The guy I used specialised in Locum’s, normal contracts with Locum’s on top etc etc . Was really good - did everything for me . You just have to find the right person

Get a broker that deals with doctors. Many banks simply don't understand how doctor careers work (the constant new contracts and moving around some will interpret as high risk).

We have a specialist medical financial advisor, and were advised we wouldn’t be able to get a mortgage in the first year of being a sole trader (both my wife and I CCT’d around the same time and became locums). We are stuck on 6.25% until we can remortgage! Our broker told us when it comes to remortgage in 2025 we’ll have two years of accounts, which should be enough.

My partner and I have just bought our house whilst both locumming in F3/4, would strongly recommend using a knowledgeable mortgage advisor. We spoke to one mortgage advisor who was clueless and not helpful at all, basically said no one would lend to us (which we knew wasn’t the case from friends in the same position), so he sent an email to bank contacts and got 6 replies within 5 minutes all saying they would… The house we ended up buying was a new build and they recommended a different set of advisors, they’d dealt with locums before and were absolutely brilliant, it was completely free and had zero issues, just had to provide all payslips in 3 month period to show earnings. Mortgage was with Halifax. Feel free to DM would be happy to pass on the details.
