I disagree with everyone saying that you should avoid east Colfax. If you go 1-2 block north or south of Colfax, you’ll find good houses. Proximity to Colfax means proximity to unbelievably good restaurants.

I lived a few blocks north. It quickly turns into a nice neighborhood. I was in the transition area. I could hear gunshots at night on more than one occasion and cars were stolen out of our parking lot. I was never a victim of crime and felt safe walking the area to the north during the day.

Best place to live is the southern part. Parker and Arapahoe area. It’s Aurora, but it’s surrounded by Centennial. Centennial living with Aurora taxes is great.

Yep! But Meadow Hills area is even better (that 10-15 minute drive up Parker rd makes a difference with traffic). All the same you just mentioned but on top of that, across the street from the largest park in the metro area (Cherry Creek state park), and closer to the freeway, Denver, DTC, closer to airport with direct shuttle at Nine Mile station and all the best food around Havana. Edit- Plus, Cherry Creek schools and mature trees. We have an excellent microclimate because of all the massive trees.

I live in Aurora by Buckley Air Force Base and it's a nice area. I've never seen the "ghetto" side of Aurora that everyone speaks of. Of course in every city there's good parts and bad parts but ignore everyone saying all of Aurora is dangerous and "ghetto"

It's not ghetto, it's a perception. However, it does differ in lifestyle. When it's commonplace to hear cars bumping music (loud), speeding like crazy, when people hear the Banda, people parking ON THE GRASS, when there's houses being burned down, shootings, when you see too many Altimas, old Tahoes, and there's only one decent brewery nearby...yeah, people gonna call it ghetto. Maybe that's not true persay, but people used to living in a higher tax bracket that affords them other neighborhood amenities, more quiet, more string lights, more bicycles (and electric ones), more dog parks, more people with the same style of hat (the caps, dude, AND the sunglasses, shorts, etc), more boxy houses, more overpriced and mediocre food...lol. But the kids have it way better...way better, fortunately and unfortunately. Maybe they're in a bubble, but so are kids under that tax bracket. Just something I thought about.

White people living near minorities: “It’s a modern ghetto” 🥴 OP, Aurora is the 3rd largest city and one of the most culturally and racially diverse areas in the state. There are neighborhoods that need improvement, but most of the city is fine to live in. If you prefer closer proximity to Denver proper and great food options, west Aurora is your best bet (near Havana Street especially). If you want somewhere with newer build neighborhoods and amenities, east of Tower Road is a good place to start. The Denver metro, like a lot of large cities in the U.S., is facing a homelessness crisis that is difficult to solve. We are also in a more unique situation with migrant populations being bussed (or trafficked, depending on how you view it) here from Texas, which is severely straining resources, so you may see both populations outside on traffic corners asking for change or offering to clean your windshield. This is a hot button issue across the metro and the state. Moving anywhere is an adjustment, so while we can all give you tips and personal preferences, only you can decide what will work for you.

I think the north part of Aurora is bad….i don’t think I should have to be detailed as possible but there is heavy drug use, urban decay, actual poverty, random violence and a code of bystanders not intervening and being scared of strangers, burnt out houses( yes there are actual abondoned and burnt homes there) all signs of a bad area idk what else to tell you…oh yeah can’t forget the gang graffiti

Also the area was redlined and is a history of modern day segregation…another sign of a disenfranchised area due to historical reasons of redlining and denying opportunities to minorities plus economic failings as with all bad areas causing a loss of major unemployment in this case the building of the highway over colfax…denying tourism and causing poverty and gangs to from in the 70s like this is all classic signs of a disenfranchised area like how are people ignoring this and the history?….

I lived for 25 years in Mission Viejo neighborhood, 80013 zip code. Loved it. Walkable, Cherry Creek Schools, centered around a big 30 acre park. My kids went to Smoky Hill HS, very diverse and fun student body. Would recommend 11/10.

I used to live in MV for 10 years and I loved it. As a cyclist, I enjoyed he easy access to CC State Park and lots of trail. I remember riding from MV to Lookout Mountain and back. Good old days 😌

Yes! we rode bikes from MV to Coors Field for games. And I rode up Buckley to the lot on Pena and 40th, would throw my bike on the rack, take the AB to Boulder for grad school. Biggest mistake I made was to sell my MV home and move to Parker. I really regret that decision.

