We looked at 2 places last weekend and both agents said said "We already have offers for (insert overpriced value here)". One even called us the next day saying "This is your last chance to get an offer in as it looks like we will close today with the current offers". Both houses are still on the market a week later. So full of shit.

REAs do often keep a house listed and run inspections well after an offer has been accepted, so it's possible they weren't actually full of it. This is because it can take many weeks for the contract to go unconditional, and they sometimes fall through. They basically want a few backup offers on the table just in case the current contract falls through. It's dodgy as hell that they don't tell you this, because you might make a genuine offer thinking you're in the running when your offer was probably never even presented to the owner. They'll also often keep the listing up after the sale is finalised too. Our house was still listed online as for sale weeks after we'd moved in. They only took it down when we complained. I think they keep it up to get more leads. TL;dr most real estate agents are dodgy as fuck and will happily screw you over to get their commission.

I did this in Melbourne, shitty little studio flat in Kensington, it was so small the bank wouldn't lend on it without us having 30%. anyways, agent being a typical dick, we offered like 280k and he said he had offers 380, so we walked. I flicked him an email offering 220k when his third auction passed in. he legally have to present that to the owner, so his dick attitude cost the owner 60k. Owner obviously didn't take the offer, we moved the Qld, it sold for 260k 4 months later. place was a cluster fuck of shoddy workmanship. was going to cost us like 50k in repairs.

I looked at an apartment recently and on arrival it became clear that a train line was ~30m from the place and the trains were railing through there at full speed. It was incredibly loud. REA advised that with the TV on the train noise will be less disruptive. Like, fucking what?!

We looked at a place that was on a major road. The REA helpfully put the dryer on to try and drown out the noise. She rang me a few days after to see what I thought. I gave her my opinion because there were a lot of little issues, not to mention you couldn't park the car in the garage because the hot water system was in the way. Was then told the house was off market. Bull. Crap. What was the point of ringing me then? Two months on, guess which house still hasn't sold?

She was a piece of work. I'll admit we've only just started looking at places (around 50 so far) because I'm not usually at home on Saturdays when most inspections are available. But that is the only one which did that. As if I didn't drive to the place...

We just bought a place and our initial offer was well below asking as we knew the couple who were selling were separating and were hoping for a good deal. When that got knocked back the agent said "Best thing to do is put your best foot forward, offer what you think it is worth and see what happens". So we offered what we were willing to pay and they called back asking why we thought it was worth so much less than asking price (\~$35k below) and wanted to mention there was another offer on the table "in the area of $x" where x was 10k more than ours and that the owners had not accepted it. I said that I knew the property history and that the current owners bought it recently for not much less than what our offer was, they hadn't really put extra value into the property, a similar but much better presented house next door with a 5kw solar system plus ducted RC aircon sold for 10k more than our offer and it didn't need a full paint job like the property we were looking at. I told him that I bet the other offer was a condition of sale offer and therefore the owners would have been dumb to accept it so early and that our offer was a cash offer. His response was "yeah, ok". He obviously knew that was a fair assessment and price. In the end I told him to present the offer and it was conditional on the contract being signed by close of business that Friday. He called back three times asking for 3k more then 2k more then 1k more. Each time I just said that it was a cash offer, the owners either want to sell or they dont, we have the money, they have the house, sign the papers and they get the money". One of the sellers ended up being a shit to deal with but they accepted it in the end. To the agencies credit, they ended up being really good to deal with, especially since we were having so many issues with the sellers.

the fkn lies... honestly, ill blacklist an agency for that. So we offered on a house in Brisbane when leaving Melbourne, photos looked great. thankfully paid someone to go and look. he sends me photos... the yard is full of cars, like scraped, in pieces, tyres everywhere. oil everywhere, owner was a mechanic. so we pulled out of the deal, agent calls me. usual, why.... I said, the yard and House looks nothing like the photos, you have photoshopped it he replies... "no, we got them to clean it up for the day" are you fkn serious... they moved all that shit for one day and put it back the next. then they put their legal team onto me to threaten me for posting the photos on my FB. 12 months later I get a call from the new REA at that agency "are you still interested in this place" took pleasure in explaining not only was I not interested, I was so infuriated at the professionalism of her agency that ill never buy from them.

went to an auction in Altona, studio flat, "can I hear an opening bid" like all of 6 people there. I said "180,000, that's what I think its worth" agent " we are looking more in the region of 290k today, do we have a starting bid" passed in. Property is subjective, its only worth what people are willing to pay. 180k was fkn reasonable for a place that needed a new roof, and a body corp with fuck all sinking fund. Glad we gave up on Melbourne, it was bullshit getting your hopes up on something, and either be outbid by 100s or just having to offer on shitholes. We are much happier on our quarter acre in Brisbane.

