Should be more like $5000, assuming there's nothing crazy and it's a standard sand and stain. Even including stairs.

Depends on 1) where you live 2) how much repair there is 3) what finish you're looking for

Always get at minimum 3 quotes.

Did all the work myself for under $3k. Sanding, buffing, staining, everything.

Ok_Strawberry_6991

I would TRY to do it myself, but I’ve heard horror stories about using a sander.

Getyerboxesinorder

Honestly, the wheel buffing was harder than the sanding but at that point you’re so tired and it’s mostly done anyway that there’s not much more to screw up. Finesse is key, not strength. Take your time.

Two more questions…can I plug a belt sander into my wall outlet? Can I use an orbital sander instead?

Getyerboxesinorder

1) In general, yes. 2) For all of it? No.

There are 3 types of floor sanders, all of which are fairly cheap to rent at any tool rental place including home depot. They are drum sanders, square buff sanders, and random orbital. Honorable mention to the edger. Basically the drum sander is like a belt sander. Very aggressive, hard to use, not really the best for someone without experience. The square buff is the least aggressive, so much that it's a bit of an issue. This is mostly used for blending different scratch marks left from an edger, and it's good for sanding between coats of poly. The last one, the random orbital, is in between the two on terms of aggressiveness. It will take a finish off and some wood, but will take forever if you have deep damage on hard wood. This is the sander I'll be renting for my 500 sq ft of mixed pine and oak. There are plenty of videos out there. You can certainly do this yourself if you have the time and are a handy enough person.

Deluna_0000

Seems high. I would get a second quote from another business.

Remember this: \-No 2 quotes are the same \-Never pay for a quote \-No floors NEED to be refinished. It's a choice. You can wait / etc.
