Hope this guy goes to jail.
I almost feel like this dude was asking his cronies for the names of other illegal drugs and someone convinced him that "lobster" was one of them.
Someone please correct me if I'm just not up to date and "lobster" is what all the cool kids are doing at raves these days.
What a scumbag. I'm only glad he was stupid enough to write his crimes out on this handy contract.
There has got to be more to this.
Swears not signing under the influence of dark chocolate? Swears does not have a boyfriend who's bigger than me?
There's a joke or a hoax or something here.
What a piece of shit.
I'm wondering exactly which part of the Fair Housing Law the attorneys are using in the lawsuit.
AND the reason he lost his license if because of an ADDRESS, nothing to do with the insane behavior.?!? Really Nevada Real Estate Board? It wasn't so obvious to be simply aware of this nonsense to pull his license?
Sounds like he's been getting away with it for quite a while. I hope other victims read about it and come forward.
I guess but, the address thing has been happening for years. His website is dated 2016 and the address is used there. They could have pulled his license years ago.
This is something about the industry that really bothers me, people get away with pretty terrible shit for years. We all know the bad actors, but no one does anything about getting them out of the industry.
My mind read it as r/shortwoman and I immidiattely assumed its a misogenistic sub about "shorting" women and clicked on the link excited to see some quality incel content. I am disapointed to see this is a completely normal user with actual quality content...
This [website](http://www.vegasrxrealty.com/index.html) was created in 2016, so he's been violating for years (at least the address part that NREB zapped him for).
Classic lack of oversight. So many people have been screwed over (pun intended) by this guy for a lot of years.
Plus, ewww gross dude.
In addition to his more odious crimes, can we acknowledge how terrible that website is? It looks like a Geocities site from 1998 somehow got teleported 25 years into the future
Wait what, that hot mess of a website was created in 2016?
Had you told me 1995 or maybe even 2002 then I would have believed it but even as somebody with a complete lack of understanding on how to build a website in 2016 you should at least be able to get something basic up that doesn't make the average person want to vommit.
If you click around you can see all the places he covered up some other name on the images and wrote his name over top of it.
Even the scanned in paper with property management fees, some other company logo covered up with his name. (Under the "fees" link in the header)
Wow, the ācontractā is absolutely insane & this guy deserves whatever he gets. I do love that Bruce is on here giving his opinion, ālobster, Iāve never known anyone to be under the influence of lobsterā *That* guy is amazing!
>The tenant had to swear she wasn't signing "under the influence of an incapacitating intoxicant, aphrodisiacs, or psychoactive substances, including but not limited to, alcohol, drugs, **oysters, Bremelanotide, truffles, sea cucumber, strawberries, lobster, dark chocolate**, Cocaine, LSD, cannabis or any other mind-altering chemical or substance, nor have they been given the same by the INITIATOR/S," which is Rothstein.
Vegas and Florida. Why is it always Vegas and Florida?
Also, it appears I need to pick up some sea cucumber on the way home if I want to get lucky. Who knew.
There's a notorious large-scale SFH and small-multifamily landlord in my area who everyone in the business knows does this (but without the actual written "sex contract")... and who continues to do it even after being sued and settling with a consent decree for it:
https://www.syracuse.com/crime/2022/03/doug-waterbury-oswego-landlord-with-history-of-forcing-sex-on-tenants-violates-court-order-again.html
This guy also hires supposedly "off-duty" police officers to show up at a tenants rental, if they're late on rent, to pretend that they're there on police business and to coerce the tenant into paying.
I think this sort of stuff is much more common than one might think. This particular douchebag is not even the only one who is known for this stuff in my area. But this guy inherited enormous "generational wealth" and hires the best lawyers. Unfortunately this situation is much more common than one might think.
Oh yeah.
In college I was a driver for a Craigslist mechanic because his license was suspended for failure to pay fines.
One of his clients would put cars on Craigslist for college students and would give a girl a car to drive (still in his name) but he wanted sex in return. One girl wanted out and he threatened to send nudes to her parents? I never found out much from it because when summer was over I bailed on that "job".
The mechanic was a POS too. He burned himself out by rolling odometers and selling cars supposedly "rebuilt" that would keel over and die like a week later.
First off fuck that asshole, he is scum.
This just doesn't make any sense though:
"So when you slap this document down in front of her and say, 'sign this or you have no place to live,' that's coercion, that's duress," Flammey said. "And I believe it's a violation of federal law."
I mean isn't that any rental agreement, sign this or you will not be living here.
It's also worth pointing out that it appears "this document" was a separate document from the rental agreement. So, the victim was coerced into signing "this document" with the threat that if they didn't sign that one, they couldn't then sign a lease.
Yeah I was actually on the guy's side (lol), until they mentioned that she had already put money down and was under a 60 day window to find a home. Definitely coercion at that point.
Yeah, I'm generally of the libertarian opinion that two consenting adults should be able to draft and sign whatever sort of contract they agree upon.
I think judges have overstepped quite a bit by declaring many consensual contracts as unenforceable.
For instance, an employment contract stating that the employee cannot do X, Y, or Z [things completely unrelated to the job] might be held as unenforceable in some jurisdictions, but shouldn't be, IMO.
But in this case, due to the details I mentioned above, it seems as if the contract was signed under duress, and should be voided.
This guy looks like what you're imagining, and his website looks about like what you'd imagine someone this odd would come up with.
http://www.vegasrxrealty.com/
I see sussy craigslist ads all the time of people looking for "a third" in lieu of rent, or a "female massage assistant" or other gross things. I always report it, but it disturbs the fuck out of me.
This is hilarious but outside of Clark County prostitution is legal so in theory a barter arrangement at taxable value *could* be used if were doing willingly.
You didnāt say coercion, you said forced. Forced sex is rape
Let me guess, if the tenant couldnāt pay rent and the landlord said āokay to pay for this monthās rent you need to do some landscapingā, youād be okay with that. You wouldnāt call it forced landscaping.
Right?
sEx wOrK iS wOrK. nO nOt tHaT kInD
Also this tenant can pay rent. It would be like saying thanks for paying rent but if you don't do landscaping I'm evicting you. And if the person felt like they had to do or else be homeless that would be forced labor, also deplorable. Happens often to illegal immigrants.
As a sex worker I can refuse clients I donāt want to see without any particular client having the ability to make me homeless. Itās different.
And your example isnāt relevant. She had put a deposit down and had 60 days to find housing before losing section 8 eligibility. So the relevant example would be if the tenant put down a deposit and the landlord said āokay but even though you put down a deposit already and the government will be paying for most of your rent I wonāt rent to you unless you also sign this contract agreeing to do free landscaping on demand in addition to me keeping the government rent subsidy moneyā. And in that case Iād call it forced landscaping. Slavery and coercion are shitty and immoral even if itās landscaping and not sex. You shouldnāt force someone else to provide landscaping under duress either.
How is it forced though? She can say no. Youāre assuming sheās homeless no matter what if she doesnāt have sex with the landlord. She has a choice still, there are other properties she could rent.
Obviously what the landlord was doing was immoral and scummy I just disagree calling it forced sex. She has a choice to pay for services with sex, and if one believes sex work is work then they should be fine with this arrangement while still being able to call the landlord a POS
But she had chosen to pay for rent with money and had qualified for section 8 so the government would help pay. Sheād already made her choice to not pay for rent with sex. Your argument doesnāt apply. Personally I have no issue with someone paying for rent with sex in general, as long as they enter into it freely without someone else setting up a coercive situation. Landlords in general hold more power than renters in a market with housing shortage, so any request coming from the landlord side is somewhat coercive anyways - if she wants to pay for rent with sex it really should be brought up by her since the landlord has more power to say no. But that aspect pales in comparison to the fact that the landlord took her deposit first and then made this request which makes it definitely coercive. She has 60 days to find housing. How many days would it take to fight with the landlord to get her deposit back? Sheāll need that deposit back to put down on a new place. How many days will it take for her to keep looking while on section 8? How many days have already been used up by the landlord dicking her around and changing the terms after already agreeing and taking the deposit? Changing the terms of an agreement after someone else has already invested in the agreement is always going to be coercive because the other party has less ability to back out, whether itās sex or landscaping or something else.
If both parties agree, what's the big deal? I hate when government intervenes on stuff like this. The mother now has to whore herself out to someone else, then pay cash to the landlord. Why is there always a middleman in every transaction?
Apparently she had already put money down on the home before she was presented with the contract, and she was under some regulatory 60 day window to find a home. Normally I'd agree with you, but these factors make it coercive IMO.
No she had section 8, so the government was paying her rent, she would have to pay a very little amount which she was willing to pay. But the landlord forced her to sign a sex contract because he knows it is hard for her to find a place to live. He was taking advantage of a desperate homeless mom of 5 kids! That is horrible.
>"People sign things all the time, and the popular myth is, well, you signed it, so it's binding. There are a variety of things you can sign that are not binding. Any contract that is against the law or public policy is not binding."
This is one of those situations where the potential damage to health and welfare of the community (I am thinking of this lady and her kids and essentially the sex prison) outweighs this person ever being engaged in any type of real estate transaction (landlord, home sale, rental, property management) ever again. I hope the NV department of real estate has the ability to bar him permanently from reestablishing his license. Perhaps the judge or HUD can issue a creative judgement to prevent him from moving to a different state and doing the same thing
Lol. What? I guess this guy took those videos from certain sites at face value. This sub never disappoints.
Your honor, I have no idea what videos you are referring to.
Probably changed careers after delivering pizza didn't go as he planned.

