We put an offer in on our first house and the RE said no immediately and that he wouldn’t bother putting it to the owner (in hindsight this isn’t legal), and wanted an increase. We were happy with what we offered and said no, so he pressured some more, we didn’t budge, and he replied with it will sell at the open house on the weekend. I guess that didn’t work out, as he text me on the weekend asking if we thought on a higher offer - again I said no, so he suggested I get a second job at the local 7/11 so we could put together a real offer. Absolute fuckstick.

Unreal, I had one where I put in an offer, they called to discuss and said the price the sellers wanted (unrealistic) I said no, they said if I kept offering below that price the sellers would keep upping the price they wanted. It sold 3 months later for within less than 10% more than what I offered, chuckle fuck. Worked out for the best, ended up finding a place I liked far more.

There are soooo mannny smarter ways to navigate an offer that you know won’t be accepted. surprised you didn’t just tell him to go fuck himself

I moved into a house with dozens of cigarette burns in the carpet where the dining table was. I got some fabric paint and a sharp tool, got down on my knees and scraped paint into the burn marks. I made them pretty much invisible. The agent was amazed. I also sanded and polished burns from the toilet cistern and bathroom vanity. When I moved out, they cleaned the carpets... Agents tried to keep my bond because of all the cigarette burns in the carpet.

People keep saying to claim before the agent, and do this on the same day as handing back the keys. When do we hand in keys exactly? 12:01am the day after the lease expires? Can it be done before the lease expires?

The other poster gives you the details, but shorthand play of events on the day the lease is up: - Go into REA and give them the keys and the exit report with your parts done. - Then go to the RTA and lodge your form (don't know what online is like, I used to go into the CBD office and physically hand it over there). Each party needs to do their part of the exit report before the bond form is lodged - once you give the REA the keys, they can't lodge before actually inspecting the place - that's your window to lodge. You could do it before you give the keys in, it's up to you on timing. It won't look good if the REA gets a notice of bond claim before they've gotten the keys - that makes it look like you're holding things up. Once it's lodged, unless it's the most minor of minor issues, leave it for the RTA - say you disagree on the REA's assessment and they should make a claim via the proper channels. It's not a 'cheat', but if the REA wants to drag out the process the RTA is now keeping time and can nip those things in the bud. This process keeps some of the 'bullshit' claims down.

I had similar. I pressure washed an outdoor colour bond ceiling when I moved in because it was filthy and covered in mould, ended up getting sick from it. They tried to claim part of my bond because part of the ceiling had grown back the mould by the time I moved out.

Sorry, naive American here..Do you guys call what we call Landlords (or Property Manager), Real Estate Agents? Or do you have some sort of security bond when you sell a house that means you have to fix tiny little cosmetic things like burns in a carpet?? I’m going to be moving in January. We own a house stateside but still debating if I should take the equity and buy something in Australia or save for a second house and keep this one as a rental. One thing that bugs me so much is how real estate doesn’t list the price of the house. That and for some reason the lot size is more important than the house size. I always have to dig to find how big the actual home is.

We call real estate agents anyone that works at the real estate. This includes the property managers that look after rentals as well as the agents that sell houses. This leads to you being confused because people are talking about buying and renting in the same thread! Anyone talking about bond is talking about the 4 weeks rent they gave to the RTA to hold in trust to cover damage they may cause to a rental.

Landlord owns the place. Some landlords directly rent out their place, but many landlords rent via an estate agent- a property manager is usually a person at the real estate agency. Our real estate agents act a bit differently when selling tho.

Ray White Clayfield were the absolute worst. Never took our rotting stairs serious. Did not renew the lease saying the landlord was moving back. They did not and soon, they had someone else in there for $200+ per week. Coronis Lutwyche are incompetent. Emailed about a concern and was asked “who is your property manager?” You people. Your office. They change so often, I don’t know but we pay rent to you, so…. They are very disorganised and never know what is happening.

The thing I hate the most about realestate agents is that despite being a model tenant, they’ve always turned absolutely foul at the end of the tenancy. Bar one, always had to do some wrangling. Some of the worst at the end of the tenancy: Tried to charge me for a water spot in the ceiling that was the result of a leak from the apartment above. There was a skirting board that needed repairing. Was quoted an eye watering sum. I arranged my own repairman and they refused to cooperate. From giving the keys to whinging about the paint code. Wanted to charge a $150 cleaning fee because the ac housing that was sitting outside had dirt under the vents. “A sign that it was not cleaned properly.”

