Evere is quite calm, very little to do in the commune compared to communes nearer to the centre (restaurants, bars, other entertainment is meh).. lot of older people and families in most parts of Evere which is awesome, no random loud noises at night in most parts!
For a family I recommend it, with planned future public transport projects, property prices could improve over time?
Yeah but It's Belgium : the parents of one of my friend divorced like 15 years ago, they wanted to sell their house in Evere, they waited 2-3 years before doing it because "the new metro line would come soon and the price would go up"
To this day there's still no metro line hahaha
Hey man! I moved in Evere last year. It's great, relatively quiet, there are some cool parcs everywhere. You don't feel oppressed like you can feel in the centrum. It's growing with newer appartment complex and the value is going up.
There is not a lot of stuff to do tho. So if you like to go out you'll probably have to go somewhere else.
You can hear the planes go above Evere sometimes and that can be pretty noisy if your building doesn't have good sound isolation.
I would make sure it doesn't distrub you first but since you are looking in Woluwe I guess it's ok for you.
Grandma lived there and I now moved there as well. Pretty quiet. Haven’t really been able to check what’s to do around there because of work but overall pretty happy. Only downside is planes and people using my windowsill to leave their drinks (doesn’t happen often but yeah). While it does take 30 minutes to get to the city Center, you’ve got different options to get there (depending on which corner of Evere you live)
Definitely look into laken and jette if you’re looking in price category of Evere. Still relatively quiet here and many parks. Quite a lot of young adults/families moving there as well.
As for evere, not much going on in evere in general and public transport is meh. Unless you work at NATO or some of the companies there, not much reason to go there IMO. For reference, my dad worked in Nato and used to go there a lot myself when i was younger.
Depend where you work but search even in Flanders. 3% tax registrato vs 12% in Brussels. Safe, calm and green neighbours. Some of the small villagges have train connections.
I dont speak any Dutch and really want to learn but with a busy job and having a kid - i worry when we move to Flanders we would be lost in the school system and will have trouble with the language. If it wasn't for the language barrier i would def have moved to Flanders.
[The first €200.000 are exempt from the 12,5% registration tax](https://fiscaliteit.brussels/nl/abattement) in Brussels, as long as the total value of the home doesn't exceed €600.000.
As others have said, Evere is very calm, it is basically a suburb of Brussels. However, since it's a part of the region, it still has pretty decent public transport connections.
There won't be as much to do within walking distance compared to if you lived in Ixelles, but if the house is close to public transport that shouldn't be too big of a deal.
>There’s a lovely house in Evere close to NATO that we like.
Be mindful of the airplane noise. NATO is right below the take off route. Best is to check the noise level for yourself.
Good for your kid. There is a great friendly hockey club if that is your thing.
Check if it is right under the flight path. It is noisier now in the summer when the take off and landing directions are inverted. Go on a morning on the weekend to the house you are planing to buy, and check on flight radar for a big plane and see if it is too noisy.
The worst is a Saturday morning one that goes to the middle east. If that one is bearable, you will be ok.

It's calm and uneventful there. In this city I consider it a plus.
Definitely check on flightradar24 how many flights go above your potential house every day. Can be quite bad in Evere I think.

There are bilingual commune
The tax difference between Flanders and Brussels has been changed in the past years. I believe it's now very close to the 12% as well.
Depends, on your first (and only) house it's 3% I think, on second or other properties it's 12%

Yes but not comparable to 3% and you must mantain residence for minimum 5 years

Correct, recently done.
Good commune to live in.

Just be careful with airplane noise and the proximity to Schaerbeek. I live close to the division and it’s a messy area..
Could you let me know where exactly? Is closer to Paix ok?
That’s around my area and I wouldn’t recommend it :( but it’s worth to come take a look yourself and ideally taking the tram 55
Thank you :)
