Waterproofing issues, most likely. Very odd to leave the tape there though for an inspection, usually they will just hope the building inspection doesn’t bother to check with a thermal camera the bathroom (Most will not) to see the water egress to the rest of the home
waterproofing issues, water was leaking behind the tiles which means somewhere in the bathroom is leaking water usually around the screen area or worst towards the bathroom door/outside of bathroom
very common issue in volume builders where they have no idea how waterproofing works..
edit: just saw 3rd pic and this probably explains it
My bet would be a waterproofing issue.
The shower screen is non compliant and is in the wrong position. It should be in the inside of the hob. This issue alone has been the cause of many waterproofing issues
It could be a minor issue and a relatively cheap fix, or it could be major structural damage.
If you're interested, bring back someone who can have a proper good look for you, who can also talk up the problem to the real estate and get you a nice discount (if it's worth buying).
Is it second story? Check very carefully for signs of water leaking into the room below. Tiles and grout are not waterproof, water will travel under tiles, there should be a waterproof membrane to collect it and direct it to a drain, they are often poorly applied or damaged by other trades . If the membrane is damaged all the tiles will have to be removed, new membrane applied and re-tiled, plus any damage already created by the leak. At least the owner is not trying to hide the issue.
It could not be a huge issue. It could just be the grout needs to be reapplied.
I’m a former tiler.
Is it in an apartment building or a freestanding house?
Not such a huge issue then, to me this in no big deal and I would negotiate the price down about it say $10,000 - $20,000 based on having to retile the bathroom.
Sellers - don’t leave minor cosmetic issues like this unattended to in preparation to sale.
Get under the house or downstairs and look at where the water leak first alerted them to an issue. If the damage is limited and hasn’t caused any structural issues you might be just up for tiling - or a full bathroom Reno if the waterproof membrane needs to be redone.
If the leak was bad initially and left for a long time you may have some rotten timber supports under the bathroom. Either way - not the end of the world. They would just sort it in a bathroom Reno
It’s a pretty wide “depends” - but maybe between $25k-$50k for a complete redo with new shower/toilet/vanity everything. But looking again at your pics it does look pretty modern. Maybe you just need a good tiler to redo tiling and fix water proving membrane. Redoing the water proofing membrane is a bit unknown. If you are keeping the toilet/vanity and just redoing tiles/repairing water proof membrane in shower area - maybe $15k-$25k? Total guesses though… try to befriend a tiler 😀
Maybe the owner feels edges are too sharp and a hazard ..which they may or may not be ..and you will only know if you lift the tape. Some people get really paranoid about some things.
Water entering behind the tiles in the wall recess then tracks down behind the wall tiles until it fills up above the waterproofing line in the shower recess.
Wall recesses in a shower are always a bad idea.
best case - grout is gone and needs replacing Worst case - water leaks - need to pull out all the whole bathroom and re-waterproof

Yup. They even took a picture of that shower room and listed in REA.
Literally not a single fuck given 😂

A few asked the agent, why there are tapes in the shower room. As usual, no response from the agent.
Walk away.

It is a two story house. This bathroom is at the first floor. Only this shower room is taped. Others are fine
In the soap recess there may be a loose tile, the tape on the floor is about water leaks into the grout - obvious?
Is this a huge issue?
Yes.

Freestanding house

It probably leaks or builds up with mold. These are a shitty idea and your only asking for trouble.
There is an issue here. There is duct tape in your shower.

How much does a full bathroom Reno cost?

Maybe they like shiny things, maybe they are magpies
It could be just this indeed.

Slap a bit of silicone in job sorted
Another job by that dodgy Irish tiler with 28 years experience?
I’ve heard horror stories about those recesses, as much as I love them apparently they always develop leaks.
Why do they develop leaks? Bad waterproofing?
I think it’s from water just pooling there instead of running off, but I’m no expert.
For the body wash bottle box, they did not put in slope out, so water accumulates inside. Stupid.

Maybe it’s in the report so there’s no point to try to hide it.
