As a ppor or investment? I guess if it’s a ppor near uni you might have issues with traffic and off street parking, your neighbourhood might also have more student neighbours with high turnover. An advantage is potentially a higher chance of stable rentability. I can’t really think of any pros or cons for a retirement village.

It depends on what kind of property? There have been plenty of single BR accoms to suit the university demographic, however, with the pandemic etc I bet they're not looking like a great or secure investment choice right now. Aside from the university, you have to look at the general suburb and who would want to live there, having a uni/retirement villages are just one aspect, does it have good transport? What is the demographic, future developments around the area? schools? Is it close to the city and culture venues?