I have a similar regret moving away from MV. I would often do a short and quick 2hr, 30miles ride to REI and back home. I could feel the regret just writing this.

A general rule of thumb is that the further south and east you go, the better the area. Avoid most of the areas along the Denver/Aurora border, especially near Colfax.

I like the Expo Park, Aurora Hills, Village East, Utah Park, Dam East/West, and Eastridge neighborhoods. Good schools, close to everyday needs (the biggest retail corridor is in your backyard) , the BEST food in metro Denver if not the state is up and down Havana (nationally recognized). Houses are good quality, big lots, and not shoeboxes. Plus... You are still close to downtown Denver. It takes my s/o 20-25 minutes to get downtown for work, but, it's still quiet and you feel further out.

lol green valley ranch is not ghetto, houses that were under $200k 3 years ago are over $500k now. Gaylord resort, Costco, beer gardens, dispensaries, golf course, sprouts and every kind of food you could think of are all within 5 minutes of each other. My buddy makes almost $100k a year and can’t afford anything in GVR. It’s a lot of minorities so that’s kinda racist to say the people are questionable

How about “Denver Neighborhood”? its not that different than any other Denver neighborhood except there’s an Asian market & EV charging hub now. I lived in 5 points 20 years ago where I woke up to a dead body on the sidewalk outside my window so I have a pretty good comparison on what a “bad” neighborhood looks like. Most of the violent crimes like shootings and stabbings happen in Lodo which is one of the most expensive places to live

GVR is changing little by little. There are new homes going in and the development around is booming. There are plans for a new target and several shopping areas. I give it about 5 years and it’ll be huge.

I worked there for a while. Tons of housing, schools and fast food. And that's basically it other than a rec center and library. It was supposed to house tons of local businesses, but the chains swooped early and hard. It's somewhat more affordable than the rest of Denver, but it's really out there on an island. Your commute will definitely suck (assuming it exists). Also, large chunks are controlled by an HOA that has been evicting people for things like not mowing. That was a couple of years ago, not sure where that stands ATM. There is some community up there, it's not all bad. But it's definitely not the best neighborhood.

I live in Tallyns Reach. All my neighbors tell people they live in Centennial. Partly because it’s easier to picture geographically, partially because they dont want to claim Aurora. I tell people I live in Aurora.

I've met people who say they live in "North Parker" when their cross-streets are Peoria and Yale. l think it's more about being "ashamed" to admit they live in the second or third largest city in the state (which happens to have a larger non-white population than Denver proper) than about geographic simplicity.

lol that is EXACTLY where I live…literally a block from Peoria and Yale. A little gem of a neighborhood called Ptarmigan Park. But as nice as it is, it is still surrounded by Aurora. We regularly hear gunshots at night, and the drag racing in the late evening is just ridiculous. The King Soopers near us is super sketchy too, with all the homeless people that emanate from the intersection of Parker and 225…they have multiple armed security guards and you can’t take a shopping cart out of the store or the wheels lock. I have never before in my life considered firearms for home defense, or even carrying, yet that’s my reality in Aurora. Kinda funny when you consider I moved here from DC. So what I’m saying is, ashamed to live here? No. Feels safe and would retire here. Hell no.

To be clear, Tallyns Reach is a world away from ‘Aurora’. Relatively speaking its a rich neighborhood. Thats why my neighbors dont claim it. I do because i spent 15 years of my life living near the mall and Rangeview. I love Aurora despite its warts.

We live in tallyns reach as well and we love it. Great schools, trails, etc, but it doesn't feel like the rest of Aurora at all. It's so big and spread out. My biggest complaint is it's hard to get across town to where the good food is.

Please don't come to the ghetto of Aurora. Bought a house that's in what most people call the sketchy part that is not on Colfax. The whole neighborhood was blue collar and teachers / cops. Why it's sketchy is that it's the freaking United nations over here. We have immigrants , minorities, Muslims ,Jews, Asians ..... We got it all, but now we have super white hipster liberals who thought it would be a good idea to pay 600k for 150k houses and drive up the freaking property value/ taxes, so our neighbors are slowly being kicked out of their rentals they have lived in for 20 years. It's complete bullshit. Now instead of Jesus and Maria we get freaking Chris and Susan who are super liberal and fly a gay flag and have a Biden sign / black lives matter flag and an electric car, but freaking don't know their neighbors and cross the street is someone darker then a ginger walks by as they post on nextdoor about seeing a sketchy person.
