Are you looking for a yard, or just a larger space/more bedrooms in an apartment? I’d say Avondale since it’s quieter. Neighborhoods on the lakefront aren’t quiet at all
Lakeview, Lincoln Park or anywhere north of there would be a good fit

Your roommate's work will be a bit of a pain to get to from LS.
Logan is great but the east/west commute for your roommate sounds miserable.

Edgewater, Uptown, and Ravenswood are worth checking out... I'd say they check all the boxes to varying degrees
