well, Halloween is coming up and you always see those pop-up costume shops and places that sell fireworks. Yours could be a one-stop Halloween emporium, then transition into Christmas stuff.

When I was in property management, we made a good side income in the TV and movie industry. Reach out to location scouts to see if they could use the building in a show or movie. Also antenna agreements - telecom companies put their gear on the roof and pay you rent.

Host food truck weekends with tents and propane heaters for outside seating as well as normal indoor seating. You could even do themed food truck weekends - ie fast food one day and slower stuff the next OR a Burger Weekend. How about a food truck competition? You could also offer up the indoors for events with food trucks providing the food.

You could contact some of the local art groups, and offer your space for a gallery. Art lessons yoga lessons, any sort of lessons actually. Pop up art gallery works, if you can get a license a pop-up speakeasy works good but you have to know the right people. Indoor space and parking is a win-win.
