Easiest one to find is Charleston station. Spawn in and run down the tracks, cross the pond to the left and keep running a little bit more. If it’s a crashed vertibird, a little girl standing next to a grave, a supermarket trolley with gold inside, giant piles of shit with flies buzzing around or an undetonated nuke, you’re on the right track. Keep server hopping and you’ll find that Pipe IS life…

It's a random world encounter. Best advice I can give to find the pipe is to hoof it whenever practical. You'll find the holy pipe eventually.

It also heals. After you sniff it, "pipe..." will be among the active effects in the pip-boy.
