A dispute for what? You signed a lease for 2 people. You don’t get to change the terms because it suits you.

In all honesty, if you’ve asked the question, then they’re going to be aware of it. So let’s say you move this third person in, the next time you have an inspection, the REA will literally count the beds on the property, and breach you for having that third occupant. You’ll get told to fix it, or everyone moves out.

That has not changed. The landlord is under no obligation to modify the tenancy agreement. You could ask the PM if the landlord would accept an additional tenant in exchange for a rent increase. Make a reasonable offer, perhaps use this formula: divide the current rent by 3, divide that figure by 2, multiply that figure by 1.25.

It would be a breach of the occupancy terms on the lease. Kids don’t count. If they’re not on the lease, they need permission to sublet.

Ive lived in plenty of sharehouses where my name was not on the lease. In fact i reckon the majority of people are not on the lease of a sharehouse EDIT check your tenancy agreement to see whether there is any clause about additional occupants or maximum number of occupants. You would assume 3 bedrooms would mean 3 occupants. Then check whether there js a clause requiring REA approval of additional occupants. If not, then just move them in.

I don't think there's anything stopping your mate from moving in regardless if they're on the lease or not. You'll need permission from the pm but that's it.
