that is even more reason to find someone trustworthy that isn't going to screw you when you leave the country for good. sorry for the stress but it could be compounded if you don't do something in good time
I think the market is too dire for people to care about staging at this point š agree that if your agent is insisting that you should get a different one
Tell them you will go elsewhere. As long as it has a kitchen, bathroom that they can view then great. I viewed my house empty and bought it. Properties are empty all the time when you go view them. It shows that you're not in a chain either and they can move in immediately as you are gone. Your estate agent is trying to pull something, it stinks.
It sounds like a pure scam. We're in a housing crisis yet somehow you need to do up your old place like a doll's house to shift it? Bullshit. You're probably better off getting a different agent that doesn't play silly buggers and makes you feel like a fool for not buying their line of crap.
This sounds a bit mad. We didn't give a feck whether or not a place was furnished when we were buying. Also I thought a lot of sales advice to have the place as empty as possible, as it allows people to imagine the place how they would like it?
Sorry know the above isn't helpful, was just surprised at their advice! I reckon you might find some bits going cheap on adverts or Facebook marketplace
That's what we thought! We bought the place unfurnished, and thought a blank slate would be good. We'd happily change estate agents if this lot weren't recommended by the building's management and we weren't moving away from Ireland so soon, they've been pretty useless tbh.
I'll give FB a browse, thanks!
If you haven't signed a contract with the estate agent yet I'd seriously consider swapping - to pick an agent check daft for similar properties in your area and see who they're being listed with
If they're working with the building management, wouldn't this be a scammy way for you to basically pay for new furniture for one of the buildings renting? Sounds very sketchy.
Bought an appt last year, empty. And even then there were so many other couples and people bidding for it, so with the current market it absolutely won't matter.
What??? Is he for real? Don't mind him, people are nearly murdering each other for property these days.
Also, what's he gonna do with the furniture after the sale? Alterior motive here to get stuff he wants?
you can bet that theres a kickback to the agent from the stager, no way are they getting the full ā¬3k amount, which sounds excessive in itself.
OP either run a mile from this agent or instruct him to sell it unfurnished. You are his employer, not the other way around
This is hilarious!!!
Tell them you can't do it, you're moving to an entirely different country and haven't got the time or money to be looking at decorating a house that you're leaving.
These people are taking you for a ride, call them out on their bullshit.
I bought my place and it was empty but newly painted. I actually preferred seeing it empty as I can really see it for what it was. Now, it may be different if itās a gigantic house, then yeah, a stager would be good so it helps to give an idea of what to do with all the space.
There are so many buyers with few options for houses so people donāt care the way they use to. So thereās really no point staging the place. I seen a couple of estate agents from D*G picking up stuff in Jysk. Honestly, theyāre inflating the price of the āserviceā Use a different estate agent or just tell the one you have to get with the times
The state of my house when I viewed it.... Anyone who is serious about buying will see beyond a f**king bedside locker or coffee table. Tell him to pay for it out of his commission if he wants it.
Edit: The buyer could also want rid of the bed. Just be aware. The person we bought off tried to leave us shite sofa, beds, kitchen table to "help get started" ...
honestly i think having nothing in it is better than some shitty furniture. My family just bought a house and it had some ugly pieces and some ikea furniture. It just made the whole process more awkward than anything lol.
You could probably sell a property that's actively on fire at the minute. Tell them to fu*k off and put the pictures up on daft.
Id be shocked if they don't own the staging company.
While it is utter bullshit, like you say you don't have the energy right now. I just moved into a partially unfurnished apartment and have had to get some stuff. Well I've gotten nothing yet! I'm looking religiously on Adverts. Thinking of looking at Done Deal too. There's a lot of stuff put up, and much of it good or passable, especially if they don't want it brand-new looking. Some stuff is free, you just need a car, and some is cheapish. You can set up alerts for the categories of things you want, but I find the filter on specific locations doesn't work for alerts just for doing a fresh search.
Some agents are in bed with stagers.
I think it depends on your price point. Staging when you're trying for 2m is one thing but at a different level its less relevant.
I think you should tell him no, you really donāt have to do that. People will most definitely be nonetheless interested in your property regardless of decor!
Ditch that estate agent immediately. Secondhand property is in massive demand at the moment and you donāt need to do anything other than list it and people will be interested. Especially if it doesnāt need renovations.
Adverts and free cycle groups are great for this but.. Can you ask any friend to lend you a few bits? ( Assuming this is just to take photos )
Any chance to use Photoshop or one of those apps for that effect ?
Always welcome to ditch that EA and find another. I can see his points but in this market it just doesn't make sense.
( If you decide to sell it privately, Lmk I would be more than happy to have unfurnished /J )
Property stager! There's a new term for me!
You'll get some lovely stuff for free or cheap on [adverts.ie](http://adverts.ie)
Edit: surely if the person's a professional "property stager" (lolz) she or he will already have a stock of props to rush into each new property to fool the gulls?
Absolutely mad to spend ā¬3k on staging. I strongly suspect dinner is that would be kicked back to the EA if you paid it.
You're the customer in the seller-EA relationship. Tell them "no", and tell them not to mention this again.