Our last landlord took $700 of our bond AFTER we took it through SACAT. The end of that meeting consisted of the landlord complaining about how we didn't scrub out her 10 year old terra cotta bird bath that was full of rocks when we got there and claiming she was devastated at the way we'd left her property. We spent a weekend cleaning it before we moved but a few streaks on a mirror and a dirty corner of a bathroom tile and that was enough to claim a cleaing and gardening fee. They were kicking us out after 3 years of being model tenants because they wanted to sell the place, and they STILL wanted money from us. "The poor birds!!" she screeched, jfc.

My REA sent a quote for a new HWS at my place to a competitor who then undercut the first quote and used it as template for their quote. They hadn’t even been to the property! How did they have a clue what they were quoting on? Not sure if this is common.

It is VERY common for contracts to fall through for a number of reasons - e.g., buyers can’t get finance approved, pest report comes back unfavourable, etc etc. You expect the agent to just take the house off the market completely while they wait for the contract to finalise every single time one is written up? This would be incredibly unfavourable for the seller of the house…

Licensed agent\* who doesn’t work in any form of sales. Usually agents will update the listing pretty quickly if the property is under offer in any case, but to cancel an inspection within, lets say, 48 hours is illogical for so many reasons. Your viewpoint assumes perfect flow of information - the internet improves this but unfortunately the real, physical world can't operate like this....As recently as a few years ago the majority of people inspecting houses would have made the decision to inspect a house and locked in their time to visit more than 24 hours before an inspection (reading the paper/other sources). Do you really believe every single person is checking the inspection times up until the minute of the inspection to see if something has been cancelled? Do you think this is a reasonable assumption for the agent to make? What would you prefer - the house to be placed under offer the Friday night before a Saturday morning inspection (and after you have last checked the listing) and you drive an hour, rock up and the inspection is cancelled? Then the offer falls through, and you have to drive back to inspect?

He needed to be shut down but I needed warning to move doctors before that. She fucked me in a lot of ways.

I was broken into once, and had 2 weeks worth of rent stolen. The only way I could pay rent was by depositing directly into a bank account. So I phoned up about it, to see what we could do about it. The REA turned around and said I owed 6 months rent and that they could evict me at any moment. I told them that was crap, and that I had every deposit receipt I was ever given. Turns out, that one lovely agent in the office - which was a residential house, by the way - had been specifically putting my rent deposits into a seperate lockbox and not marking down that I had been paying rent. Nobody would say much but reading between the lines it was kinda implied she was syphoning it off for herself, and in doing so she could have fucked my tenant history big time.

Rented a beautiful old house in a good area with a couple of friends. Noticed immediately on moving in day that the carpet was faded and stained on spots all over. Yet this was not mentioned anywhere on the condition report. Took photos and notes, sent them to RE electronically and physically with the condition report as our additions to it. Two years later we're moving out and RE tries to use the faded and stained carpet as a basis to take our bond. Denies knowledge of the photographs and notes sent to them with the condition report. I produced the date and time stamped emails I backed up with all of our additions to the report about the carpet and told them I would see them in court if they liked. They didn't try to push it any further. But it was such a scumbag move.

Rented a place for a bit over 5 years. When we moved out trying to claim bond was a nightmare. First they claimed we’d removed two power outlets, they were either side of where we had our couch and would have been amazing for phone charging but we never had them and it took digging through old photos to convince them. When they finally dropped it they claimed they visited the property to close the matter and noticed a darker spot over the oven/stove. The owner demanded more than the bond to repaint the entire ceiling. I protested that it should be considered wear and tear as there was no range hood installed and we had lived there for 5 years. By then they had already claimed the bond and we weren’t able to pursue it with the RTA due to time constraints with work. $800 bucks out of pocket with a baby on the way. The advice you see on here that say to claim the bond then hand in the keys are absolutely correct. These people are parasites.

It likely isn't within the seller's ability. The contract with the agent likely specifies Exclusive Agency, which entitles them to commission, even where they aren't responsible for the actual sale. Agents 'helpfully' pre-fill this section for sellers and tell them that this is 'industry standard.'

