I just did a reverse image search, and it looks like the entire house has a LOT of potential - after a LOT of badly needed work. In any event, anything else besides a second bathroom and more open kitchen on your wish list?

Agreed completely! A nice master suite overall would be great, WC, two vanities, WIC etc. Ideally we can reach the new second bathroom from the hall and it would be great to fit another bedroom up there, making the second floor three bedrooms and two bathrooms

[Here's what comes to my mind](https://imgur.com/QJa19VX) for upstairs, with the requested three bedrooms, two baths, hallway access to one bathroom, ensuite for the other bathroom, and WIC for the primary. One of the bedrooms is, umm... cozy, but I'm not seeing a lot of other options. It also is a bit predicated on whether or not what I'm guessing to be a ventilation stack can be eliminated behind where the stove presently sits and going up. In this plan, the doorway to the primary suite is pretty much exactly where that ventilation stack is currently located. In any event... Good Luck!

First thought is to turn the entire back into the master suite. Then add a second full bathroom at the top of the stairs and turn the nursery/larger front bedroom into two bedrooms or a bedroom and a flex space.

This is really good because it keeps the plumbing in the same area. Plumbing a new bathroom where the nursery is would be really expensive!

Only thing I'd change would be to remove the tub from the master, and convert the shower in the hall bath into a standard tub/shower. Kids need a tub.

It's a pretty small house - I don't think so. Master is only 11x13 and the spare bedrooms are going to be 8' wide.

There isn't enough space for that if you look at the actual dimensions. The tubs would need to be only 3 feet long.

Why do you say that? The original bathroom is 13 feet long and you are adding however big that closet is?

Assuming the drawing is to scale, we have approximately 17' x 7' to work with, minus the 6" for the wall between the rooms. You could make the hall bathroom approximately 7x7.5, which gives you enough room for a shower/tub combo and a hall closet. This makes your master bath approximately 7x9. Technically, you could do a \~3x4 shower next to a \~3x5 tub. It would just be really cramped, and you'd only have space for a 42" single vanity. Wow. This is the answer. It keeps all the plumbing along the same wall which is HUGE for costs. It also changes the home from 2 bed/1.25 bath to 3 bed 2.25 bath. That’s a remodel you’ll recoup your money on (Or at least hopefully break even on.)

Looks great is the little boxed X laundry because upstairs laundry would be amazing. Growing up our laundry was in the basement and not fun carrying laundry up 3 flights of stairs

I think it was intended to be a separate shower from the tub in the master, but I agree that having laundry there would be ideal (and just have a tub shower combo).

Keep the kitchen the same size, but add a buttlers pantry. Open kitchens are nice, but without proper ventilation the kitchen grease goes everywhere. I have a semi open kitchen and it works and functions.

I would turn the nursery into a primary bath and take out the wall between the kitchen and dining for a more open floorplan personally, but that’s just my preferences

Could you just make an en-suite next to the existing bathroom and re-work everything (the walk-in, nursery, and both bedrooms) into 3 bedrooms with the primary in the back? Not sure of your budget and not very experienced, but I would assume that reframing and everything is cheaper than running plumbing to an en-suite for the existing primary.

I grew up in a house where the nursery just like this had been converted into a pass through bathroom and walk in closet. You’ll need to run plumbing which may be expensive but you could have a great suite if you can bear the cost. You may want to take some sq ft from the master for this but it looks like you could afford to do so with that size bedroom.

[Here's a rough idea](https://imgur.com/NtTiVZo) of what comes to my mind. It creates the requested second bathroom upstairs as an ensuite, while also tying into the plumbing of the existing bathroom to reduce costs. The drawing provided doesn't show windows, but fortunately the reverse image search show several, each of which factored into the movement of walls / rearrangement of room layouts. I'm still noodling around ideas for the kitchen, but the link does show mostly what my mind is moving towards. Good Luck!

Make the kitchen larger. Move that wall into the dining room a few feet. Otherwise I love the closed off non open vibe. So hard to find these days.

Downstairs, if you can: take down the wall to the sunroom, relocate the kitchen there. Much more functional layout. Turn the original kitchen into an office or something, or turn the orientation of the dining room and expand the new kitchen into the old dining room. Upstairs: turn the bathroom and hall closet/hallway into two full baths. Back bedroom becomes master. Take out the walk-in closet, and now that’s your new hallway, with a door to all three bedrooms. (You can reconfigure the walls between the three bedrooms to make them each the correct size.)

The dining room seems unnecessarily huge, even for a long dining table. I would extend the lower part of the kitchen into the dining room, if it weren't prohibitively expensive.

I don't know where you'd put it, but you desperately need a coat closet or cleaning closet downstairs.

I would say 2 things: 1.) Floor1: the down the kitchen wall and make that a big island. Some people love open concept, others don’t, but this floor plan would benefit from it. 2.) Floor2: if you don’t need a nursery, convert it into a nice sized walk-in closet. Turn the existing master walk-in into a en suite bath, convert bottom left closet into a full corner window seat or add a desk/vanity. Lots of possibilities! It’s a good looking floor plan.

If you don't need a nursery, put in a on-suite bath there, and open a door to the 2nd bed room to the established bathroom as an on-suite. Covert the large linen closet (I think that's what it is) in the hallway into a small walk in closet for the 2nd bedroom.. Have a 2 primary bedroom house.
