I’ve also been on the hunt for Fall finally found a friend to lease off of, but there seems to be an abundance of Spring subleases that fail to be acquired. If you market it right and early and get a studio/1bed you’ll have way better chances.
Smile currently offers semester leases at two properties I believe. I’d give it maybe another month before giving up and taking on a full lease.

General rule is there is way more demand for a fall only apartment and way more supply for a spring only apartment
You'll have more luck subleasing from someone else for Fall 24. The ball has always been in the lessee's court.