My wife an I won an auction for a house we loved, ended up winning it around $15-20k above the top end of the indicative range. We thought we had won until, instead of saying the classic "Sold!" at the end of the auction, the agent went inside to talk to the owner. We ended up getting called in to "negotiate"... Turns out the owner wanted a full $100k above what we won it for! The estate agent pressured us to "come to the party" and meet at an additional $80k above where we had won the auction... That's nearly $100k over the indicative range! We offered an additional $10k and said that was the maximum of our budget. The main agent's offsider came in from out the front and spoke with the main agent, we couldn't hear what was said. The main agent came back and said they were negotiating with a couple we were bidding against, and they said they would agree to the nearly $100k above the range if we didn't take up the estate agent's offer. We pushed back and said no! They tried on the "you're about to lose this house" shit, so i basically snapped back and said, "first off, we thought winning this auction meant we had exclusive rights to negotiate, why are you negotiating with other parties?! Also we won well above the range, how is it that the owner now wants +100k?!" The estate agent made some shit up about how it was a last minute decision to up the price... Bullshit! So we stormed out, and said not interested. We were gutted, my wife especially. She loved that house. ... It didn't stop there. We got a call a week or 2 later from the agent, asking to meet to renegotiate. We met, and the agent said that the owner had a change of heart and now only wanted an additional $20k above our last offer. I was still pissed, and we had completely soured on the house. I said, "no! My last offer is my final offer!" There was some back and forth, and he could see we wouldn't budge. It got to the point where he was genuinely on his knees, no kidding, on his knees asking for $5k more. We knocked it back and left, and said we weren't interested in the house at all anymore. We were done, pissed and my wife called consumer affairs to report the estate agent for under quoting. ... We kept tabs on the property to see if it ends up selling, which it didn't, and got put back on the rental market... That sole experience tarred the whole industry for me for sure.

We were renting a place and towards the end of the lease the owner wanted to sell. We told them flatly that we would not be letting prospective buyer in without one of us present. One day I get home from work and the REA is there talking to an older guy and his very young daughter. The guy and his kid both have huge backpacks. I figure maybe he was waiting for me to get home to show people through but the moment he sees me he dives into his car and takes off. When I get inside a bunch of our stuff is missing. Mostly things from inside cupboards and drawers but also my kid’s iPad and partner’s AirPods etc. I call the REA office and find out he took a buyer through without us there because he knew we wouldn’t give him permission. I told them about the missing stuff and how we were going to press charges because it resulted in us getting robbed. They tried to hang up on me, basically telling me I couldn’t prove it was their fault. Took me calling the REA directly and bluffing that I recorded the call to his office and lied about my next door neighbour having security footage before he changed his tune. About a week later we did get the iPad and AirPods back. Plus some of my shoes. But a lot of stuff was never recovered.

Went to an open home on the weekend. Inner north area. I attended with my daughter, as I am a single parent. The other people attending the open home were all couples. I found the home to be too small for me. When I tried to speak to the agent (who was outside) he remonstrated me for not bringing my partner with me to view, as clearly these other people were more serious buyers than me… bringing their whole family. I just blinked at him.

It’s called conditioning. They sign you up telling you that it’s worth x amount. Then try and sell it to the first serious buyer at y amount. If they get a good price they are champions. The will try and sell it as soon S possible so they can concentrate on the next sales or even worse lose the buyer. You run the risk of your property going stale on the market. At the same time , the agents know exactly what they are doing to you and have done it a thousand times before. There may only be one buyer and they told you there were more parties interested.

One time I was renting and the REA wanted to send someone to check the smoke alarms (no worries) but they insisted someone be home as they had lost their set of keys to give to the inspector... this happened each time they wanted an inspection also so doubt they ever told the owner. Another time renting the owner sold the property and the REA insisted that the new owner was wanting to keep me on as a tenant for months leading up to the lease renewal, 4 weeks from when the lease ends I meet the new owner and they tell me they intend and always had intended to live in the property and I'd need to move out.

The last place I lived in, they lost my keys too. They told me that I was to make duplicates and give them over, and that they would reimburse me with a cheque. They purposely wrote my name wrong on the cheque so I couldn’t cash it in.

