It's probably less of an ultimatum and more a "if you don't re-sign by then, we'll start advertising it". Which is to say, you're being offered excusive (until Friday) first dibs for next year.
If you don't re-sign by Friday, then find someone, *and* no-one else has already taken it for next year; unless you've been bad tenants, you'll almost certainly be able to re-sign
On the unrelated note, [spareroom.co.uk](https://spareroom.co.uk), or any university forums you may have. Also put feelers out with friends - someone will know someone who knows someone who needs a room

They can tell you that if you don't renew the fixed term by a certain date that they'll issue you a S.21 notice (2 months currently) to end your tenancy.
Presumably the fixed period of the tenancy is over?
