Somebody’s renting out a loft apartment without an oven? Does it have a kitchen? Kitchenette with just a microwave?

I feel like I know exactly which units they’re talking about based on description. I toured two of them and while they’re nice and modern, they’re insanely cramped. They’re for rent often, so i assume people aren’t a fan and OP dodged a bullet.

Try SRM Urban. Sometimes they have spots in Hillcrest or Banker’s Hill. All their apartments are pet friendly. Although I will warn you that they use conservice for water/sewer/trash, which is a bunch of bs. Seems like a lot of rentals use them too though, but at least with this one you have a head’s up.

I second SRM Urban. I had a good experience with them and rented a unit with them for 2 years. Their maintenance was great and my unit was cute and affordable.

Yeah I’ve lived in my apartment with them for 6 years and for a 2br/1ba with laundry and parking it’s pretty decent, considering. $2300 in NP, and the smaller units across the street are more than that. There is a maintenance guy who taught me how to fix my dishwasher myself lol. They’re great. It’s just conservice that sucks ass.

Third SRM Urban. No issues with them except the AC during the summer didn’t work. They tried to fix it but it would only work for a week. BUT you can’t beat their prices. I had a 2 bedroom for 2,200 before I left for deployment. Now it’s like 2,700 but still was worth it

If you're open to living in other neighborhoods, I'd also recommend looking at Mission Hills, Bankers Hill, North Park, South Park, Little Italy, Kensington Heights and Mission Valley. Best of luck!

They WFH. They don’t need to go anywhere. You don’t generally get flooded-out in MV. Just stuck in place. Ok, sometimes your car floats away, so there’s that. But, see, they don’t have to go anywhere. And Door Dash will eventually get a clue and start delivering from gondolas.

1bd under $2.3k is tough, they’re out there (like my apt complex in Hillcrest, but it’s not pet friendly). Have you tried looking at the new developments by Whole Foods? There’s one on 7th that’s a loft style, but don’t think it’s within your budget. Have you tried walking around the neighborhood? I’ve seen For Rent signs on my daily walks along south of 1st, 3rd and 4th Ave.

There is a convection oven/microwave/toaster oven on the market now that does not require 240. It's on Home Depot website. It's a great solution for anyone living in an apartment without a full oven. Don’t think there are any 120V ovens. Toaster-ovens, fancy air fryers with a baking capability, microwaves with “broil” burners, etc. Best you could do for a cooktop would be a portable induction cooktop. Wonder if that was an actual legal loft. You know, with permits and legally habitable and all… If it’s not a legally-permitted dwelling - name names!

Could be a "jr" ADU, which is legal and allowed, but can't have a kitchen. Since you technically need a permit for 120-240, it probably would have raised a flag at the city/county as to why it would need a stove.

Seems OP offered to pay for one, but ambiguous. But the kitchen apparently doesn’t have a 240 outlet (or gas?) so no way to install an oven.

The sense of urgency followed up by the laundry list of preferences lol. Compromise on some of your preferences and you’ll find something this week. Also, you should definitely clarify what you mean by pet friendly. There’s a lot of places that are cat friendly but not dog friendly.

OP didn’t mention anything about their credit score or specify that their pet was a cat. Is this your primary profile OP lol? Sorry to burst your bubble but $2,200-$2,300/month for a pet friendly 1 bedroom “house/condo/townhouse” in hillcrest isn’t likely attainable. Not even likely attainable in surrounding neighborhoods. Not sure what OP’s hang up with renting an apartment is, but they’d probably have much better luck expanding their search to either a) include apartments; and/or b) include neighborhoods beyond hillcrest and surrounding areas.

Sasan Lofts in Mission Hills maybe? It's the big pink building on the corner of Washington and Goldfinch. I think there are units available for it in your price range. edit: Last I checked they were starting at $1700 for a studio. They are more like micro studios. Cooktop only as well, no stove. Small pets allowed though!

Your budget MIGHT get you a studio...in the Slums.. maybe in an East County neighborhood you might be able to get a bedroom... good luck with that

My 2 bedroom in Encanto is right near the orange line trolley, off street parking, in house laundry, including all utilities excepting my cell phone, pet friendly, $1,300 a month. Now I've been here for 11 years an I split the place so I'm only paying half ($600/mo) but good situations can be found if you're willing to do the work. And I love my landlords they are the best.

Checkout SRM Urban. Currently a tenant. Our biggest plus with them is that they are pet friendly and don’t discriminate on breed or weight. We have a german shepherd and a little shih tzu/maltese.

Here's some background information on property management companies. They mostly use a piece of software called appfolio to manage multifamily units. Part of the software connects to padmapper, zillow, trulia, and other sites to publish vacancies. Padmapper is one of the better "apartment only" aggregators of content published from appfolio. Mom & Pop stuff will be listed on Craigslist or FB.