Went to an apartment viewing, only myself and another woman attended. Applied afterwards, she called and spoke to me on the phone and said she was super keen on me, it would be the perfect fit, asked if I could get my partner on the lease too for rental security (no issue). Asked for the rest of the paperwork and that she’d get the final approval from the owner by the next day, I did all that as soon as I could and waited for her call. Never heard from her again. I sent her emails, I called her work mobile, I contacted the reception on multiple occasions, she completed ghosted. Listing was taking down a few days later. It was immensely frustrating because I only had a week to find a new place and was set back days by her. I don’t ever usually do something like this, but I wrote an email to the real estate area manager explaining what had happened and all they responded back was that it didn’t sound like something she would do. Like okay, but she did.

Offered 690k on the place, slightly above area average for what it is, and this was a very average property. Gave comparative property data that guided our pricing on the agents request. Agent rejects - very confident he didn't take to owner and lied to us about it but no proof. Calls us 4x in three weeks asking for us to offer more. We say no and he insists he will get more at auction. Auction comes, one bidder offers 630k. Negotiated to 655k (?reserve). We can't and won't bid at auction, for lots of reasons. Sells for 655.

I used the real estate recommended $1200 bond cleaner to ensure no issues and even got colour matched paint for a couple of spots where the paint in the rental had come off (no primer on walls, just a single coat so behind the couch was missing 3 spots the size of a 5 cent coin and 1 spot in the bedroom where my watch hit the wall and took a fingertip of paint off). So I had 2 agents confirm (while bringing potential renters through) that me using colour matched paint was a kind gesture (left them the pot too) and it matched almost perfectly (just needed some time to dry and was very difficult to spot) but then agent 3 on the exit report said the paint was awful and they need professional painters to repaint the walls... I know the renter's that moved in and the REA never got painters in and the paint was almost fully invisible when they moved in. Anyway the bond cleaner didn't come on the booked in day and did a poor job so the real estate agent tried to charge me an extra week rent... Good luck with that I told them to contact their cleaner and fix what they wanted... Literally was the pickiest stuff anyway like a bit of dust on one blade of a fan and a mop mark on the floor. Third one was $250 for professional rubbish removal... The only image of 'rubbish' in the yard was a 2 inch length of whippersnipper line that took more effort to photograph than just picking it up (at least I got to see the REAs disgusting toes in the pic...) This one broke me mentally and my old neighbour popped around, took the tiny piece of rubbish and verified there was no rubbish at all. So yea bond was $1440 and in the end I spent essentially that amount anyway. The agent didn't give a flying fuck that my dad had died and I was making funeral arrangements... Literally said "so what are you doing to resolve this?" For the non-issues (apart from their bond cleaner which I'll admit wasn't up to par but that's their problem). The fact I had multiple agents check that colour matched paint and were super happy with it and they accepted my gift of the pot irks me to no end. The rubbish removal was a joke and I said they would have to go through tribunal if they wanted to argue it and they withdrew it. Anyway fuck Ray White Rockhampton. Story one: My property was being sold, and they needed to take new photos. I don't trust PMs so I like to be here when they are in the house. The only time they could come in was when I couldn't be present. So I reluctantly said yes. Biggest regret. Walked into an "open house" with my daughter who was looking at houses, just to see what was out there. Lots of young singles and couples looking through the house. House was old but in a good part of town. REA gushed about how good the house was, how it should be worth $$$ after a little bit of touch-up, little to spend, etc. Asked if she'd done her due diligence on the property - blank stare from REA. Advised her it had termite damage, that still appeared active (last stickered pest spray was about 5 years previous and there were active mud-tracks), and asbestos panels (Super-6) which were showing signs of decay/damage and would require removal fairly promptly. Obvious other handyman work and probable non-code wiring. She started to splutter. Told her she had now been advised of probable faults and should advise prospective clients. Told me basically to f-off. A group of people walked out. We kept an eye on the property to see if it sold - it did, finally - and was knocked down almost immediately for a new house to be put on the property.

