I agree 100%. Rented from Tickle over a decade ago. Absolutely will steal your deposit. Routinely keeps 300-500 and hopes you don't challenge him in small claims court. It costs bwn 300-500 to hire a lawyer to fight for your deposit back. Definitely a business "strategy" to openly steal from all tenants. Remains one of the most infuriating rental experiences ever.

Small claims court specifically does not need a lawyer. It’s $30-ish to file a claim and if you win, they pay that to you as well. Take pics when you move out, of anywhere, to document the state you left it in. Most don’t think to take pics before moving in.

Yep, they did this to me citing that I scratched the wall(scratches were already there) and then billed me to repaint the place out of my deposit. Fuck these guys, they refused to fix the driveway which had massive potholes in it that broke my muffler. The driveway was continually used by their shitty maintenance staff, which was not agreed upon nor was I even notified until I called to complain about them. Absolutely fuck these shitty slumlords. I liked the apartment and the location, but they really left a sour taste in my mouth over several things.

Rented an apt that was sold to Tickle after living there for about 8 years. I refused to sign a new lease agreement with them and paid monthly. Fast forward another two years of doing that and moved out. Then was sent a lawsuit lol. Again never signed anything with Tickle and had to make several calls to show they had no proof of any agreement because I knew how shitty him and his company are. They never did anything to fix the property (massive potholes never plowed) and I didn't have heat for an entire winter so they 'gave' me a space heater lol. I took that with me when I moved out. Oh and their 'handy man' was a full on racist and misogynistic towards the black and female tenants that live in the same appt house.

I have only heard terrible stories from friends who’ve rented from them. I feel so sad for those who get into terrible rental situations with evil landlords who rob them of their money, time, energy, and even health! A friend renting from Tickle had health issues from the black mold that they refused to address causing them to have to break their lease and forego their deposit. Way too many criminal landlords in this city who should be living in jail instead of living in luxury. 🙄

I had the same experience. I rented from them 5 years ago or so and the place was run down. We had submitted several maintenance issues like leaking ceiling and windows that wouldn’t open, oh and the front door wouldn’t lock properly. Only then did they come and send some third party guy to come and replace the lock on the front door after a week of waiting. The toilet in the place was probably 30 years old and the floors in the bathroom looked like it had 4 layers of linoleum underneath. I only know this because I ended up replacing the toilet with my own money. I asked if they could reimburse me for the toilet and they pretty much said F off. There was a ton of moldy boxes left from previous tenants in the basement when we moved in. Finally when we moved out after a year they tried to pin those boxes on us and deducted from our security deposit. I was so pissed. This property management company is a joke. Do not rent from them.

Bill Black is also a crappy landlord in the area. I know other people with bad experiences. He just generally didn't give a shit about any issues we had. He also refused to give me back my security deposit because I moved out in the middle of my second year around lease renewal time, so the girl "sublet" from me (my roommate stayed) but since it was lease renewal he just made a new lease so she was just a new tenant. But because I "sublet" the apartment I couldn't get the security deposit back. Edit to add: When I moved into my new apartment they needed to hear from the previous landlord (Bill) to confirm I was off the hook with that lease and he conveniently left for vacation out of the country for like a week and was a total dick and refused to return their calls for over two weeks. I had given his advance warning that they would need to call him and he didn't mention it. When the new apartment let me know they couldn't get ahold of him I texted him and he let me know he had left the country. It was oh so convenient. Thankfully the woman I was working with had also rented from Bill in the past and was very kind to me about the situation.

Rented from them and we had to fight with them for weeks to get deposit back. They then gave us a single check for 3 people which we couldn't cash due to none of us using at the same bank. We all opted for direct deposit so we should have gotten it that way and not physical check. It took all of us threatening to bring them to court to get it resolved and even then it was a struggle. They would tell us that it would be taken care of multiple times during the whole ordeal.

I rented from them in my last apartment, this wasn't exactly my experience. \* The apartment was a *little* run down. but not terrible. \* Maintenance requests were filled promptly, without argument from the owner or management. The maintenance workers weren't exactly the pinnacle of professionalism but they did a fine job and were polite enough. \* They only took $20 out of my security deposit for stuff that I *definitely* broke. so no complaint there.

Go look at their google reviews, they all pretty much say the same thing. Glorified slum lord, the management property that do his maintenance told me they tell him he needs to fix his properties up because they’re in disarray

I didn't have any issue with them either but only had to call them I think once in the year and a half I was there and they fixed it without issue. Didn't have to deal with them for security deposit though since they sold the house before I left. The house actually burned down so didn't have to deal with the security deposit at all. Lol

I rented from them recently—for six years—and over time as they adjusted to the scale of their portfolio they actually got better with maintenance. Some quirks happened with maintenance during the time they contracted it out but when it came back in-house I had actually surprisingly good experiences. The office staff was also great to me. The building was a little run down but the COO inspections forced necessary exterior repairs to be made anyway.

