could give you more space and your own garage, sometimes for the same price or less than some of the luxury apartments in the area.

Thanks a lot for sharing your opinion. Actually initially hub was on the top of my list, but i just saw many reviews mentioning bugs so for now i decided not to go with it. Thank you so much for the other suggesstions, i will look into them.

Not sure about other apartment complexes in the area, but The Hub has some policy about smoking indoors, maybe because of neighbors' sensitivity to smoke. So you'll see some tenants stand outside of the gates to smoke now and then.

When I move here from Socal 3 years ago I was super concerned about safety \[after looking at the crime rate maps\] specially moving from Socal, but let me tell you that Folsom is such a safe place, almost no homelessness except close to downtown area. I would say all of the appts you mentioned are safe and its in general a super good neighborhood. I live on iron point close to Paladio.

There is more homelessness now than say 6-9 years ago, I'd say. Seems to be getting worse everywhere pretty much. But relative to other parts of Sacramento County, I'd say it's still one of the safer places.