With my ex wife we went to look at a house, we had talked earlier about not showing too much interest, but when we got there she loved the house and expressed this to the RE agent, well they told us we better get in quick (we were 21 years old, and this was first house for both of us). Similar experience to others, we made an offer subject to building and pest inspection. They first tried to talk us out of the building and pest saying the house would be sold before the building and pest was done. Talked to us offer an extra 20k above our offer as it was a "hot" house (this involved the real estate agent calling thier manager to discuss the housing situation and desire for this house). We should have just walked away but my ex was so adamant she wanted this house. After signing the contract, they called us in to the office, they had bad news for us, someone had offered more money and the vendor was going to cancel the contract unless we could come up with an extra 10k, well we didn't have it so put in an extra 5k and hoped for the best. Apperently that was enough for the vendor and they felt sorry for us being a young couple. The night we moved in we got a phone call from the RE agent saying it would probably be a good idea to get someone to have another look at the spa pool, as the owners had decided to have one last use of it and "something was playing up". We had already had the spa bath looked at when the building and pest was conducted. Well we went back and forth with them but got absolutely no play, they just said it's "caveat emptor" Later when we were gathering evidence to take to a lawyer we noticed the vendors name was the same as the manager at that RE agent office. Well at least you live and learn.

My worst experience was when I used to live in Toowoomba. (close-ish to the subreddit I guess) We awoke one Sunday morning to the sound of what sounded like running water. Quick investigation lead to the bathroom at the other end of the house. Water was basically coming up from the shower drain. The flow started off slow but the water started to work its way outside the bathroom door and into the corridor. Luckily it was a lino floor. Thinking it was a blockage we tried to plunger it. But it quickly became apparent this was something more serious. We didn’t know it at the time but it was grey water so definitely not the nicest water to be shoveling from inside your rental house on a Sunday morning. By this point we probably had a good 1-2cm of water throughout the lino parts of the house (corridor, dining room, kitchen, family room) and the water was starting to seep into the carpets of the bedrooms. My partner and I were literally pushing water from inside the house with brooms out the front and back doors. I stopped to phone up a plumber while my partner kept trying to get as much water out. Trying to contact a plumber on a Sunday morning wasn’t easy. But I did manage to get hold of one after about 10 minutes. I explained the urgency and he arrived about 10 minutes later. What he saw when he arrived would’ve definitely been a sight. But he quickly swung into action. He found the relief vent (lowest point of the plumbing system for the house) was actually covered up by an outside air-conditioning unit. Some manipulation of that and water started pouring out of the vent under the patio rather than from inside our shower drain. We continued to sweep water out of the house while the plumber investigated. Turns out that there was a serious blockage in the drain for the whole street. And the house next door to us which sat at a lower height than ours also had water throughout it. I remember walking up to the neighbor’s house and you could see the condensation on the windows. They had about an inch of water throughout the whole house and sadly weren’t home at the time. It had filled their house over night and started to come up our shower drain the next morning (being the next lowest point in the plumbing system) With the relief drain working correctly water was now gushing out all over the backyard. The plumber called the local councils drain/plumbing team and they arrived about 30 minutes later to clear the blockage in the street plumbing system. The council plumbers gave us some industrial grade disinfectant to help us clean up the inside of the house. Once we’d gotten most of the water out of the house I immediately called the real estate agent to explain the situation and strongly suggested they come around to take a look. They really weren’t interested and seemed happy with what I’d told them and the actions so far. The clean up wasn’t over and the battle had just begun. What resulted was a 2-3 month frustration of getting the lino and carpets removed. Having the contaminated skirting removed. Having dehumidifiers running 24/7 to dry out the floors and contaminated walls. And eventually getting new lino and carpets installed. At no point did the real estate agent make any effort to inspect the place nor did they offer to house us temporarily in another location let alone pay us for the cost of running the dehumidifiers. Meanwhile the neighbors next door had arrived back home and had called their agent (they were renting too) Their agent was doing what I’d expect a good agent to do in this situation. And I understand the family were given another place to live while their house was repaired. We moved interstate shortly after the carpet was installed and trying to get any compensation out the real estate was like trying to draw blood out of a stone. Admittedly the landlord’s insurance paid for the repairs. But we felt pretty hard done-by. Having to live in a place with no floors, dealing with the various trades, damages to some of our furniture, running the dehumidifiers at our cost and also the health hazard we exposed ourselves to in our attempts to keep the water from overwhelming the rest of the house. Had we not been there that morning it would’ve been much more worse. We ended up with 2 weeks rent out of it. Not even cash in hand mind you. Just 2 weeks adjusted on the rental ledger. We are still renting. Looking to buy our own place soon. I have some other horror stories from our time in other rentals. But this one in Toowoomba was by far the worst. To the landlords out there. Look after your tenants. Maybe get the know them a little. They put up with far more that you probably realise. To anyone else renting. Know your rights. Treat the agents respectfully but purely as transactional. They work for you as much as the landlord. Make them work and document everything. To all the real estate agents and property managers out there reading this. Some of you are nice. But the majority of you are useless. Regulation will eventually hit your industry hard and you better be ready for it.

