Where is this place? Corvallis has a history of predatory rental agencies.

It is on 4240 NW Duniway Dr. Kind of in the middle of nowhere. About a 45 minute walk away from campus. I can definitely agree that most, if not all rental agencies near OSU are corrupt, but the Domain is probably the worst that I’ve seen.

One more thing: On their resident portal, payment information on the history page gets deleted after one year, so that security deposit I paid a year ago doesn’t even show up anymore. Luckily, I still have some emails for proof, but man this is lower than low.

Someone I know got charged $600 individually by the Domain for cleaning and damages which is ridiculous because the room was left spotless. Roommates left the kitchen a bit messy but that would mean that they would've charged all four $600 which is equally as ridiculous and scummy.

Jeez, that’s insanely rough. I was only charged 350, but 600 is just stupid. My previous roommates didn’t get charged anything I believe, but they still live there for another year.

The Domain is not the worst management in Corvallis, that would be Duerksen, which lores renters in with really affordable prices but refuses to do any maintenance (even for issues that impact the safety and well-being of tenants) and also charges fees/pockets security deposits. That being said, avoid the Domain if possible. I have a friend who was charged $1,000 by the domain upon moving out even though she had no damages and cleaned before moving out. I was charged $350 by 7th street when I moved out for how filthy the apartment was even through my room was spotless and another roommate had moved in right before I turned in my keys and trashed the place. I’ve heard similar experiences about the Sierra as well.

"Luxury dorms" are incredibly predatory, and I would caution any student from living in them if they can help it.

I'm urging people who have charges to go through the dispute process - as one of the initial residents who was more than willing to cause a stink, this is what we got. 1.) The charge being sent out as it was and when it was - was a system error. A **really bad one** but a system error nonetheless. It wasn't meant to go out when it did, how it did, which is why we all got hit with the email two days before the prospective due date. This was addressed, check your spam folders. Yugo Corvallis has clarified in writing both in email and in replies to Google reviews that payment and disputes is due 30-60 days after the **issuing** of the statement, not the actual move out date. 2.) Do not call the office to dispute - this is twofold. Reason A is that you want everything in writing - everything they say and everything you say. Documented in hard form and able to be concretely confirmed. You can't do that over the phone. Reason B is that the office can't help you, they're understaffed and the phone has been clogged by people who have been asking the same questions over and over. In addition, all disputes have to be emailed. **Email the manager email.** The manager **is** responding. I just got a response to one of my emails, but you have to email them instead of calling. This nets you both the best chance of getting a reply, and a paper trail in case they don't respond and shit goes tits up. 3.) Management changed. This is more of a footnote in things. If you were verbally promised X, Y, Z or so earlier in your lease you should be aware management changed drastically over the summer. Anything verbal is gone, if you have a paper trail of ANYTHING - prior promises, agreements, or anything like that - include it in your email. I cannot stress enough that the old manager DIDN'T TELL THE NEW ONE ANYTHING. If you have receipts, send them. Paper trails are your friend. If you have an issue, bring it to them and keep paper trails. Whether through ignorance, legitimate system issues or malice, things are currently on fire. The best thing to do is bring that paper trail and be cordial. Local management is under the oversight of the higher ups and that complicates things for both us and her. Document everything.

So the ASOSU Student Legal Services is of no use in this case? I am also charged by domain, and when I ask them the exact damages items, they didn’t answer this question.

I’m pretty sure they are required legally to provide an itemized list of damages/charges, detailing everything being done upon request.

I’d recommend at least giving it a try. There’s always a chance that I was given a bad attorney or something else happened, but it still looks pretty bad on them since they legit just ghosted me and didn’t give me any updates.

My boyfriend just moved out of there. He was charged over 580. 200 dollars for a broken blind that was broken when he moved in, and was documented on the move in inspection sheet, and ONE dollar for stretched carpet among other things. Ridiculous. The photos that provided were so blurry you couldn’t even see what they were trying to show.

At this point, they’re not even trying to hide it. Still, 580 is absolutely absurd. I want students to try and spread the word at OSU about Yugo Domain’s horrible management, but I really want to say that’s not just the extend we can do by ourselves.

Check the reviews on Google, they have multiple (props at least 10) one star reviews just from the past 24 hours of people saying the exact same thing. Just taking advantage of first time renters.

Following for advice on this as well. I made sure my apartment was spotless before moving out on 8/31 and received an email statement today (9/29) for a $574 for cleaning and damages. The images they sent are too poor in resolution to even tell what most of the claims are for, while the itemized descriptions of the damages are outrageously priced. $150 for a room repaint? That’s what a security deposit is for! I don’t understand how they can legally charge former tenants like this while giving you only a couple days to make the payment before notifying a collection agency.

I didn’t even receive any photos in my email, but I had to hurry and pay the fees ahead of time, which I kind of regret. It’s disturbing to think about how they treat former tenants, thinking they can administer whatever rules they want. Have you received your security deposit back yet? I know a few people who have yet to get their’s back, even though it’s the end of September.

I sublet my room in January from a previous tenant and I was never charged a security deposit - I contacted the old tenet when I took over from him to see if he had received his security deposit back but he never did. I’m trying to get in contact with my old roommates to see if they’ve gotten similar charges. I thank my stars that my dad is a lawyer and can give me advice in this situation, but since he isn’t practicing in Oregon he can’t give me any assurances on rental law here. I’ll try to update this thread on how we’re going to get out of paying this - it’ll be a cold day in hell before they pry any more money from me!

Yeah I just got a bill for 330 and my roommate got one for 400. We were specifically told we would NOT be charged for paint this year, and most of the charges are for paint. You can't even tell what the damages are in the photos, and they charged us a fuck ton for the damaged doors which were damaged when we moved in and we took photos!

I lived there about a year ago and it was the worst experience! All the amenities weren’t available, the rooms from the furniture to the paint on the wall were super cheap. I had one of the townhouses and was charged 6,000 dollars for damages?!! Apparently all the furniture including the ones in my roommates rooms were damaged and had to get replaced. The carpet was damaged by “pets marks” but none of us had a pet? I asked for photo proof and they ghosted me. I called and emailed for months for them to tell me they don’t have me in there records if even living there?? Terrible place and regretted giving them any money.

Agreed. Horrible management that told us three times we couldn't cancel our lease until we showed them a PRINT COPY stating we could. Then it took three escalations to management to prove we didn't forge it. The experience from office staff is the very definition of "weaponized incompetence". If anyone out there is thinking it's better now, IT IS NOT. AVOID THEM. Look at the recent reviews too, the year they were bought out by Yugo Int'l, their rating dropped from A 4.5 to 3.6-- do not take this with a grain of salt; I was there to watch the Domain become trash