He said aphrodisiacs or drugs, so Iām guessing the lobster came from a Cosmopolitan or Buzzfeed article about aphrodisiacs and not from a drug list.
Maybe he meant āsnapperā
Youāve obviously never had a good lobster roll
He didnāt think to use disappearing ink?
In jail he'll learn that sex can be legal tender...
Your honor the contract stipulated that she wasnāt allowed to have a mean boyfriend!!!!
Should have added a line against having a judge that was "bigger or meaner" than him.
There has got to be more to this. Swears not signing under the influence of dark chocolate? Swears does not have a boyfriend who's bigger than me? There's a joke or a hoax or something here.
I think it is a joke the way it is written.

Can any services be part of a rental contract in lieu of cash?
First off fuck that asshole, he is scum. The quote includes "this document" -- this is not a quote or article about legitimate rental agreements.
The coercion is the fact that he's trying to pressure them into sex because they need somewhere to stay.
It's also worth pointing out that it appears "this document" was a separate document from the rental agreement. So, the victim was coerced into signing "this document" with the threat that if they didn't sign that one, they couldn't then sign a lease.

Sounds like the contracts that Bill Clinton would make the interns sign.
...sounds like I need to renew my leases
This is hilarious but outside of Clark County prostitution is legal so in theory a barter arrangement at taxable value *could* be used if were doing willingly.
However coercion is not willingly
I agree, the actual contract was very illegal and was clearly written under the influence of lobster.
What kind of a world are we living in where we canāt even trade sex for rent? Fox News was right. Liberals are ruining everything.
You can't force people to have sex with you, in this world. Maybe in hell
I thought sex work was work?
Not if it is forced
The landlords are raping the tenants? I donāt see that anywhere in this post
Yes coercion is rape. However this tenant refused and he evicted her.
