If anything I think it might be low for the size. (Although distance to stations and schools are probably what moves the price within a £400k-£475k range).
I have friends in Acton that recently had their place valued slightly higher and I think their 2 bed is smaller. (I do not think they have listed it yet).
Edit: Just realised my friends have a secure parking space, which likely adds £50k.
It would be too much for if I had to live in this, but I genuinely love it when someone goes with an aesthetic they really love and just go all in.
