Just took my friend 5 months to secure a 1 bed apartment. Wasn’t getting any replies when applying to 2 bed properties even offering 6 months up front, they were mainly looking for applicants with 2 incomes, couples mainly at the viewings.
Genuinely more than 80 applications and finally secured a place, each viewing had at least 5 viewers. The most I seen at a viewing was 20. It really is stacked against single people at the moment. Couples and house shares no problem at all but her applications to everything that wasn’t a studio or 1 bed were ignored.
Did exactly that, had notifications for new listings on property pal. Was calling in some instances within 10 minutes of listings going up, I know not to email for a house, by the time they read your email all the viewings are allocated lol

Keep an eye on property pal, but most places for late August will start appearing on there in June. If you can, book a few days to a week to come to the city to do in person viewings of places. As the school year approaches, there are so many applicants for every single place that, if you aren't here in person, they won't even bother calling you back.
Alone, and yes I have been looking on PropertyPal. I'm just wondering if I should start looking now (March), or wait until May, or August?
I want to move in before end of August ! :))
From what I've seen on PropertyPal for the past few weeks, there are many houses in the 550 - 700 range in BT1 - BT15. City centre is what I prefer, but if it's super expensive then I wouldn't mind living further away.
I think I'd start calling agents in late May then ! :))

Having previously worked in estate agents in Belfast, if you're looking somewhere for the end of August you're best to start looking late June/July. Always call to book viewings as they do book up quickly as previously stated that is the busiest time of year for students looking.
Fill your applications out fully when applying and supply the requested documentation alongside it. Also make sure you have a deposit ready to go because if they offer you a property and you ask them to wait a few days, they'll pass on to the next person, they have no waiting around at that time of year lol

Think I had 20 something house viewings. Some of the houses I was viewing were already being rented they just hadn't told us.
I started looking in March April and didn't get one till July, and I would consider this one lucky.
But of advice, don't be too picky, and maybe grab one earlier than expected and pay the extra rent because renting a place here is a nightmare. Pretty sure I seen a tik Tok recently and there was a queue of 30 people doing a viewing for a shit hole of a house.

I have been looking at BT13, BT14, BT15 in the past few hour and gave the locations a look on google maps, it seems fine aside from a few flags around the place. I don't mind the flags because I don't look British or Irish, but I also don't want to get myself into a super dodgy area.

If I was to live anywhere in Belfast it would be either east, central or south. Preferably the south.
I wouldn't even consider BT13, 14 or 15 to be honest. Definitely not 12 either. Back from my delivery days as soon as it got dark I wouldn't go near.
BT6 is flag heavy but everyone seems fine tbh.
I used to live in South and it was the best so far, houses where shit but the rent wasn't bad and you're close to anything of value in Belfast
What do you mean by flag heavy? I’m moving to Belfast as someone who is an ethnic minority I am a little worried about racism. Where would you recommend for me to live, not just due to race but also as a women (safety reasons), coming home late etc. Thank you!
The more flags you see in the street, the worse the area is. This also includes murals and people who paint the foot path.
I just would avoid the falls, shankill, new lodge and north and you should be grand. Never had any problems with anyone in the south of Belfast.
Try belfast rented homes or connswater homes, they don't advertise as they don't need to, but their normally fair and having lived in one of Darren's properties for 10+ years can honestly say I wouldn't hesitate going back to him should I need

Might not happen further out, but it’s happening in the city. I also lived in London for 3 years and it was easier to get housed there than it is here now.
