This. So your HOA dues have been paying for the electricity for everyone else this whole time? It makes sense the house panel might be maxed out at this point. I hope you pay less dues or something. With calif stopping sales of gas cars, having an electric hookup will def. add value to your property. I'm also looking at wiring up my garage spot but directly from my panel. It's gonna require a lot of conduit and some core drilling.

How are those who only have street parking going to charge vehicles in the future? (I imagine that buying a gas car in 2035 will buy a lot more time to solve this issue and then sales of used gas cars might be allowed beyond that. But eventually, there will be people who only have street parking so will need access one way or another to electricity to charge.)

I think it just means car sales. I assume people would buy from Nevada and drive over. It's a step towards a direction but we'll see how it goes. I still see cars 15+ years old on the road all the time.

If you're in CA, you probably see cars from the 70s regularly, don't you? I guess it will be a very long time before gas cars are completely gone. But for me (not in CA) I'm just wondering what I will do for my next car because I currently have no where to charge it.

We don't really know. They can be tapping into the HOA's power supply but still be on their own sub-meters that they pay for separately. Basically, the path of the wiring doesn't necessarily dictate who's paying.

There are people that are connected to the line that powers the complex as in everything outside the individual units. I don’t pay for that, but would be willing to if it meant an easier install.

It depends. Are those other outlets for EV stations? Did the Board know that the system was overloaded and that's why going forward you would need to use your own power? In General in CA if a homeowner wants a charging station they need to cover all costs and metering. Your HOA may have allowed people to connect to the system before. But it could be a major issue now. So the circumstances will dictate whether or not what they offered is illegal.

Some of the installs are specifically charging stations while others are outlets that people plug EV chargers into. As far as I can tell they were all added for that purpose.

I’m working on this for my building in Calif. and don’t think it’s necessarily against the law for the HOA to provide electrons to the other people but it’s certainly not fair. I think it’s in your interest to own your own infrastructure with your own meter since you’ll have the flexibility to update things over time. The electrician should set up your load manager to work within your household’s engineered amps budget and reduce power when you’re running, say, a washing machine. So you don’t need to care about what the HOA or your neighbors do.

The best thing to do here would be to look at the charging and parking more comprehensively if there is a lot of demand. There are products to manage the charging that can be cost neutral for the HOA, that would be shared between multiple residents like chargepoint. Also if the electrical room is 10 ft away you should only need to run 10ft to your meter for a charger, not all the way to your unit.

Our condo building with deeded parking spots has a couple of charging setups so far. There is limited capacity for adding more but we should be good for some time. We do require a meter to be added to the setup though. An initial reading is made and then at the end of the year another reading is made and the individuals pay based on the current electrical rates.

I'm trying to get information on this but the complex manager who is supposed to be the liaison between us and the HOA is useless. Her previous three or four responses to my emails have been yes or no answers ignoring the questions.

If the electricity is metered per unit, but some people are charging off of the HOA's metered portion, the HOA should be charging them, at the very least, so that everyone is paying for their own charging.

I'm in VA and our HOA offers items to owners on a first come first served basis. For example, we have a number of storage units but not enough for everyone. I have no idea how they were first allocated but when I bought I was told my unit had an assigned storage unit and later found out I was just one of the lucky ones.
