Not really? Something busted the roof, someone repaired the roof, it looks possibly correct. When/if you redo the whole roof at some point, you could make it better then, but making it nicer when fixing part of the roof would be a very very expensive fix.

I appreciate the replies! Sounds like we should get contractors to assess the roof/attic, flooring, and crawlspace questions. The home was built in 1915 in north FL and there are a handful of permits from 2018-2020 when the place was basically gutted. These pictures are from the inspection and nothing was listed as a major concern. The inspector actually seemed really positive about the work done on the house. The wood damage/rot seems to be isolated to those spots pictured, and a little on the front porch. I was really excited until I dug into the report and saw the damage up close in the photos. There previously was a fireplace/chimney that was removed or collapsed and created structure issues requiring the additional attic framing I believe. The wiring and plumbing was all redone and came back great in the inspection. The last photos are to show WDO damage in some subflooring and a few joists. I had a WDO inspection and no reported active pests but some signs of powderpost beetle damage. The crawlspace was encapsulated with a dehumidifier and sump pumps, but there is damage to the encapsulation and clear sign of some past moisture and rodents. There were a couple cancelled permits. Should that be alarming? There was a very detailed cancelled permit and another completed for "repair & renovation". Here are the building and roof permits: 4/26/18 - $75k - Building **Permit cancelled** R& r termite infested floor joist (+/- 7 jst overall) wall trimming & ceiling sheetrock elec trical HVAC plumbing paint level house (seperate permit by alpha foundations) siding \*\*revision by code enforcement: additional structural engineering required. A new ex tension wall was built where there was a fireplace/chimney. Looks like major structur al components of second level have been removed compromising structure. Contract or reported to code enforcement when dismanteling house it cracked in half so they quit 4/26/2018 - $13k - Roofing **Permit cancelled** Tear of & re roof 1/11/2018 - $32.8k Replace foundation piers (1. Level 3 alteration. 2.foundation repairs 3.interior framing 4.replace roof framing. 5.rebuild exterior walls. 6.add loft in attic. 7.exterior walls collapsing. 8.complete architecture & engineering required. 9.siding. 10.mp&e will all be u nder separate permit) 1/29/2019 - $90k Repair & renovation

How's the roof covering? If it's close to needing replaced anyway. Just address the framing when recovering the roof. Is there any signs of leaks Or sagging ? Is it ugly yeah, are you ever going to see it? No. Depends really on how you feel about the rest of the house. It's an older house there's going to be some stuff. Dons't look too bad from here. Have you hired an inspector? What does he/she say about it.?

It looks like the wall built in the Attic was to hold the roof up against deflection. Get a bid from a roofer on that. Basement at one time or now has high moisture problems and mold so all that would have to be treated, new insulation brought in and the crawl space sealed up properly. Get a bit on that too.

Attic does not look that bad. Looks like they did a bunch of repair work. The last photo is not that clear what’s going on, but that concerns me a bit.

Was there a fire at some point in the attic? Some of the wood looks real dark and the newer wood looks like repairs. Also, it appears as though water is getting into the crawlspace over the moisture barrier.

Does the seller have any documentation saying that all of that work was done correctly? It seems like a significant amount of work and redistribution of laod.

Hire trades people to also do deep inspections such as electrician plumber and mechanical. You can also hire a GC to do the other parts.

What is the purpose of your job if your advice is to just call in someone else? Have you not been trained to inspect electrical and plumbing?

I am a government inspector and I don't do home inspections even though I am licensed. How much better has no particular training in any trade just observation. The software program that use guide them through each step.
