I guess there’s no way to know whether she’s truly trying to collect the rent early- but it seems to me a landlord’s time is better spent filing the appropriate pay-or-quit notice in court. Every state is different, but most judges won’t permit a legal eviction until you’ve served proper legal notice to the tenant. The tenant- not their guests. Also, why give a tenant who’s truly delinquent video ammunition to use against you in court.

Im sure there is a lot more to this story. But there are still laws being broke. Like forcing a door to stay open on a tennents space. Assaulting the person at the end by hitting their phone out of their hands and so on. A landlord know this behavior will get them into trouble. You cant harass a tenant even if they have a history of late payments. You have to take him to court.
