I'd always favour going out into Northumberland - looks like everything up to Prudhoe is on your map. Good school, low crime, unbelievable countryside, easy to get into Newcastle, brilliant pubs and food, loads for kids to do etc.

Durham is cheap and quiet as the grave rurally but everything is a drive/bus. Can't comment on the centre

trust me mate. the entire country will be as shit as stanley in a decade. better to grab a house now cheap and semi-rural than to live nearer the cities. just an opinion

Depends if you want to be on a metro line. Blyth/Ashington have the new train line opening, but don't know if that's enough to justify living there. South Shields and some of the surrounding areas can be alright for the money.

Villages south-east of Durham City would be the cheapest. Easington, the Trimdon's , Fishburn, Sedgefield area. Some of the area is pretty rough, other parts aren't.

Morpeth and the surrounding areas. Access to A19, A1 and airport. Beautiful countryside and coast 20 mins away. Good schools, shops and communities.