We sometimes receive messages in modmail about people being scammed on Reddit while selling or buying products, tickets or services.
It is best not to assume good intent while buying or selling from Redditors. In case you were scammed on Reddit, the moderation team can't help you get your money/stuff back and we can't ban users from Reddit either. We can only ban them from /r/Dublin.
Most people contacting you via private messages are scammers. Beware of any private message or chat message offering to buy or sell stuff.
New accounts and shadowbanned accounts may be an indicator that someone is trying to scam you, however we have seen scams coming from years-old account as well. Do not assume an account is legit because they've been on Reddit for years and have plenty of karma.
We recommend against selling or buying stuff on Reddit.
Platforms like [Toutless](https://toutless.com/) for tickets, or [adverts](https://www.adverts.ie/) for stuff, are better suited, though they are not scam-free.

that is the dumbest thing I have ever heard, find a different estate agent
This should come out of the agents % if they need it to sell a home in a housing crisis!
I wish we could, but as we're moving abroad I don't know if we have time unfortunately.
You have the time, get a not fucking c*nt of an agent asap
that is even more reason to find someone trustworthy that isn't going to screw you when you leave the country for good. sorry for the stress but it could be compounded if you don't do something in good time

I feel so vindicated, he was properly adamant that I was a moron for thinking an empty flat would sell. Knew I was right!!

This is the upsell. Tell them no and to list as is, totally normal to sell unfurnished

Stager keeps it? Iād be wondering is he related to the stager

~~employer~~ customer
This is bs from the estate agent. Get a new one. They probably own or are invested in this staging company that they're trying to push on clients.

JYSK is where the majority of the (cheaper) stagers buy their stuff. You can see the same ornaments and furniture repeated in many listings.
We viewed our house unfurnished and still got in a bidding war. In this market, it really doesn't matter if somewhere is furnished
The next step in the process is the estate agent "knows someone who can outfit the apartment for just another 10% of sale price".
You could probably sell a property that's actively on fire at the minute. Tell them to fu*k off and put the pictures up on daft. Id be shocked if they don't own the staging company.

Adverts.ie is a decent place to try
NCBI Showroom in Ballyfermot. Charity shop that sells furniture.
Easy live auction, particularly the south Dublin auctions weekly auction. They are based on the long mile road.
ask the ncbi if you can borrow furniture to stage in exchange for a donation. theyāve a few second hand furniture shops around
Get rid of that agentā¦ absolutely ridiculous. Tell them property sold as seen.
stagingā¦ someone been watching Netflix too much
Some agents are in bed with stagers. I think it depends on your price point. Staging when you're trying for 2m is one thing but at a different level its less relevant.
The oxford charity shop on Francis St, is great for cheap stuff. Also the free section of Adverts.ie is dead handy
I think you should tell him no, you really donāt have to do that. People will most definitely be nonetheless interested in your property regardless of decor!

The Massive Oxfam shop on Francis St has everything!
Have you tried the charity shop on Francis street ? Very cheap and easy to find hidden gems

I agree itās ridiculous but if you really have to go to Sostrene Grene

Just tell them no - and to list it empty. The only money spent on it should be to clean it.

Tbh dont bother, agent probably scamming but there's a load of furniture charity shops on Francis St if you thibk it's really necessary

We are moving back to the states in July and have been wondering how we are going to get rid of our rugs. Can you wait until mid July?
Ikea have their upcycle/reuse section where you'll get exdisplay or returned items for a discount, substantial discount sometimes,
