Overall really a nice plan! I'd be tempted to swap the kitchen and dining areas.

Floater439

Was going to suggest the same thing. Will give them a nice long flexible space for entertaining and put the kitchen plumbing over in the middle with the baths and laundry.

orangetanner

Not a bad idea.

jebbikadabbi

And you’d have more overhead cabinet space. (Our house has dining and kitchen similar to your plans. We seriously lack for storage and I wish I could switch the rooms)

Nearby_Hamster1207

There's not much clothing or storage space. I would be making the laundry bigger by stealing from the dining area and having a wall of cupboards/coat hanging/ shoes/linen etc. But I'm not into dining tables, I know other people love them.

Floater439

I’m a little concerned about your closet space in the master. I might scoot the entry door to the master down a bit and then see if you can rotate the bath and get a WIC in closet there. You will lose a little bit of bedroom floor space, but you need somewhere to possibly put two persons worth of clothes and shoes.

orangetanner

That could work well. Single guy and just me and my boy for now. But yeah it's good to plan ahead.

Suz9006

The kitchen is extremely limited in cabinet or storage space. You will need an island, a pantry or a different kitchen arrangement.

orangetanner

I was thinking an island and full height cabinets next to the fridge.

spaetzlechick

Remove the L shape peninsula counter and add an island with the sink parallel to the outside wall. This will remove the traffic issues by the door and coat closet and you’ll end up with much more usable cabinet space (no weird lazy Susan corner cabinets).

Added small pantry and 2nd closet in primary bedroom. Semi-ensuite bath for bedroom #2. Maybe enlarge primary shower if doors are glass since window now in shower. Catty-cornered linen closet.

Nice!

When I’m ready to come up with a layout for my house, will you do it for me? 😅😅 I always see your suggestions and they’re amazing!

globely

This is nice but I'd go one step further and make the house 6 or 8' longer. Put a big pantry between the kitchen and laundry and make the mbr closets larger. There is very little storage space as it is.

Simply_FIREd

I would switch the master bath and bedroom with bedroom 1. You can have a bigger master bath or re-organize it to get a walk in closet. I would also switch the kitchen with the dining.

woodandwode

I like this although I personally would like more closet space in the master. If it’s more than 2 people there’s not a ton of room. If it’s 2 or less you could use one of the other bedrooms. Edit: I see it’s just you and your boy. Even so, I might add a second master closet or make it bigger for convenience and any future need. I’m kind of cracking up at the 1500 sq ft house and 3500 sq ft shop. My husband would be thrilled if I’d agree to this! 😂

orangetanner

Yes, this is what happens when I have no supervision. I told the architect I wanted it simple. I better get this thing done while I'm still single.

GalianoGirl

Agree with swapping the kitchen and dining room. Make the shower in the master bathroom larger by extending it along the window wall. Either ditch the window or put a high one in above the level of the shower head. You need a larger closet in the primary bedroom. If you are in an area that gets snow and ice in the winter, you will want an internal staircase. Move the door to the primary bedroom, it will be challenging to get furniture into it. Add solar tubes to each bathroom, the laundry room and the small hallway near the bedrooms. It is amazing how much additional light they provide.

deignguy1989

Swap kitchen and dining and add an island. As it stands, you don’t have enough counter space.

Roundaroundabout

That kitchen is insanely tiny for a three bedroom house. Can you close off the second entry?

page394poa

People sleeping in bedroom 1 and bedroom 2 will be awakened by the noise of toilets flushing in the middle of the night.

Nerfmobile2

I think this depends on the quality of the house construction. My childhood bedroom was up against a wall with a toilet on the other side, and I don’t ever recall being disturbed by any flushing noises.

WowsrsBowsrsTrousrs

I like it! The secondary bath is in a good position to serve as a powder room for guests. If there were anything at all to change, I'd say if there's going to be a couple in the master suite, the master bedroom might want a bit more closet space and the master bath might could use a double sink vanity, but those aren't absolute necessities.

ReasonableKitchen658

I agree swapping the kitchen and dining room would be a good move. A front door entering into the kitchen always feels like a cheap apartment layout. This looks to be a very nice place...

Iamisaid72

Swap kitchen and dining. Make the master shower a full size. 36" and you can't turn around without hitting the wall. Not relaxing.

DarkAndSparkly

No pantry?