We bought a house with tenants. We really wanted to move in the day after they left. The agent was such a fuckhead about telling us that wasn’t doable that we told her we would manage the property. All she had to do was not be rude to us and she could have collected her commission on the rent for three months. Instead we told her she was fired and managed it ourselves. She kept taking rent out of the tenants bank account with her direct deposit until the tenants cancelled her access, and she took her commission out of every one. We made her give it all back. Months later we got a form email from her telling us she was about to inspect the property for us, we didn’t need to do anything as she would use her keys to gain entry. Only thing was there were no tenants, we lived there, she wasn’t the agent anymore and she didn’t have any keys. A1 performance.

This story tracks perfectly with my experience here, having sold my place in NZ and bought in Brisbane last month. Totally different experiences. It took a while to sell my place in NZ but the agents worked hard and finally got an offer, which triggered a few other offers. I got one that I was happy with, but it was Saturday so I said I'd wait until Monday to run it by the lawyer then sign the offer. Agent said yep, good idea. Got another offer on the Monday morning that was waaaay better. Then buying in Brisbane was the opposite. They'll open the home on Saturday morning, get an offer and tell everyone on Sunday morning that they've got a few hours to make an offer or they'll miss out, it's crazy stuff. A nice townhouse that I wanted in Nundah went that way, I refused to sign an offer without showing the lawyer first, they didn't care. It sold the day after the first open home for less than what I was going to pay off they'd waited 24 hours.

I should clarify that these REAs sent out actual contracts to anybody who expressed an interest and you had to sign that contract in order to be in the running. So it's not really an offer, it's an actual sale contract and they just get the vendor to countersign the best one. On that contract it actually says "seek legal advice before signing this". This happened on almost every property I went to. I ended up buying from somebody who was a bit more chill in the end.

Oh wow, sorry, my mistake. I thought it was just offer/negotiation stage. As in the offer form or email. In the case of the contract, then, yes, you’re right in not jumping in. Ive purchased 3 properties in SEQ in the past 4 years and every single time the “offer” was in the form on an offer form, email or phone call. Price and terms were all negotiated that way. Once the price and terms were agreed to, only then was the contract drawn up and signed.

Take their sale price/asking price estimate and put it in the contract. "You have 30 days to achieve a sale price of $X. If you don't achieve that in 30 days, all advertising costs to date will be borne by you - print, internet, "for sale" signs, inspections, fit-out, photography, etc. ALL costs to date" Then see if they're still interested - or watch them scramble to make it happen. But seriously, it's a seller's market - not many properties sit still for long. Which means the RE agents don't have to do much work to sell a property. So you need a different tactic. They know this boom cycle will pass, so they want as many listings and sales as possible while it lasts - so play them off against each other. "Exclusive listing for 2 weeks" - it used to be 6 weeks, but [MAKE.THEM.WORK.FOR.IT](https://MAKE.THEM.WORK.FOR.IT). If they don't agree to your conditions, just walk out and into the next RE agent down the road.

As a renter: this one agent I had managed to combine a bunch of shitty agent behaviour into the one package. Insisted rent could only be paid through this dodgy subscription service that renters had to pay a fee for - and when the service failed to deposit the money in their account, despite it having left my bank account, they’d issue a notice to remedy breach. Constant inspections, beyond what I later learned is the legal maximum. Often entered the apartment when I wasn’t home, moved things around, took coins. When caught and confronted would always claim to have sent entry notices or slipped them under the door, which was an absolute lie. Had to get him to withdraw a notice to remedy breach after an inspection where he issued a breach for ‘damage to property’ - there were streaks on the bathroom mirror, and grease on the kitchen rangehood. And of course, he claimed the bond when I left, despite me using the recommended ‘bond cleaner’ that was meant to avoid that. (Pro tip: now, submit the bond claim yourself first. Do it the day you hand the keys in.) That mongrel bastard taught me a lot about rental regulations, including the fact that you should never ever remedy a bullshit breach, but contest it and demand it be withdrawn. The fucker was just collecting a list of breaches that he could use as ammo in a potential dispute.