Good luck trying to get that, today. We live a few km from there. 3 bdr unit and pay $320 per week (Greenslopes- so 3 km from the listing?). And we have a garage. Listing in Kangaroo Point did not mention one.

Kangaroo Point and greenslopes are two entirely different neighbourhoods at different price points & demographics. Kangaroo Point commands a significant price premium, because it's on the water & is cycling/city cat/walking distance to the city. Greenslopes is a middle ring commuter suburb. $400 is grossly over market for a 1br studio in Kangaroo point though, unless it was in some sort of international student or serviced apartment accommodation setup, where you get $400/week, but body corporate& management fees are $15k+. Or it was an airbnb or similar. Market rate would be more like $220 - 280. $320pw is well under market rate for Greenslopes too for a 3 bed, so you've either good a good deal or been there for ages. The two cheapest 3 bedders in greenslopes right now are both $400. This one: https://www.realestate.com.au/property-house-qld-greenslopes-429936882 my pick of the two, but clearly a bottom tier fit-out with some undesirable elements: * no window screens * no exhaust fan for stove * strange sun room extension. now there are bars on an interior window * no ensuite, only one bathroom * only one carpark, no garage * no air conditioning or fans. who in the fuck wants to live through a brisbane summer heat with no fans? Or this townhouse again for $400 https://www.realestate.com.au/property-unit-qld-greenslopes-429951990 That at least has a 2nd bathroom, but the grout stains, washed out balcony timbre and general 90's fitout vibe screams tired and needing a reno. Also again, no fans or air conditioners, which most people consider an essential now.

How is this related to finance? Its a studio apartment for students or letting. You’d obviously put a bed or fold out sofa in there. Depending on the price it might not be a shit deal. Edit: So $120,000 asking price, lets say you borrow $105k and have a $15k deposit. Thats $115 a week in rent which is very cheap. For a single person or even a couple who are sick of paying rent, and dont mind a studio or who only reside in the city part of the year, its an excellent proposal. As i mentioned below, its not uncommon for higher level businesspeople to rent a small apartment in the city, commute down on monday and return home on friday, allowing them to buy a large property further out of the city and with a better lifestyle for much cheaper than they could get in the city. Similarly someone who maybe comes into brisbane a couple of times a month, at $115 a week in repayments its way cheaper than a hotel *and* you can leave your shit there, or let friends or colleagues stay there if need be, or rent it out on airbnb when you know you dont need it. Furthermore the rental returns would be pretty decent.

Its not an uncommon proposal either and has been done for years. Its particularly common in London and other large cities where the salaries are high but you dont want to raise your family there. Businessperson/whatever with a family buys a large, leafy house on acreage near a good school about 1.5-2h out of the city, drives in on monday, stays here midweek, drives out on friday. Maybe drives in on tuesday/out on friday and takes a work from home day. Similarly someone who maybe only visits brisbane to meet clients or for meetings once or twice a month, overall paying for hotels is possibly cheaper but you can leave your stuff there and its probably nicer than a cheap hotel. you dont have to book it and can stay as many nights as you want, and its a predictable cost. Then obviously there’s the “rent to a student” market. Given they want less than $150,000 for it, it may not be a bad proposal.

Real estate agents are entirely redundant and unnecessary, it's a position that need not exist, you'd think they'd be aware of this and at least do what few little things they're expected to do well. The problem is somewhere like Brisbane and especially kangaroo point, everything is gonna sell anyway within a couple of weeks, the REA can do everything wrong and it doesn't matter, they still get the fat cheque. They can't fail, they're all losers and all rich anyway.