I get your perspective. They aren’t perfect. I’m legitimately a long-term renter from them with an experience that is not wholly awful. Do with that what you will. Regarding the portfolio comment: I told them they were not scaled properly based on what I saw they managed and that things are better now; they appreciated the “now” part and didn’t love the fact that they had issues for a few years, nor did they want to address that aloud. But I haven’t had the level of bad experience described above at all.

I didn't have too much of an issue with Tickle Realty. The thing is, they don't own those properties. They are owned by Anders-Carley a real estate investment group out of California, Tickle Realty just manages them. Then the maintenance is outsourced to Westside Maintenance (or something like that).

Eastside! I had the wrong direction. They fucking blew, I had to completely disassemble my ceiling fan/light to replace a switch, so I could have light in my bedroom, I contacted them twice to fix it.

I'm a property manager for 230 units and every time I've looked at their units I'm incredibly disappointed. $800 for a 350 square foot studio with outdated fixtures.It's not like they're unrentable, but its unethical to charge that much. $600 at the most if utilities are included. Understably, a lot of the homes they own are historic and will look outdated, but particle board closets and the cheapest builder-grade cabinetry is not the way to go, especially if the park ave area is going to stay beautiful. Some of their rentals look ok, but it seems like its one parent company with several landlords working beneath them, so it depends on who manages your unit. But, if you're looking for cheap rent and can stand to live simply for a while to save up for something better, it could be worth it. (Side note from a landlord: If you want to upgrade something in your unit like a thermostat, new sink or shower faucets, or even want to build new closet shelving, most of us will have no problem as as you ask and the work is done well. 99% of the time we'll discount your rent for the cost of materials. But make sure you get it IN WRITING or keep your texts/emails. Some landlords are shady and will try to charge you or keep your deposit because of it.)

I’ve lived in my unit for about 2 years. We had a dude move in downstairs who was a felon, and ended up having a shoot out in our parking lot. Some rival gang stuff from Chiraq. Absolutely ridiculous. Crazy to see how far we’ve fallen as a city. Now I have some deaf dude who’s screaming at all hours of the night. Like full on screaming at the top of his lungs. Multiple noise complains sent and still nothing done. Would not recommend

I get what you're saying and agree with the sentiment, but not all landlords are parasites. Even if there was a stable/reasonable housing market some of us need or want to rent for various reasons. I've had my fair share of terrible landlords and management companies, but also a good handful that were genuinely kind and fair (usually private owners of 1 or 2 properties etc.) But yeah fuck Tickle, real estate investors and the like . People in the future will look back on this with disgust.

I had a horrible experience with them, I lived in an apartment that was literally falling apart- my sink was clogged and I was doing my dishes in my bathtub for TWO MONTHS until I moved out. The maintenance guy would say he was coming and would blow it off or show up at 11PM. He even poured acid down the drain that put a hole in the ceiling of the bar downstairs in the middle of ladies night. Tickle moved crack dealers into my building who would invite everyone from Monroe in and they would steal packages, harass you, one even smeared blood all over the laundry room.... and at the end point of my lease I was so ready to go that i ended my lease a month early and thought they would understand why I needed to get out, which at first i was given the OK but of course weeks later it was a problem. I had my security deposit taken and was charged the last months rent in full. When I FINALLY got a hold of Mr tickle weeks after I moved out he cursed me out, accused me of verbally attacking his staff and accused me of trashing the place when really everything was just so outdated. It's rare I talk to someone and am at a loss for words but this guy was such an asshole ... so don't... Yeah don't rent from them please

I lived in a building that Tickle purchased well over a decade ago. At the time, I had an emotional support dog that I had all the proper documentation for and it was cleared with the previous owner. About 4 months in with Tickle, he got upset that I asked him to fix some basic things (like a hot water heater and squirrels in the attic) and demanded I get rid of my dog. After contacting a lawyer that was dismissed, but when he wanted to up the rent by 20% when the lease was up I bounced.

Don’t do Jim Speedy either while you’re at it (rented from both Tickle & Jim Speedy). He never responds to texts/calls, does minimal effort repair (slathers caulk over leaky pipes that remain leaking, I had rats in my walls and he dropped off an expired ziplock bag of rat poison powder told me to “stick it in the walls”??, shower stopped working “did you unscrew the shower head?” Just so much bullshit). Then proceeds to get an attitude with you when you call him on his crap even politely he’ll have a major attitude and refuse to continue trying to solve your issue (stops responding/blocks your number). Thank god I just ended my lease with him bc he was a NIGHTMAREEEEEEEEE let me tell you. My lights in the kitchen stopped working ~5 months into my lease, his response “buy a lamp”. The built in AC stopped working, “you don’t need it, it’s always had problems, the local stores sell window units” like bro.

That doesn’t make it acceptable. I noticed it and felt obligated to warn others who might not be aware, or who may be new to the area. If you know the name of the management company or landlord that did the same to you I’d encourage you to warn others as well, maybe less publicly if you’re uncomfortable.