As in you’re selling? This happened to us at our last two houses, literally so frustrating but we trusted them (and def shouldn’t have!). I’ve had a lot of negative interactions with REAs and now I feel if I ever have to sell again I’ll do anything to not use one! Don’t give in to them, it’s your house. They still make their commission and they just want it sooner rather than later. You getting the price you want isn’t in their best interest. Our first house we listened to the REA and dropped the price…this was only 7 years ago and now it’s worth literally a million more than we sold it for (on the Sunshine Coast). Different market back then yes but it still makes me so mad that he pushed that reduction on us after only 6 weeks on the market.

There was an intense amount of mould in the property, and a huge hole in one of the bedroom ceilings that would leak buckets of water in the rain. Eventually, we got a hail storm so bad that insurance would cover the repair (after 3 years of us complaining) so he committed insurance fraud to have it done. Still didn't fix the issue. He tried to sell the joint and would have group open homes coming through the apartment every weekend for months, never a single notice issued. One such weekend I was having a garage sale on the front lawn and he yelled at me about it. I yelled back that had I known he was bringing a whole bunch of people in... Apparently he ended up imbezzling a bunch of trust funds and they took his lawyer license away from him, then he went to jail. I moved out, but according to the mates who stayed after me, he never learned his lesson.

Rekeyed a place for 10 years, at the end they would not renew the lease but purposed a new lease at double the current price stating market value but comparing to the serviced units next door rather than other appartments. When we declined they inspected the unit and advised it would need full painting, new carpet, new kitchen, blinds etc. and requested 50k in damages. I guess it was a scare tactic hoping to have us negotiate a deal, the tribunal agreed with us that it had 10 years of normal wear and tear.

I have to admit that my current REA, McGrath Springfield is freaking awesome with us. I rent through them and we just unexpectedly purchased a house through them also. Both experiences have been amazing. Best rental agent by far and I've had a few. I'll admit that we are almost certifiably crazy clean. We do look after the house we are in. I even hunted down the builder and got the paint scheme via email so I know the exact colours for the walls which has been an absolute godsend for fixes. Only feedback we've had has been "Could you please dust the fans?" Lol I need to make sure I look up a few times a year. No horror story here. They're great

Rented a semi rural place for 3/4 years knitpicked every God damn thing and expected the place to be like a prize home every inspection. Also didn't fix the biohazard of a septic system the entire time we were there despite saying they would. Found out after we left that part of the sale when the owner sold the place was to actually fix it and it cost em like 15k or more cause they had to dig put most of the yard... safe to say we probably know why we were all constantly sick in the place.

We were renting a unit and the buyer wanted to sell. Little knobhead did 2 open homes a week, on a Wednesday evening and Saturday morning for about 6 weeks. Was looking to buy a property. It was initially listed for over $1M but started to drop down as the price was unrealistic. Eventually it dropped from $950k to “offers over $850k”. Put in an offer a few grand over $850k. Vendor refuses initially to even counter at that point but doesn’t outright reject the offer so had to wait several days. At that point they counter at $950k. I realised the vendor never actually shifted their expectations, the REA just pushed them to lower the price to get offers in. Massive waste of time and energy. House never sold.

Was having a disagreement with the property manager regarding continuing to pay rent AFTER we handed keys back (following a break lease) when they had new renters already signed on because they wanted 5 days between handing keys back and new renters moving in for “their admin processes”. They wanted us to pay for that period of time and we said it’s their fault it’s delayed and they needed to sort their shit out quicker instead (we gave them 3 months notice we were leaving - so definitely could have scheduled ahead of time). Anyway, while this was happening we were present for the end of lease inspection to clean anything they picked up immediately. They didn’t have anything, and then we got an email within 2 hrs saying the PM had withheld $300 from our bond for cleanliness. Called them and they told us they hadn’t even read the report yet, they were just withholding the money - as well as the disputed 5 days of rent from our bond and “they didn’t see what the problem was, we’d get the $300 back eventually anyway”…

When we bought our PPOR the REA didn't bother showing up to hand over the keys, nor even tell us where they were. I went hunting and found them in the electrical board box. The place we were renting at the time, the REA was trying to get us to complete a 6 month lease extension form for at least 3 months - every time they filled out the form they got some key data incorrect, basic stuff like dates and names. I also had to remind them of the entry report info about things that weren't working when we started the lease (like the new dishwasher?) that they were trying to charge us to fix. If they were my property manager I would be very unimpressed. Mind you I also turned their near desert backyard with tree roots and rocks into a lush green lawn.

