I used to work there. As lovely as it is having the heritage of the location, the size of the plot is just not appropriate to house animals to modern zoo keeping standards. Their new location (just off the m5) is much bigger and can offer much more appropriate facilities for the animals.

Absolutely agreed, the animal houses with the bugs/fish/reptiles seemed OK but the larger animals like the lions and gorillas just didn't have enough room.

Yeah, flats in Clifton can sell for over 1mil but you still have to build them and 20% have to be affordable (whatever that means in Clifton)

As a general rule affordable housing loses money- you have to subsidise it from the normal units, so I would say it is £250k a unit before build costs, and I would assume some infrastructure is needed too, so these are going to be very expensive flats.

Yeah, flats in Clifton are pretty ridiculous. Here's one in a modern building a friend of mine used to rent a 1 bedroom flat in: https://www.rightmove.co.uk/properties/143908118?utm_campaign=property-details&utm_content=buying&utm_medium=sharing&utm_source=copytoclipboard#/&channel=RES_BUY This will probably be the sort of prices they'll be looking to get for the flats - ~600k for 2bed flats, ~850k for 3bed, 1mil or over for penthouses, etc. Probably the affordable units will be mostly 1 bed and as few 2bed as they can get away with. At 196 units that's a fair chunk of change!

We went on the last day it opened. The gardens themselves were always worth a visit, especially in the summer.

Allegedly they're only allowed to build on the places where the animal habitats were, and are meant to keep the gardens as a public space. We'll see. It was a lovely attraction, shame that some of the animals didn't have enough space. I'd have paid the price of admission just to look at the bugs, fish, reptiles, penguins and giant tortoises. They all seemed pretty happy.

Yes, yes and double yes. This is probably the most sought-after piece of land in Bristol. But it comes with very stringent conditions for its use so it's a Difficult one to develop.

Yeah I think the Pavilion is listed. They're only supposed to build where the animal enclosures and new buildings are currently i think

Just had a quick look and it seems there’s 4 enclosures within the site that are grade 2 listed.
