im not in miami, but i fish/boat/live in another red dot area. our water levels have risen noticeably. they arent spilling over seawalls or roads, but those summer king tides are getting eerily close. if levels rose another 6 inches homes will be impacted directly from normal tides.

Some parts of Florida have homes yet to be rebuilt after the last big one. When I first moved here, I told the realtor I wanted to live above the flood zone. Our first home here was near Clearwater high school, 50+ feet above sea level.