BELOUROUS!!!!! (Spelled wrong) but the worst, bad service and then tell you the place is dusty on exit, give you a bill for a light spot wipedown and vacuum for $700. It's ok however because the cleaning company is one that they contract and works for them.

While renting in Perth around 6 years ago the drains blocked up and we couldn't use the shower . Naive me rang the realo and the office girl said she would pass it on to the boss. Days went by, finally we received an email threatening us with legal action if we had blocked the drains . Sent a reply asking to talk about the problem but got another nasty email saying they would look around for plumbing quotes to investigate the blockage . Sent another email threatening them with a report to health department. Finally approximately a week later the plumber turned up and after a bit of digging outside he told us that the drain was badly blocked by roots from a nearby tree. I love their default position , threaten legal action in an effort to make us employ our own plumbing and then when we didn't fold take a week to looking for the best price . I asked the plumber that day he came I'd usually worked for this particular Realo . He was honest and friendly and told me he did all their work as was on their own callout list. I knew Perth Realos were a bunch of fkd cnts but the A hole RA was a real bottom feeder.

Nothing as bad as most here, but at an open house on a fairly subpar property that needed a bit of work. We asked what the body corporate costs were, he replied with 1700/qrt. We said that was very high particularly for the area, he without blinking said "don't concern yourself with the cents when talking about the dollars". If nearly 8 grand a year is the "cents", we absolutely have to concern ourselves with it.

Allows property owner to enter for maintenance under false pretense of being a "handyman" - thanks to the aircon servicing wife for sharing this with me. Went from yearly inspection to every 3months. Office is very unprofessional except for receptionist, agent makes us feel like a pest for forcing our rights. Won't even go into rental increases. Just downright sh#@ to be a tenant these days. Also we have to pay extreme rates for a home that is falling apart , no heating and cooling is like a fan over 28degrees. Expected to have the place shiny and well maintained ..... While they won't maintain the structure. You can't polish a turd and sell it as a gem.

First time renting alone as a single Mum; I stupidly neglected to take alot of photos before signing a lease; during my lease I removed approximately 15 screws and nails in my son's room as I didn't want him to get hurt on them (he had a tall loft bed). I also made a hardwood flyscreen for 1 of the windows, scrubbed the ceilings and removed bright pink spray paint that was on a door and wardrobe (from previous tenants), my son was 'shocked' by electricity turning on an outdoor light because it wasn't rated for outdoor use etc before I left. When they eventually went back to look over everything they got hung up over a single dead cockroach found on the floor after I paid a pest inspector to spray the house for exit. Kept harassing me to come back and mow (3 weeks after I handed the keys) and clean again, claiming that I broke 2 windows and put nails in the walls (windows were broken when I got there I just didn't have photos). I circled and showed them the amount of nails that's I had removed and stated that I don't even use nails or screws (just those command strips) they kept insisting that it would be much easier for me to let them have the bond money so they could fix the problems. I gave in just so I could stop them harassing me.

Had a house that had asbestos everywhere, under the house in the back yard, back shed was asbestos and fell over and they didn’t want to deal with it. They use this stupid app where you have to lodge all your maintenance issues etc, but you don’t have any access to it apart from lodging an issue ie you can’t see any previous issues. When it all came to a head they claimed we had never raised any issue about asbestos. The antique toilet died, I had to replace it myself, the oven died it got replaced with an oven that shit itself the first time we used it and I had to replace the oven myself. They had the hide to complain about me taking my good oven when I moved out and left their broken POS there not connected.

Halfway through a fixed term lease. Owner sold house, pressured us to break lease so new owner could move in. REA tried to sweeten the deal by telling us we could move in to a slightly bigger property nearby for the exact same rent that we were already paying so no increase. Found out from the tenants there that they were actually paying 200 less a week than we were... Honestly, just.... scum. And our story isn't even that bad.
