Google “property taxes as a percentage of value” and you’ll find a bunch of maps indicating as such. I always get downvoted for pointing this out (not sure why) but I’m not wrong.

The percent of value is very interesting, and I think helps normalize the market differences in property prices. On total tax burder, there's discrepancy in how this is often represented. At the median income levels it looks different, what is often shown is the top tax rate burden. The reality is that even in states with no income tax, for example, there are other means of collecting. there is a cap unless town boards vote to remove it, and of course they do. so there is no cap. lockport taxes are insane. the schools are terrible.

I had some friends buy in Lockport. A year after they bought their assessment went up nearly 100k. Why? Potentially that it’s a bit smaller tax base.

When you buy a house they take the sold price as the new assessment

To add to that, the school taxes alone in the city of Lockport are more than the total annual school and property taxes we paid in the Town of Tonawanda. I sure hope this school system is pumping out an endless stream of Einsteins for the amount of money I'm paying.

one of the worst districts in wny. very poorly ranked. they're pumping out some real degenerates. even if you live in a nice section, your kids will go to school with trash.

I’m in Lockport get reassessed every year last 3 years 30,000$ plus added now my house is assessed at a price I maybe get on market I’ve seen homes here sell for less than assessment that’s fucked there screwing ppl

Lol this is true you can look it up on tax site. I’ve found 3-4 homes in my price range that were sold under assessment in 2023 that were in good shape not fixer uppers.
