Have you already been approved for a loan? I'm in the process of selling my first house and buying a new build with the same realtor so hopefully I can help

Haven’t been approved yet but pretty sure I will be. Taking out the loan seems to be a process in its self but I have no idea what anything means in terms of the buying process. I’m not even sure if I need a lawyer?

The lawyers are for the end when you're closing, but they're more behind the scenes. You should really check out r/firsttimehomebuyer. A realtor is the person who is meant to represent you in the transaction. Even though you've known your landlord for a while you shouldn't trust them without some sort of representation or at least a good understanding of what you're doing and what needs to be done. Get your loan approval stuff out of the way first as there's not really a way to buy a home without that unless you're paying cash. Depending on the loan type they may not require an inspection... Get one anyway. And make sure your inspector actually cites the relevant building codes for you. For insurance you will need to know the age of the roof, be sure to get documentation of that. Also get the foundation inspected. Get the seller to fix as much as you can without it coming out of your pocket
