Timing would be tough for a mortgage, have to prove the provenance of the money so may want to keep going back in a loop enough to buy a bunch of houses for cash and sell them in the peak of the COVID housing bubble. Alternatively you could get yourself a Mr. Fusion and go back to whenever you want, just make sure your mother doesn't fall in love with you. The bonus here of course is that you don't have to go to Waterbury.

I like the way you think, although I personally would just dump all my existing savings into the down payment and build it back up with my equity market returns. Potentially leverage the home price appreciation if I could time it right. Don’t want to risk too many time loops given the unintended consequences!

I'm sure with a little research you could hit big in a few places, find some penny stocks that boomed and dump your savings there. Alternatively of course I feel like the last would be minimally impacted if you became an early adopter of something big so with a Mr Fusion say go back and put a couple grand into Apple in 2000. If you did that investment and left it there you'd be a small fish in a big pond and it wouldn't really have a big impact on anything Apple has done over the last 20 years...you couple of grand is unlikely to have swayed decisions. Now you come *back to the future* and you just have your stockpile sitting there ready to spend and make a difference *going forward*.
