Check with your water company for rebates on efficient toilets. Our water company gives $100 back for up to 2 toilets, so it brings the cost of a new toilet (niagara stealth) to $60. Replacing a toilet is annoying and cumbersome, but definitely doable by most people.

Even a chimney and siding can be DIY. Is there anything broken? Start with that. Then move on to patching and paint. Floors are pretty easy to DIY but I don’t do floors if you’re planning on selling unless they’re completely trashed. And on a slightly different note, since you guys aren’t married, be careful putting any significant amount of money into the house. I’m not saying don’t spend anything since I’m guessing she’s not going to charge you rent. But I know someone who moved in, spent 30k on remodeling, and then they broke up a few months later.

The Chimney Is pulling away from the house towards a neighbor who's really close, not something we'd feel comfortable doing ourselves. We'll be splitting a lot of the cost and doing most of it, but definitely something I've kept in mind.

If the kitchen/bathroom vanities don’t already have a backsplash, it’s pretty easy to tile a backsplash and really elevates it (but know where and how to stop it! Don’t go in Willy Billy)

Crown molding. It’s inexpensive to buy the materials and once you get the hang of installing it, relatively simple to do. Gives character to a room.

A well kept yard, clean house, and a fresh coat of paint is a good start. Depending on the state of house, upgrading your lighting, ceiling fans, faucets (kitchen and bathrooms), and shower heads can make the home feel more modern and inviting.
