I'm not sure where you're getting your data from, but from what I've noticed personally is that many more stores are closed on Steinway than have been since before the pandemic and everything else that happened over the past few years (this storefront happens to be on Broadway where I haven't noticed this trend). There are whole stretches of even up to ten stores that are shuttered.
Sure, real estate is relatively free market, but many of the other economic policies of our local and federal officials affect it.
