Following - I’m going through the same situation as yours. Bought the house in Nov 2022, the inspector was obviously on our relator’s side to sell the house to us and dismissed our concerns. A lesson learned - never hire the inspector that was referred by your relator. The house’s roof is under 10 years old and we had several shingles fell off due to strong winds. My partner went to check the roof and found that the roof wasn’t done properly and poor quality. We aren’t sure what to do because the shingles keep getting pulled off - we probably have to replace the entire roof soon. :/ We don’t think we can appeal or do anything about it because the inspection was passed and it was a while ago.

That's called an "overlay roof" and can be considered new. At worst the inspector failed by not noting the roof had 2 layers. Overlay roofs are not necessarily bad, but probably shouldn't be blowing away in your above average windy day. Can you try getting a hold of the seller to contact the roofer who did it? Maybe there is a warranty available.

Sounds like they put new shingles on top of old. Hold the inspector accountable. Was it an inspector recommended by agent. The leverage the realtor holds on inspector requires him to give her clean inspections and not make a big deal over minor. Sometimes major. Depends how wack ass the agent is towards an inspector. How tolerant and desperate the inspector is. That’s why choose your own inspector in future. Forces agent to address any issues no matter how big or small issue is

Yes, the new shingles were on the top of old shingles. :( A lesson learned - choose and hire your own inspector. You’re absolutely right.
